Acts as a first responder inspecting, testing, trouble shooting, repairing and initiating repairs for all control systems, including but not limited to electric, electronic, electro-mechanical, soft-ware program controls in context with the building's Electrical, Security Card Access and Fire Alarm systems and their related controlled devices. This requires using electrical, electronic testing, and microprocessor diagnostic equipment. Interacts with contractors relating to the operation, maintenance, and repair of various Electrical, Security and Fire Alarm controls systems in Housing buildings. Provides preventive maintenance and preventive maintenance services on electric, electronic, and electro-mechanical controls. Documents work performed in the equipment maintenance history file. Utilizes computer programs that operate, maintain, and adjust building Electrical, HVAC, Fire Alarm and card access systems. Maintains and develops operational, procedural and emergency response standards, for the Electrical, HVAC, Security Card Access and Fire Alarm systems and their related equipment. To provide timely systems failure notification and repair response, minimizing equipment down time. This requires using microprocessor and diagnostic equipment. Assists Engineering staff in drawing review, inspection, troubleshooting as part of the acceptance of new Electrical, HVAC, Security Card Access and Fire Alarm systems, equipment, upgrades and equipment replacement, and associated software support. Perform hot work if qualified and trained, with all necessary precautions in place. Assist apprentices in completing Apprenticeship Paperwork, including hours and reviews. Adhere to specifications, value engineering, and contract documents for installations. Utilize electrical formulas to determine pipe fill, device and panel sizes, and disconnect requirements. Lay out and organize assigned tasks for helpers, apprentices, and journeymen. Ensure the company vehicle is properly cleaned and maintained. Maintain a neat and presentable work area that is clean and tidy at the end of each day. Stay informed of changing technology and the National Electrical Code for professional growth and development. Minimum Qualification Standards: High School Diploma or GED required. Minimum of 5 years of commercial electrical work experience with a journeyman card OR Minimum of 10 years commercial electrical work experience. 2-3 years of crew leadership experience preferred. Vocational or technical training in electrical and/or industrial maintenance and repair preferred. NYS Apprenticeship Training preferred. Preferred Safety Training: OSHA 10 or 30-hour, NFPA 70E, Lockout/Tagout. Demonstrated leadership skills required. Valid NYS drivers license, free from major infractions, required.
