POSITION SUMMARY
The Sr. Social Media Manager leads organic social strategy and execution across the ESB Observatory-the World's Most Famous Building and a global cultural icon-and ESRT's commercial real estate portfolio. The Sr. Social Media Manager drives measurable business impact through high-performing content, channel growth, and integrated campaigns that convert awareness into web traffic, leads, and ticket sales.
This leader owns the full organic ecosystem: content strategy, publishing, influencer programs, analytics, and community engagement. They steward a consistent, modern brand voice across platforms and bring a performance-oriented mindset rooted in data, cultural fluency, and proven conversion-driving tactics. RESPONSIBILITIES
SOCIAL STRATEGY, CONTENT DEVELOPMENT & CHANNEL GROWTH:
Build and execute platform-specific strategies that grow reach, engagement, and conversion across Instagram, TikTok, Facebook, X, LinkedIn, YouTube, and emerging channels
Translate business priorities into compelling social storytelling that drives action
Lead end-to-end content development: briefs, scripts, copy, visual direction, and coordination with design and production partners
Maintain and optimize weekly and monthly content calendars with consistent tone, quality, and brand alignment
Partner with Digital to surface high-performing organic assets for paid amplification
INFLUENCER STRATEGY, TALENT RELATIONS & PARTNERSHIPS:
Own the full ESB influencer program (400+ annual visits) and select ESRT initiatives - source talent, vet creators, direct content, and track results
Build structured influencer tiers and prioritize creators who demonstrate conversion impact in tourism, NYC culture, lifestyle, and commercial real estate
Ensure all talent-driven content aligns with brand standards and supports ticket sales, traffic, or brand lift
CROSS-FUNCTIONAL COLLABORATION:
Partner with PR, Digital, Leasing, Observatory, Operations, Design, and Executive Communications to maintain unified messaging
Identify content opportunities tied to Observatory events, celebrity moments, sustainability leadership, tenant milestones, and leasing activity
Strengthen the Executive LinkedIn presence through consistent, thought-leadership-driven content
COMMUNITY MANAGEMENT & CUSTOMER ENGAGEMENT:
Oversee community engagement strategy with timely responses, platform stewardship, and escalation protocols
Manage the external agency team responsible for community management in the Chinese market (WeChat/Weibo)
Maintain platform relationships with Meta, Google, TikTok, X, LinkedIn, and others
PERFORMANCE, REPORTING & OPTIMIZATION:
Deliver weekly, monthly, and quarterly reports with insights that guide strategy and investment
Use analytics tools to track performance, uncover trends, and optimize content
Recommend shifts in strategy based on cultural trends, platform changes, and performance signals
GOVERNANCE, OPERATIONS & BUDGET:
Oversee all ESBO and ESRT profiles across Google My Business, Bing Places, TripAdvisor, and related channels

POSITION SUMMARY
The Investment Team seeks to invest in office, retail, and residential assets and pursue equity, preferred equity, mezzanine, and distressed debt opportunities. The Investment Analyst position is integral to all phases of the investment process, with primary focus on financial analysis, transaction support, team organization and logistics, and to provide support over time in underwriting, due diligence, and asset management. RESPONSIBILITIES
Support the transactions process:

Prepare efficient investment memoranda for the ESRT Investment Committee and participate in discussion
Create property and portfolio financial models that isolate variables and considers various outcomes
Analyze property and portfolio level data to inform underwriting assumptions including
rent rolls, leases, historical cash flows, expense items, capital investment, and financing options
Collaborate with other departments to provide critical inputs for underwriting model
Assist with key asset management initiatives
Participate in and provide support for the ongoing asset management of each investment

Develop a working knowledge of leases, loan documents, partnership agreements, and other agreements to assist with general responsibilities
Contribute to investment strategy:

POSITION SUMMARY
The Accounts Payable Specialist reports to the Director, Corporate Controller, and is responsible for overseeing accounts payable transactions for multiple properties. The position involves ensuring accuracy in financial processes, coordinating with various departments, and seeking improvements in efficiency. The role requires handling multiple tasks in a fast-paced environment and collaborating with internal stakeholders and external vendors. Experience in accounts payable with a focus on customer service setting is necessary. Perform the day-to-day processing of all accounts payable transactions for multiple properties
Review invoices and statements to ensure all information is accurate, including proper coding of payables

Resolve invoice discrepancies with vendors and internal teams, including performing vendor reconciliations
Review vendor onboarding documentation and vendor changes and ensure accurate data entry in Yardi
Perform weekly check runs, ensuring accurate and timely execution of payments
Assist with reconciliation between third party payment processor (Paymode) and Yardi
Generate metric reporting
Investigate and identify solutions to enhance process efficiencies from invoice approval through payment processing
Participate in special projects as required
Prepare, issue and file 1099s at year end
Assist in responding to audit requests
Issue stop payments from banks and reissue checks
Respond to year-end audit requests from vendors' accountants
Review of expense reimbursements

POSITION SUMMARY
The Public Relations Intern supports the Public Relations team by creating compelling written content and assisting with day-to-day media relations efforts tied to ESRT's portfolio, including the iconic Empire State Building. POSITION SUMMARY
The AV Support Engineer will support audiovisual systems across The Empire State Building Observatory (ESBO), amenity lounges and conference rooms. The AV Support Engineer will provide prompt and accurate first line IT AV support, assisting with AV hardware and software-related questions, concerns, and tasks. POSITION SUMMARY
The Director, Property Operations, Multifamily will oversee the property management and operations of their growing multifamily portfolio. This includes 732 units in NYC and an additional 1,821 units located in VA, MI, and MO. Direct and oversee day-to-day operations for ESRT's residential properties to deliver best-in-class resident experiences
Establish operational policies, procedures, and performance standards to ensure consistency across the portfolio
Supervise on-site teams including Resident Managers, Superintendents, and maintenance personnel, ensuring adherence to ESRT service and operational standards
Develop and implement preventative maintenance programs and safety protocols
Identify opportunities to improve efficiency and reduce operating costs during and after transition
Oversee bidding, procurement, and performance of vendors and contractors to achieve high-quality results at competitive costs
Coordinate and manage capital improvement projects in collaboration with Asset Management and Construction teams and present ROI analysis and recommendations to senior leadership
Uphold ESRT's standards of presentation, cleanliness, and functionality for all residential buildings and amenities
Establish service benchmarks and KPIs for resident satisfaction, maintenance response times, and operational excellence
Respond to escalated resident issues and emergencies with professionalism and urgency
Ensure properties comply with all regulatory requirements including DOB, DHCR, OSHA, and fire safety regulations
Maintain all required certificates, permits, and operational documentation
Oversee regular inspections, safety meetings, and compliance audits
FINANCIAL MANAGEMENT:
Assist in the development and execution of annual operating budgets
Review monthly financial statements and variance reports
Support the acquisitions team in underwriting and conducting due diligence for multi-family assets to ensure accuracy and compliance with investment criteria
LEASING AND MARKETING:
Support leasing and marketing strategies to drive occupancy, rent growth and enhance resident experience
Take part in development of pricing recommendations, lease approvals, and online marketing strategies

POSITION SUMMARY The Human Resources Coordinator will report to the Manager, Human Resources Business Partner (HRBP) and will work closely with other Human Resources (HR) colleagues. POSITION SUMMARY
The Events Intern will support the ESRT Events team in planning, coordinating, and executing a variety of internal and external events. POSITION SUMMARY
The Energy and Sustainability Intern will support ESRT's sustainability strategy through data analytics, reporting, and program development. This role assists in creating dashboards and innovative KPIs, managing sustainability data, and coordinating key initiatives related to energy, water, waste, indoor environmental quality, and community and vendor engagement. POSITION SUMMARY
The Lease Abstraction and Data Intern will support the Lease Administration team in managing a diverse commercial real estate portfolio by assisting with lease abstraction, data validation, and system maintenance. POSITION SUMMARY
The OTA Partnerships & Revenue Manager will manage and optimize the presence of The Empire State Build Observatory across all major online travel agencies. This role is responsible for the cultivation of strategic partnerships, analysis of OTA and market performance to optimize revenues and capture market share, and alignment of OTAs to our holistic e-commerce strategy. OTA CHANNEL MANAGEMENT:

POSITION SUMMARY
Reporting to the Director, Corporate Controller, the Senior Corporate Accountant is responsible for the day-to-day accounting for corporate entities and certain other excluded assets managed by the company, as needed. The Sr. Corporate Accountant will prepare and maintain financial records to track the organization's assets, liabilities, profit and loss, and other related financial activities. As a key contributor to the team, the role supports ESRT's financial reporting and operational excellence and leads key accounting functions, including general ledger management, month-end/quarter-end close activities, account reconciliations, and compliance with GAAP and internal controls. This role ensures accurate and timely financial information, partners closely with cross-functional teams, and contributes to continuous process improvements. The ideal candidate is detail-oriented, analytical, and proactive, with the ability to operate independently while supporting ESRT's high standards of accuracy, accountability, and collaboration. RESPONSIBILITIES
Prepare monthly bank reconciliations
Process monthly journal entries, including corporate allocations and accruals, and maintain the integrity of the general ledger
Perform monthly/quarterly budget vs actual and month-over-month variance analytics, monitor expenses, and provide financial insights to support decision-making by management
Prepare monthly/quarterly reconciliations and other supporting schedules in accordance with SOX requirements
Collaborate with Financial Reporting and Accounting Policy team to record journal entries related to significant non-routine transactions
Review and record monthly corporate credit card expenses
Review entries and workpapers for accuracy and appropriate documentation, and investigate and resolve discrepancies
Assist with annual budget and quarterly reforecast process, through data entry, analysis, and recommendations
Prepare audit schedules and respond to auditor inquiries to support quarterly and annual audit requests
Record transactions, prepare financial statements and investor reporting packages for certain managed assets
Collaborate with cross-functional teams, including Accounts Payable, Marketing, Legal, and IT, to ensure timely submission of information and adherence to monthly and quarterly deadlines
WHAT SUCCESS LOOKS LIKE
Consistently deliver accurate reconciliations, journal entries, and variance analyses within monthly and quarterly close deadlines
Identify and resolve discrepancies proactively, strengthening the reliability of financial reporting
Provide clear, data-driven insights that support budgeting, forecasting, and management decision-making
Prepare high-quality workpapers and schedules that contribute to smooth quarterly and annual audits
Collaborate effectively with cross-functional teams to ensure timely information flow and adherence to reporting requirements
Demonstrate strong ownership, attention to detail, and a commitment to continuous process improvement
Approach challenges with analytical thinking and solutions focused mindset
Work closely with team members to implement practical, efficient solutions
REQUIRED SKILLS / ABILITIES
Strong knowledge of GAAP and corporate accounting principles, with hands-on experience in monthly and quarterly close processes
Proficiency in Microsoft Excel (intermediate) and familiarity with ERP/accounting systems
Excellent analytical and problem-solving skills, with the ability to identify issues, investigate root causes, and develop effective solutions
Strong attention to detail and accuracy, with the ability to manage multiple priorities and meet tight deadlines
Effective communicator (written and oral) who can present financial information clearly and collaborate with cross-functional teams
Demonstrated ability to work both independently and as part of a team, contributing to a positive work environment
Strong organizational skills and the ability to maintain well-documented workpapers and reconciliations
Commitment to continuous improvement, process efficiency, and upholding internal controls
Experience with Yardi preferred
EDUCATION & EXPERIENCE
Bachelor's degree in accounting or related field
CPA or progress toward CPA preferred
2-3 years of relevant accounting experience, ideally in corporate accounting, public accounting, or a combination of both
Big 4 audit experience and/or public REIT experience preferred

POSITION SUMMARY
The Project Management Office Intern will support our PMO initiatives and gain exposure to project structure, governance, and PMO tools. The intern will contribute to process improvement efforts, support documentation and knowledge-management activities, and assist in enhancing accessibility to PMO resources.
