Position Overview
The Residential Maintenance Technician will be responsible for maintaining, troubleshooting, and repairing various systems and components across our portfolio of vacation rental units on the Big Island. This role requires strong technical knowledge, excellent communication skills, and the ability to work independently while delivering timely, professional service to both guests and homeowners. This position also requires being able to assist and manage a team on site while working with vendors and third party companies.
Key Responsibilities
Perform routine and preventive maintenance across multiple residential units (plumbing, electrical, HVAC, appliances, carpentry, paint/touch-ups, etc.).
Respond promptly to maintenance requests, guest concerns, and urgent service needs.
Diagnose and repair a wide variety of in-unit issues, ensuring all work meets company quality standards.
Conduct regular inspections to identify potential issues and proactively resolve them.
Coordinate with vendors when specialized repairs or services are needed.
Maintain accurate records of work performed, materials used, and time spent.
Ensure properties remain in excellent condition for guest arrivals and owner stays.
Support the KBM Resorts Big Island team as needed with occasional after-hours or weekend work.

10. Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance as needed. Make sure storage areas and entrances are locked and adequate lighting in those areas is maintained.
11. Attend and participate in training seminars as requested. Be aware and operate within OSHA (Occupational Safety and Health Act) standards and company safety policies and procedures at all times.
12. Ensure effective, timely and professional interactions with residents, contractors and property management team on all maintenance services provided.
13. May be required to track stock control and utilization of maintenance materials.

Our Maintenance and Engineering Department operates 7 days per week. The work schedule is between 7 am - 11 pm, including weekends and holidays. An 8-hour shift will be assigned, including 30 minute break time.

POSITION SUMMARY:
The Game Room Maintenance Technician will coordinate and execute a preventive maintenance schedule for Game Room machines, prescribed by Original Equipment Manufacturers (OEM) specifications, and in consultation with the Member Services Manager. Such maintenance includes performing routine scheduled periodic cleaning, adjustment, and lubrication, replacing cables or belts and vacuum dusting. In contact and consultation with OEM technicians, diagnose and repair center's machines which may include unplugging and replacing electronic control boards or components, checking connections, and calibration or internal alignment of machines. Performs weekly preventive checks of all machines, or at least twice monthly for repairs. Cleans equipment and performs general custodial duties, including detailing machines, and high dusting.
The Game Room Maintenance Technician will have a deep commitment to the mission of The Salvation Army, which will be evident in his or her professional life and the manner in which he or she represents The Salvation Army Ray and Joan Kroc Corps Community Center in the community.
REQUIRED EDUCATION AND EXPERIENCE:
High School diploma or GED equivalent required.
Minimum of one year experience fixing/repairing arcade machines.
Any equivalent combination of training and experience which provides the required knowledge, skills, and abilities will be accepted.
ESSENTIAL FUNCTIONS:
Responsible for maintenance and performance of all Game Room machines. Inspect machines on a routine schedule.
Establish a preventive maintenance program for all machines in consultation with the Member Services Manager and as prescribed by Original Equipment Manufacturers (OEM) specifications.
Perform routine repairs to all arcade machines following O.E.M. specifications.
Complete all work orders and preventive maintenance (PM) as assigned and annotation and updating of work logs for specific requirements.
Assist in identifying projects requiring the services of an outside contractor; assist in obtaining quotes and arranging for services of outside vendors as directed by Member Services Manager.
Maintain and inventory a ready supply of routine maintenance and custodial supplies.
