Fairfield Property Management is seeking a motivated Maintenance Technician to join our team! As a Maintenance Technician, you'll play a crucial role in providing exceptional service to our valued residents and maintaining our properties to the highest standards. Responsibilities
Duties may include, but are not limited to:
Performs all general maintenance duties for the upkeep of the property
Responds to resident work orders
Performs carpentry, electrical, and plumbing work
Repairs appliances, heating and air conditioning units, ceiling fans, refrigerators, etc.
Installs sheetrock
Paints vacant and occupied apartments
Assists in maintaining the property grounds by performing pool maintenance, picking up and removing trash and debris, pressure washing sidewalks and buildings, etc.
Picks up parts and supplies as necessary
Qualifications
1-3 years of maintenance experience on a residential property preferred
HVAC Certification
Ability to work on-call and respond promptly and appropriately to all calls.
Ability to maintain reliable transportation, a current and valid drivers license, and vehicle insurance.

Maintenance Technician

QUALIFICATION REQUIREMENTS: High school diploma or GED; valid driver's license with good driving record. REPORTS TO: Maintenance Supervisor FLSA STATUS: Non-Exempt TERMS OF EMPLOYMENT: 240 days (8 hours per day) METHOD OF EVALUATION: District level evaluation.
PERFORMANCE RESPONSIBILITIES
* Estimate cost of carpentry repair or new projects in terms of labor, material, and overhead and perform rough and/or finish work upon approval.
* Accurately order and account for material and labor relative to assignments.
* Maintain all safety and code requirements of the state, local and Board of Education guidelines.
* Perform general maintenance work inside and outside the physical plant such as ceiling, roof, electrical, plumbing, concrete, masonry, glazing, insulation, tile, and locks.
* Perform district-wide grounds maintenance work such as trimming trees, clearing fence lines, subsurface drainage, and maintenance of underground sprinkling systems.
* Recommend supplies and equipment for purchase; maintain the inventory of district-owned hand tools, equipment, hardware, materials, and supplies; troubleshoot, repair, and perform preventative maintenance on boilers (summer and winter months).
* Maintain vehicle systems.
* Perform monthly inspections on all vehicles.
* Analyze requirements and make recommendations on schedule for preventative maintenance program for district equipment.
* Prepare and audit the preventive maintenance program and maintain related records and reports on maintenance operations.
* Maintain a thorough knowledge and ability to repair components on all systems, including the ability to operate shop equipment.
* Perform activities to aid in the conversation of water, electricity, and gas in accordance with the district energy management program.
* Maintain an inventory of regularly used items and reorder as needed with supervisor permission. Order parts as needed
* Perform any other tasks as assigned by employee's supervisor

* Adhere to district guidelines relative to attendance. Clock in/out on district timeclock and utilize time when appropriate.
* Employees are to notify their supervisors as early as possible about scheduling time off from work (e.g. doctor's appointment, personal days etc.), whether paid or unpaid.
* Regularly report to work on time and adhere to their workplace schedule.
* Work additional hours assigned (i.e. faculty meeting, cluster meetings, professional development etc.) Attend and constructively participate in meetings and professional development activities. Use active listening skills and accept and recognize the value of the contribution of others.
* Complete tasks in a safe manner as prescribed by the Safety Department or by the employee's profession/craft.
* Report any unsafe conditions or any incidents of injury or damage immediately to the appropriate official.
* Maintain a neat and orderly work environment.
* Dress appropriately for the job assigned and in compliance with state law and Board policy GAMB Employee Dress Code. Display employee ID tag at all times on duty.
* Comply with policies on GAMA Employee Tobacco Use, Drug-Free Workplace, and use of cell phones when on duty.
* Assist in any safe schools' procedures and protocols. Including, but not limited to sanitizing classroom/work area high frequency contact points.

* Maintain the confidentiality of all School Board business by refraining from accessing, discussing, or disclosing anything outside the scope of employment unless authorized by immediate supervisor.
* Timely and accurately complete/compile data and submit all records, reports or other documents required by state or federal law, the United States or Louisiana Departments of Education, the Board's central office, or other entities; (if applicable) Complete tasks, reports, and documents accurately according to specified timelines and expectations.
* Observe professional ethics as prescribed by the employee's profession/craft and in accordance with state law and board policy (Policy GAIB/Policy GBJ)

JOB SUMMARY
