Department Campus Recreation Responsibilities * Conducts daily/regular inspections of all buildings, facilities, and grounds. Coordinates and performs routine maintenance duties on a daily basis for buildings, grounds, and equipment essential for daily operations of a multi-purpose recreational facility. Work includes, but not limited to: painting, carpentry, electrical, plumbing, mechanical repairs, and basic housekeeping. Makes recommendation on renovations or repairs needed within facilities.
* Performs preventative maintenance on various mechanical and HVAC systems at department's facilities to include maintaining motors, pumps, filters, domestic water systems, and a variety of mechanical, electrical, or specialized recreational equipment. Maintains accurate record keeping, documenting repairs needed, and repairs completed for safe operations. Maintains a daily log of inspections and repairs.
* Maintains all mechanical equipment is in good working order and is clean, such as tractors, mower cutting wheels, weed trimmers, mule vehicle, golf cart, and other miscellaneous equipment or items. Documents all vehicle and gas usage on logs. Notifies supervisors of any facility repair and maintenance issues related to opening and closing procedures, safe and efficient operations. Provides documentation of current utility readings for electrical, propane gas, and gasoline tanks. Maintains a current inventory of all FSU maintenance equipment, tools, and supplies used at facilities.
* Responsible for maintenance and repairs for the Leach Center pools and spa facilities. Responsible for maintenance of the chemical balance of the pool and spa water to include water testing, handling pool chemicals, recording chemical readings and making adjustments daily. Responsible for monitoring and maintaining the automatic chemical feed systems for pools and spas to include the cleaning process, replacing parts, re-calibrating equipment, and the preventative maintenance and repair of pumps and motors within this area.
* Coordinates maintenance of irrigation systems at all facility locations to maintain good working order and schedule timing of application on regular basis. Inspects and monitors grass condition for insects, fungus or other problems and address accordingly.
* Coordinates general grounds keeping/landscaping projects to include but not limited to: finish and bush hog mowing, edging, erosion control, planting shrubs, trees and plants, pruning and cleaning up. Performs related duties as required to fulfill the Department's mission.
Qualifications
* High school diploma or equivalent and two years of experience. (Note: post high-school education and/or experience may substitute at a comparable rate.)
* Must have a valid Florida or Georgia Driver's License, or the ability to obtain prior to hire.
* Must complete an Aquatic Facility Operator certification within first 12 months of hire.
* Ability to lift 50 pounds and work from heights of 35 feet.

Summary
Under the supervision of the Community Manager and/or Maintenance Supervisor, the Maintenance Technician is responsible for performing a variety of responsibilities including work orders, grounds and common area clean up and maintenance, and maintaining good resident relations.
The Maintenance Supervisor and/or Maintenance Technician are on-call for maintenance emergencies 24 hours per day, 7 days per week or as scheduled.
Reports To
Community Manager or Maintenance Supervisor
Primary Duties and Responsibilities
Providing excellent service to residents, guests, employees and contractors.
Completing all routine service requests within 24 hours at the direction of Maintenance Supervisor.
Ensuring the clean condition of the community at all times.
Maintaining the maintenance shop according to policy.
Reporting maintenance issues to the Maintenance Supervisor and Community Manager for review.
Assisting in other tasks as directed by the Maintenance Supervisor.
All other miscellaneous duties as assigned.
Requirements:
Minimum Qualifications
High school graduate or GED certificate and experience in apartment maintenance preferred.
Ability to read, write, speak, and communicate in English.
Ability to work weekends or overtime as job requires.
Certificates, Licenses, Registrations
EPA Certification preferred, Universal preferred
City and/or State certification requirements must be met if applicable (i.e. pool operations, maintenance, electricians, etc.)
Certified Apartment Maintenance Technician (CAMT) preferred

The Maintenance Technician is responsible for responding to maintenance requests as instructed by the Maintenance Manager/Supervisor or property staff, or as requested by residents or vendors. This position ensures that the physical aspects of the property meet the Company's established standards and any applicable laws.
Essential Duties & Responsibilities
? Schedules, monitors and/or performs preventative maintenance and apartment turns.
? Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances.
? Ensures that work order requests are responded to promptly and professionally.
? Ensures residential units have been turned in a timely and efficient manner, as well as determines if work has been completed properly.
? Provides excellent customer service to prospective and current tenants and promotes a quality living experience for all residents.
? Provides on-call pager service when scheduled and performs emergency maintenance work when required.
? Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.
? Assists supervisor with scheduling and communicating with vendors and contractors.
? Assists supervisor with obtaining bids from outside contractors, as well as oversees contractor work for completeness.
? Assists with purchasing maintenance supplies for the property while staying within the planned budget.
