As a Floating Maintenance Technician, under the direction of the Property Manager or the Maintenance Manager, you are responsible for the appearance and working order of individual apartments, exterior, and common areas.
Responsibilities
In addition to your technical experience with Maintenance, electrical, HVAC and mechanical systems and their maintenance and repair, you shall have proven customer service and leadership skills by...
Showing care and concern for our residents through timely follow ups and meticulous completion of their apartment service tickets
Resolving maintenance issues in the area of HVAC, electrical, plumbing and appliance repair
Managing the make-ready and apartment turnover process with attention to detail and timeliness so apartments can be leased and new residents can move in
Preserving the value of the building by consistently executing on preventative maintenance programs
Preserving the beauty of the building and the safety of the community through general upkeep and cleanliness, snow removal and grounds maintenance
Sustaining peak efficiency operation levels for all property components
Adhering to applicable building, county and safety codes/standards, while running an accident-free operation
Working weekends and participating in the emergency on-call rotation
What You Bring to Us
3-5+ years of experience in the trades, facilities and/or residential building maintenance
Strong leadership aptitude and experience preferred
Knowledge of risk management, OSHA and MSDS
Proficiency with HVAC, plumbing, electrical trades and appliance repair
Basic carpentry, drywall and painting skills
A safety mindset and an eye for detail
A builder's mentality (know it like you built it!)
Excellent communication skills both written and verbal
A sharp professional appearance
Availability for emergency situations at the property, including an on-call rotation
The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly, climb stairs, use ladders and work in varying weather conditions
Requirements
3-5+ years of hands-on general maintenance experience
Availability to work a flexible schedule, including weekends
Rotating on-call responsibility for after-hours emergencies
Valid driver's license and/or access to reliable transportation
EPA Certification (Type I & II or Universal) recommended
Travel required for local Albany properties

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES • Perform general building maintenance under close supervision • Perform custodial duties, grounds, maintenance, and minor maintenance and repair work • Perform general labor work as assigned by the engineers, including loading, unloading, and moving materials and running errands for projects
• Replace and repair door hardware, locks, and keys
• Perform interior and exterior painting to include; experience with all types of paint, matching paint type to proper application, surface preparation, including wood, metal and drywall, and minor repair work in wood, metal, and drywall
• Replace light bulbs/lamps/ballasts and cleaning fixtures
• Move furniture, modular system break down and set up
• Perform vacancy clean up and organization
• Respond quickly to emergency situations and customer service requests as assigned
• Police landscaping, sidewalks, common area, and parking facilities
• Perform snow removal/leaf sweeping as needed
• Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits
• Ability to use technology such as; smart phones, tablets, computers, web-based applications, building automation systems, etc.
• Complete all required C&W Safety Training as scheduled annually.
• Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours.
