Position Responsibilities:
Operate, install electrical systems and perform functional testing of building and plant equipment (e.g., machines, motor controls, room re-models)
Determine if system should be shut down or work must be performed with power source on
Lock out, tag out, try out equipment and related systems
Perform primary and secondary testing on electrical breakers during routine maintenance; replace, update and retro fit breakers
Perform routine tests on high voltage switches and relays, using hi-potential test equipment (Hipot), replace switch or relay
Troubleshoot electric motors using appropriate test equipment
Monitor current, voltage, amperage, frequency and watts hours at sub-stations using online computing system
Check and service electrical systems, using infrared analysis sheets to locate hot spots in service panel
Service and maintain electrical systems on various types of overhead cranes
Operate, install electrical systems and perform functional test of building and plant equipment (e.g., machines, motor controls, room re-models)
Install and perform routine maintenance on all types of lighting fixtures (e.g., fluorescent, halide, standard); clean and check sockets, and replace ballast and bulbs
Run high voltage electrical cable from sub-station to unit station; cut and splice cable, test cable for resistance
Install, replace and repair fiber optic cable for computers and computing systems
Bend conduit and install junction boxes; pull wire of various gauge and color through conduit using a fish tape; install and connect switches and outlets
Check work after completion or after each operation; ensure job is per drawing and WAC, NEC codes; evaluate job for work to be performed (e.g., wire size, electrical load, conduit)
Operate mechanical lifts of various types (e.g. tiger lift, spider lift, snorkel lift), to access work areas
Install wire, crimp, terminate, and solder using tools (e.g., crimpers, wire cutters, soldering gun) in plant electrical systems
Establish/verify voltage, amperage, frequency and watts using test equipment (e.g., circuit trackers, sonic circuit chasers, volt, amperage meters)
Physical Demands and Potential Hazards:
Perform physical tasks that include lifting weights ranging from 10-15 lbs to 15-35 lbs.
This position is expected to be 100% onsite. The selected candidate will be required to work onsite at one of the listed location options.

MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. About the maintenance technician position:
We're looking for a talented maintenance technician who will be responsible for addressing an array of apartment and property maintenance duties as specified by the maintenance supervisor and/or property manager, and for maintaining the highest standards in customer service and curb appeal of the assigned property.

The Maintenance Electrician is a union position. All duties are performed in a work-safe manner; plant safety rules are followed and individual works as a team member. The prime objective of this position is to ensure the integrity and reliability of all plant equipment via timely, planned, thorough and consistent maintenance activities and inspections. Under general direction of a Public Works (PW) Maintenance Supervisor, the Senior Electrical Maintenance Technician performs fully skilled journey-level repairs, maintenance, inspection, installations, and construction work as well as maintenance management work in the office as assigned. Supervision & Leadership

* Assures a safe working environment by enforcing appropriate safety regulations and implementing necessary employee orientation, training, and workplace operating policies and procedures.
* Performs administrative functions as assigned; including inventory, operational reports, record-keeping and statistics, policy research and development, budget monitoring and research for budget preparation, special projects, employee training, performance evaluation, and assistance with recruitment and selection.
* Assists Maintenance Supervisor with the development of goals, priorities, and the work program for the Division.
* Regularly takes initiative in recommending changes in work methods, policies, and procedures to improve levels of service delivery and improve overall operating efficiencies.
* Responds quickly and appropriately to citizen and customer inquiries, requests for services, and/or complaints. Investigates and resolves complex or significant problems relating to problematic calls and complaints. Communicates with supervisor on complex or significant issues.
* As needed for emergencies, absences, or operational needs, works in the field performing maintenance, repair and/or installations of related facilities or systems.
* Perceives when non-routine activities are required and offers to help without needing to be asked. Modifies workload to assist with an emergent problem, assignment, or project whenever feasible.
Division Administration
* Reviews plans and attends all pre-construction meetings for all developer projects and City construction projects that involve section's facilities.
* Conducts walk-throughs and final warranty inspections for all new construction projects involving City owned facilities, infrastructure, and sites.
* Generates a punch list of corrections needed and forwards to project inspectors for action. Assist project Inspectors when needed.
* Works with Engineering and Water Resources Divisions (Stormwater) to identify special project needs and suggest recommended improvements to project design for areas of their responsibility, including recommendations for corrections or changes to the City's development guidelines and construction standards.
* Provides updates and corrections to City maps to the City's senior surveyor for correction. Prints maps for special projects and work crews or to troubleshoot problems as needed. May make mapping corrections and updates as necessary.
* Uses other computer software programs including maintenance of databases to support operations.
* Uses work management software to accurately track labor and asset maintenance. Creates preventative maintenance routines, when necessary, to ensure maintenance standards are met.
* Adds and removes assets to the asset management system and GIS.
* Responsible for ensuring accidents and injuries are appropriately documented by field staff. May also assist in the creation of modified duty agreements.
* When City owned assets are damaged or destroyed, creates billing sheets to recover repair costs.
Budget and Asset Inventory Management
* Assists Operations Division Maintenance Supervisor in maintaining the section budget. Monitors budget monthly to ensure expenditures and revenues are accounted for and corrects discrepancies immediately. Performs research for budget preparation and maintains records as assigned.
* Following the City's purchasing policies, purchases materials and/or contracted services for the work of the section.
* Performs administrative functions, which includes inventory, operational reports, record-keeping and statistics, policy research and development, and special projects as assigned.
* Purchase inventory and maintains sufficient emergency inventory repair parts as needed for assigned work section.
Other duties as assigned:
* Performs related work and special projects as assigned.
* Perform Journey-Level Maintenance Work when needed.
* Responds to after hour calls to make emergency repairs or handle emergency situations as needed.
REQUIRED QUALIFICATIONS:
A High School Diploma or G.E.D. AND three (3) years of progressively responsible experience in electrical maintenance and construction, with an emphasis on traffic control signals and street lighting. Must also have at least one (1) year of work experience which demonstrates the ability to plan, lead and assume responsibility in work situations, experience may have been obtained concurrently.
OR
* May have a combination of experience, education, and training that would substitute for the level of knowledge and ability required.
SPECIAL REQUIREMENTS OR LICENSE(S):
* Possession of Washington State Labor and Industries (L&I) General Journey Level Electrician (EL01) Certification at date of hire.
* Possession of or ability to obtain a valid Level I Traffic Signal Electrician offered by International Municipal Signal Association Certification or an equivalent vendor at the time of hire.
* Possession of valid Level II Traffic Signal Electrician certification from the International Municipal Signal Association within three (3) years of hire date.
* Commercial Driver's License endorsement class A, with air brake and tank endorsement within twelve months of hire.
* Flagging certification and industrial first aid/CPR training and certification.
* Must pass a background investigation.
* Must pass pre-employment medical testing for the ability to perform the essential functions of the position and maintain a level of physical and mental fitness necessary to perform the essential functions of the position.
* Must have a valid Washington State driver's license and a driving record acceptable to the City and the City's insurance carrier.
* Verification of identity and United States work authorization must be complete as required by the Immigration Reform and Control Act.

MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. Essential Duties & Responsibilities
Community Maintenance
Regular/daily onsite attendance is required

Assist with the scheduling and performance of all maintenance/repair-related turn events
Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas

Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
