JOB DESCRIPTION
Essential Responsibilities:
1. Completes assigned painting requests from ownership and property leaders, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and addressing needs accordance with established policies, procedures, safety standards, and code requirements.
2. Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
3. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
4. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
5. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
6. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.

As a Maintenance Technician you will perform interior and exterior preventative and repair maintenance in our apartment community, including but not limited to general maintenance requests, HVAC, carpentry, electrical, plumbing, painting, and appliances. Key Responsibilities:

Essential Responsibilities:
1. Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

Description:
This position is responsible for assisting the Community Manager in the daily aspects of on site management and operations for the community at which they are employed. The assistant will also assist the Community Manager and supervisors with special projects and administrative tasks.
Duties:
* Assist in directing and supervision of leasing, maintenance, janitorial, and housekeeping staff. • Maintain a current knowledge of area competition and market surveys. • Complete or supervise completion and accuracy of weekly activity reports, all rental applications and recording of all rental and leasing information. • Assist Community Manager in the reporting, assigning, and recording of all resident requests. • Assisting Manager in the implementation of resident renewal and retention programs. • Responsible for the collection, receipting, and recording of all rents. • Collection of all delinquent rents. • Provide reports as required. • Other tasks as assigned.
Qualifications:
Computer knowledge of MS Word and MS Excel. Candidate must have a full understanding of compliance documents and deadlines. A commitment to exceptional customer service is critical along with a proven track record of strong team building skills. Excellent written and verbal communication skills with particular attention to details needed. Knowledge of tax credit is required.
A minimum of 1 - 2 years of Tax Credit and Property Management experience required.

* The Leasing Consultant must be able to perform the following tasks:
* Promptly answer telephone and e-mail inquiries with the goal of obtaining an appointment to show the community to the prospective resident.
* Greet prospective residents, tour the model/vacant, demonstrate the features and benefits of the interior of the apartment homes and amenities, explain terms of occupancy, and provide information about local areas.
* Close the sale with prospective residents and obtain a holding deposit, if applicable, and application for an apartment or waiting list.

* Determine and certify the eligibility of prospective residents, following government regulations and Company procedures.
* Process applications, prepare move-in paperwork and conduct the move-in with new residents.

* Regularly conduct marketing surveys to be aware of competitors' activities in the surrounding marketplace to optimize our ability to compete effectively.
* Make marketing recommendations based on an analysis of the marketing surveys.
* Complete and submit all reports in a timely manner to the appropriate person.
