Has knowledge in the use of therapy devices including exercise tables, fitness equipment, assistive devices, wheelchairs, pulleys, weights and other equipment common to the practice of physical therapy
Demonstrates an awareness of safety in all aspects of patient care.

What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.

The Property Maintenance Technician will perform grounds cleanup/maintenance, preventative maintenance, repairs, apartment turnovers, and janitorial tasks. Secures, cleans, repairs, and applies bed bug treatment to all units during turnover process as directed by the Property Manager.
Maintains exterior common areas and grounds, including lawns and flowerbeds, shrubbery, parking areas, and trash pickup.
Provides on-call maintenance service as directed by the Property Manager. Responds to emergencies as instructed and completes incident/accident reports related to emergency or incident.
Sets up conference room and community space as needed (If applicable).

Position Summary:
Deliver hazardous chemicals and treat oilfield wells according to customer specifications. Safely and
responsibly maintain all equipment required to perform job functions.
Essential Functions:
โข Complete pre-trip and post-trip inspections of company vehicle and equipment
โข Schedule daily routes for treating customers' wells
โข Treats oil and gas wells to prevent corrosion, paraffin scale, foaming, emulsions, etc.
โข Deliver chemicals and treat wells in a timely manner
โข Properly maintain and operate the forklift, treater truck, and all company equipment
โข Provide excellent customer service skills with all customers and field office personnel
โข Maintain the highest level of safety at all times
โข Work well independently and in a team atmosphere
Qualifications:
โข High School Graduate or General Education Degree (GED)
โข Minimum of 2 years' previous oilfield experience handling hazardous chemicals and treating high pressure
wells
โข Must possess, at minimum, a Class B CDL with Hazmat, Tanker and Airbrake endorsements
โข Class A CDL is required to drive a tractor-trailer combination
โข Possess a current Medical Examiner's Certification
โข Forklift certification preferred
โข Required ability to read maps and follow driving directions

The COTA helps patients improve motor skills, cognitive abilities, and daily living tasks to enhance their independence and quality of life.
Key Responsibilities:
Implementing Treatment Plans:
Assist in carrying out the treatment plans designed by the Occupational Therapist.
Provide therapeutic activities to help patients regain skills necessary for daily living and working.
Conduct exercises, tasks, and activities aimed at improving motor skills, strength, and range of motion.
Use adaptive equipment and assistive devices as prescribed by the OT to promote patient independence.
Patient Evaluation Support:

Collect data, take notes, and report observations to the supervising Occupational Therapist.
Monitor patient progress and provide feedback to assist in modifying treatment plans as necessary.
Therapy Sessions:

Encourage patients during therapy and assist them with exercises and other activities to improve their physical, emotional, and cognitive abilities.
Work on developing fine motor skills, improving balance, and enhancing hand-eye coordination in patients.
Patient Education:
Educate patients and their families on how to perform therapeutic exercises or tasks at home to continue progress outside of therapy sessions.
Teach adaptive techniques for daily living activities (e.g., dressing, cooking, grooming) to enhance independence.
Provide guidance on proper posture, ergonomics, and safe mobility practices to prevent injury and enhance function.
Documentation and Record Keeping:
Document patient progress, goals, and treatment results in compliance with healthcare regulations and organizational policies.
Complete progress notes and assist in the preparation of reports, maintaining up-to-date patient records.
Ensure all documentation complies with HIPAA and confidentiality standards.
Collaboration with Healthcare Team:
Communicate regularly with the supervising Occupational Therapist, physicians, nurses, and other healthcare team members to ensure coordinated care.
Provide input on patient progress and assist in the development of treatment plans in collaboration with the OT.
Work as part of a multidisciplinary team, contributing to patient care discussions and planning.
Equipment and Facility Maintenance:
Maintain and clean therapy equipment and adaptive tools used during treatment sessions.
Ensure the therapy space is organized and safe for patients and staff.
Monitor and maintain stock levels of therapy supplies and equipment.

The Assistant Property Manager is responsible for working closely with the Property Manager with the day-to-day operation of the apartment community and building(s). Assist the Property Manager by providing high quality of service to residents with efficient operation of the building economically and socially following and enforcing all fair housing, local landlord tenant laws and regulations.
Assist in collection of rent and other income.
Preparing and delivering notices to residents (i.e. Lease Violation, 30 Day Termination, 10 Day Termination, Non Payment of rent, 24 Hour for Entry, and Abandonment).
Works with the Property Manager to effectively market the property to ensure a positive community image of the property.
Assist with coordinating all activities related to apartment rentals, move-ins and move-outs, and lease renewals. This position will also interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention.
May perform janitorial tasks in and around the property as needed.
Performs other related duties as assigned by property manager and/or regional property manager.
