Job Description
Johnson County Facilities Department is looking for a qualified candidate to fill the position of Maintenance Technician. First review of applications will begin on November 12, 2025. This position will remain open until filled.
Responsibilities include:
Performs less complex mechanical, electrical, plumbing, and other craft and labor duties; assists with routine and emergency work orders in the maintenance and repair of building critical components of integrated building systems; checks emergency systems; completes fire alarm testing; performs preventive maintenance duties on HVAC equipment and building infrastructure; acquires knowledge of the common methods, materials, tools and equipment used within the trade.
Repairs and maintains tools, locking mechanisms, and equipment of a less complex nature; maintains service records and monitors standard meter readings on equipment; completes meeting room preparations, set-up, and clean-up; assists in inspections of facilities, buildings, equipment utility systems to identify needs, extent of services, and equipment requirements.
Assists skilled workers and keeps them supplied with materials and tools; completes special projects, including commercial snow removal; escorts vendors performing contracted services within secured areas; shares knowledge, explains duties, and helps others acquire higher skill level.
Performs various tasks requiring equipment, vehicle, and tool operation; uses a variety of small and large tools and operates a variety of light and medium duty equipment and attachments including: tractors, trucks, scissor lifts, boom truck, and snow removal equipment.
Completes paperwork, work orders, timesheets, and equipment logs using computerized system; follows purchasing card guidelines.

Minimum Job Requirements:
High school diploma or equivalent and one (1) year of related experience are required. One (1) additional year of related experience may substitute for education. Must pass a thorough criminal history screening and have a valid driver's license with an acceptable driving record.
Johnson County Government requires reference/background screening for all positions. Specified criteria may vary by Department/Agency.

As an Industrial Electrician, you will be responsible for supporting the manufacturing process by trouble shooting, preventative maintenance, and repair of all tire-related manufacturing, processing machinery and equipment. Perform installation and checkout on a variety of systems utilizing codes, company procedures, engineering drawings and personal analysis. Works with "Prime" electrical contractors as required. Essential Functions:
HVAC, Boiler, and Mechanical Systems
• Operate, monitor, and perform preventative and corrective maintenance on heating, ventilation, air conditioning (HVAC), and boiler systems. This includes tasks such as repairing boilers, pumps, and related support equipment, and checking building automation systems (BAS) for temperature and equipment functionality.
General Building and System Maintenance
• Perform skilled and semi-skilled repair work on building structures and mechanical systems as assigned through the Computerized Maintenance Management System (CMMS) or other software.
• Inspect and address deficiencies in building systems, including plumbing, electrical, and HVAC equipment.
• Maintain building interiors by repairing ceiling tiles, floor tile, cove bases, and other materials; patching and painting interior walls and surfaces; and replacing lamps.
• Address plumbing issues, including clearing sewage blockages, drain lines, and cleaning roof drains.
• Conduct repairs on doors, locks, and other hardware.
Inspections and Diagnostics
• Inspect and test various campus systems and equipment, including air compressors, fire sprinkler piping systems, grease traps, and sewer pumps, to ensure optimal function and safety.
Facility Operations and Support
• Provide essential service and event support across campus as directed by Facilities supervisors.
• Perform snow and ice removal duties as assigned during inclement weather.
• Conduct maintenance on water features, swimming pools, and/or whirlpools, including minor water chemical treatments, adhering to manufacturer guidelines and Washburn standards.
Compliance and Reporting
• Ensure all maintenance tasks are performed according to manufacturer specifications and Washburn, local, and OSHA safety regulations.
• Document all completed repairs, work orders, and inspections accurately within the CMMS or other designated software.
• Communicate deficiencies to immediate supervisors and recommend process improvements to enhance operational efficiency.
Collaboration
• Work with and assist engineers, contractors, and consultants during safety evaluations, system repairs, and project planning. Provide information on Washburn procedures and practices to support project coordination.

Required Qualifications:
