The salary range for this position is $75,000 to $80,000 a year, dependent on experience.
Essential Functions Statement(s):
Maintenance Services
* Direct and oversee all aspects of maintenance of the community Schedule and perform preventative maintenance, inspections, nighttime lighting audits, and janitorial services
* Maintain accurate records for all required reporting and record keeping outlined by NRP policy
* Walk the property daily to uphold curb appeal and monitor safety issue
* Schedule and coordinate apartment turns, including assistance with resident move out and apartment renovations
* Follow expense guidelines, monitor operating expenses, and make recommendations for cost saving strategies for the community
* Manage inventory and storage area, purchasing adequate maintenance materials for service requests and apartment turns, keeping an accurate log of supplies
* Communicate and advise Community Manager on recommendations for capital improvements and maintenance requirements for annual budget
* Coordinate all contracted services. Solicit and analyze bids, assess work once completed, and track invoices to guarantee timely payment
* Complete all service requests and apartment turnovers in line with NRP policy and procedure
* Supervise use of property golf carts and all other major tools and equipment when applicable
* Notify Community Managers with solutions for any safety or liability concerns as well as preventative maintenance needs
* Conduct and document monthly safety meetings including procedures, training, safety equipment, • MSDA and use of equipment
* Perform other duties as required
Customer Service
* Complete service requests from residents and team members in a timely fashion, in accordance with company policy
* Ensure excellent customer service with courteous and professional attitude toward all customers and team members
* Audit key tracking system daily and weekly
* Participate in after-hours emergency requests and ensure property staff coverage 24 hours a day, 7 days a week
* May occasionally be required to assist at other properties
* Run errands to support the property as necessary

SUMMARY
The Director of Design Management (DM) performs a critical role ensuring Development and Construction design requirements are established, incorporated and coordinated in the design process. The DM will work closely with Preconstruction and Development during the initial phases of a project to ensure design requirements and assumptions are established and ensure those requirements are adhered to throughout the design process. The DM will ensure consistent and robust interim design deliverables throughout the design process (SD, DD, and “GMP” or 95% CD, and IFC set of plans) and ensure that national and regional design standards are incorporated within those deliverables. Furthermore, the DM will coordinate pre-Development schedules with Development teams and ensure a smooth transition from design to execution with the Construction teams. The DM works intimately with the project architect, design teams, and Greystar development, construction and preconstruction teams to manage schedule, drawing quality and design standards. KEY RESPONSIBILITIES:
Participating in project site planning and visioning meetings to establish the early layout of the project and ensure a consistent vision for the project is applied throughout the design process

Plan reviews are to be managed via Bluebeam and hosted in person as much as practical at a venue suitable to the project team. The Director of Design Management is responsible for ensuring that all project shareholders participate in generating content and comments for the plan reviews via the Bluebeam session, and sorting all content provided in the Bluebeam session
Attending all design meetings for assigned projects either in person or via teleconference
Tracking open items and necessary decisions to ensure timely direction is given to the design team and Construction
Ensuring that the project design teams have incorporated all plan review comments (internal, 3rd party, AHJ, etc…) into subsequent deliverables
Ensuring that all projects include all relevant Greystar National and Regional Standards in the GMP and IFC sets and working closely with Greystar National Quality Control to keep all projects current with respect to any updates to the Greystar National Standards
Working with the design team to ensure that an interior and exterior mockup is included in the project's GMP documents, ensuring that all relevant exterior and unit interior finishes are portrayed on the mockup
Coordinating early (pre-GMP) mockups to ensure Development buy-in within the budget
Working with Preconstruction to review all qualifications and clarifications provided by Greystar Construction or 3rd party general contractors
Working with the Construction, Development and Preconstruction teams to ensure that all unit finishes are selected, unit plans are approved, and an interior design standards are established to avoid delays in design deliverables
Reviewing and vetting VE alternates and ensuring quick decisions on all VE alternates quickly following pricing feedback. Ensuring all alternates are incorporated into the drawings
Working with Development and Construction to ensure efficient and product appropriate design decisions are being made and adhered to

• Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports. Oversees accounts payable/receivable, invoice approvals, and vendor billing accuracy. Develops and executes strategies to drive NOI (net operating income) through rent growth, ancillary income opportunities, and expense control.
• Conducts regular community inspections and takes appropriate actions to maintain safety, cleanliness, curb appeal, ensure preventative maintenance schedules are executed and that amenities are fully operational.

JOB DESCRIPTION
1. Performs administrative tasks for the leasing office including but not limited to: copying documents, filing resident files, preparing notices, handling resident calls, and organizing rent payments and other collateral materials.

Supports and assists the Community Manager in overseeing and managing the financial and operational facets of the community by completing accounting and bookkeeping tasks, preparing monthly close-out and financial reports, processing invoices for payment, collecting rent, fees, and other payments, completing bank deposits, dispositions, and account reconciliations, and using the property management software to record, track, and report on all financial workings of the community.
JOB DESCRIPTION

* Operates the property management software (Yardi/OneSite) and completes transactions by entering all required fields correctly and by completing updates and back-ups to ensure the integrity of the system.
* Reviews resident files and accounting records to determine unpaid and/or late fees owed, communicates with residents regarding outstanding balances, implements procedures for collecting on delinquencies, and enforces the lease to maximize revenue.
* Reviews and submits invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, obtaining community manager approval, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.
* Follows the Company's established procedures related to evictions by following proper notice requirements, evicting residents, and representing the community as required in court hearings and eviction proceedings.
* Processes resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, if applicable, and processing the disposition in accordance with established procedures and legal requirements.
* Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
* Acts as the on-site supervisor in the absence of the community manager by organizing and delegating daily work, coordinating maintenance and make-ready tasks with the maintenance supervisor, and managing the operation of the community in compliance with Company policies, procedures, and business practices.
* Assists in managing the client/owner relationship by meeting with the owners, conducting community tours, providing updates and information about the community's performance, and responding to owner requests as needed.
