The Senior Maintenance Manager is responsible for assisting the Operations Director in overseeing all aspects and areas of the center including but not limited to services provided by outside Janitorial, Security, Landscaping, Carpentry, Electrical, Plumbing, Engineering contractors and any other duties requested by the General Manager. Duties also include maintaining a safe and friendly environment for all Center tenants, customers, outside contractors and employees. Essential Duties and Responsibilities: include but not limited to the following. Assist in working with outside contractors, General Contractors, HVAC and Electrical Contractors, Plumbers, Landscapers, Maintenance and Security Personnel as well as any other service providers to ensure needs of the center are met. Assists with Bids, Bid Specs for contract generation Maintain Inventory Control and part ordering Ability to perform and identify general maintenance items, such as lock replacement, inspect plumbing leaks, inspect roof leaks, HVAC issues, etc. Communicate with Tenants regarding operational items that need to be identified as Landlord or Tenant responsibility. Maintain up-to-date log of all preventative maintenance, repairs, supplies and parts. Perform daily checks of property, equipment and vehicles and monitor maintenance schedules of same (golf carts, trucks, sweepers, floor cleaners, etc.) where applicable. Assist Operations Director and/or General Manager with oversight of the construction of tenant spaces, including construction done by outside contractors for landlord work. Must be available for any after hours, weekends, or holiday emergency calls. Work with on-site vendor/staff in setup of promotional stages for marketing events and Specialty leasing tenants. Assist in arrangement for snow and ice removal from parking lot and entrance ways through a 3rd party vendor.
