Housekeeper works under the supervision of the Property Manager and Service Manager. Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein. • Obtains list of vacant units that need to be cleaned immediately and list of prospective checkouts in order to prepare work assignments. • Responsible for the preparation of vacant units for occupancy. • Responsible for the daily upkeep of the clubhouse and common areas of property buildings. • Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or management company. • Cleans and polishes lighting fixtures, solid surfaces, and trim, cleans rest rooms, lobbies, elevators, stairways. • Responsible for reporting unusual or extraordinary circumstances regarding the property or residents. • Responsible for courteous, efficient response at all times. • Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. • Responsible for thorough knowledge of management company policies and property community policies. • Responsible for reporting to Property Manager any defects of deficiencies noted during the days work so that the Property Manager may order necessary repairs. • Performs other duties or job functions that can be performed safely as required or deemed necessary by supervisory personnel. Qualifications While performing the duties of this job, the employee is regularly required to: • Stand; walk; use hands to finger, handle or feel. • Reach with hands and arms; able to talk and/or hear. • Employee is frequently required to sit, climb, and balance or stoop; kneel; crouch; or crawl. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment. Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein. • Obtains list of vacant units that need to be cleaned immediately and list of prospective checkouts in order to prepare work assignments. • Responsible for the preparation of vacant units for occupancy. • Responsible for the daily upkeep of the clubhouse and common areas of property buildings. • Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or management company. • Cleans and polishes lighting fixtures, solid surfaces, and trim, cleans rest rooms, lobbies, elevators, stairways. • Responsible for reporting unusual or extraordinary circumstances regarding the property or residents. • Responsible for courteous, efficient response at all times. • Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. • Responsible for thorough knowledge of management company policies and property community policies. • Responsible for reporting to Property Manager any defects of deficiencies noted during the days work so that the Property Manager may order necessary repairs. • Performs other duties or job functions that can be performed safely as required or deemed necessary by supervisory personnel. Perform all duties with the highest consideration for safety, and train and be responsible for all staff members to do so as well. Conduct monthly safety meetings with staff and document topics discussed. Emphasize safety with all new employees. Use contract labor whenever it becomes cost effective, following approval by the Property Manager or Regional Property Manager. Strictly follow established budgetary guidelines. Follow all Drucker + Falk purchasing directives and procedures. Maintain operating manuals, warranty records and other materials pertaining to general inventory and parts replacement and availability. Keep abreast of developments in the field, including new products and new and less expensive ways of making repairs Always maintain the highest standards of resident relations. Complete and return Monthly Preventative Maintenance Sheets. Monitor all O & M Programs (i.e., Asbestos, Lead Based Paint and Mold & Fungi) in place on the community to ensure that all O & M Specialists, Consultants, Contractors and/or employees are notified of the presence of these substances when work to be performed may involve the disturbance of these substances. Ensure that all such work is performed following the established O & M program. The Maintenance Superintendent is also responsible for maintaining all record keeping and reports relating to these O&M programs to ensure that the property is in full compliance.
