Coordinate vehicle and equipment maintenance and repairs with field personnel and repair shops and perform small maintenance and repairs manually

Job Purpose

This position assumes responsibility for supervising the receiving area and freight elevator; maintains area safety, orderliness and cleanliness; verifies licenses, insurances, and permits of all service providers and contractors through the management office; enforces parking regulations; enforces rules and regulations of the Association. Good communication and customer service skills.
Your Responsibilities:
* Ensures that the receiving area office is never left unattended/unlocked.
* Never permits the receiving area to be blocked.
* Schedules freight elevator for residents moving in and out advance adhering to Association Policy.
* Registers all deliveries and packages (i.e. Fed Ex, UPS, DHL, registered mail).
* Reports all problems to the Director of Operations, including problems outside of scope of responsibility.
* Address all problems from receiving area employees, including problems outside of scope of responsibility.
* Create and share weekly schedules for the receiving employees.
* Cover open shifts when needed.
* Oversees the day to day operations of the ensuring that all needs are met and all needed supplies are requested and received.
* Issues parking passes to all approved vehicles.
* Registers and distributes ID passes to all contractors.
* Monitors the coming and going of service contractors and building repair and maintenance contractors through logs.
* Completes required reports.
* Requisitions materials, tools, and supplies needed for the job.
* Ensures all safety precautions are followed while performing work.
* Maintains a safe work area.
* Other duties as required.
Skills & Qualifications:
* High school diploma or equivalency preferred.
* Previous experienced preferred
* Strong customer service, communication and interpersonal skills required.
* Effective written and verbal communication skills.
* Multiple language fluency is desirable.
Physical Requirements:
* Ability to lift up to 50 lbs. following appropriate safety procedures.
* Work in an upright standing position for long periods of time; be able to reach overhead; have full range of mobility in upper and lower body.
* Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling, and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required to meet the job functions.
* Climb ladders and work at heights above ground level (maximum 14 ft on A-frames and 21 ft on extension ladders)
* Ability to work in different environmental working conditions (e.g., heat, cold, wind, rain, humidity)
* Repeat various motions with the wrists, hands and fingers.
* Be able to lift, pull and push materials and equipment up to 50 lbs. occasionally to complete assigned job tasks.
* Communicate, receive and exchange ideas and information by means of the spoken and written word.
* Maintain a valid Florida driver's license.
Schedule: Monday to Friday 10:00 AM - 6:00 PM
