MAINTENANCE SUPERVISOR
The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property.
Essential Duties & Responsibilities
Maintenance Management
Regular/daily onsite attendance is required
Coordinate, schedule, and respond to resident/management requests and work orders
Ensure all repairs and replacements necessary for community common areas and units
Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
Maintain hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Responsible for essential control of community
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
Participate in on-call emergency at community
Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., "walk" units to ensure make-ready and work orders are completed)
Personnel Management
Under the direction of the Community Manager, supervises, trains, and schedules maintenance activities for maintenance staff
Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed.
Provide Community Manager input regarding employee performance evaluations
Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
Promote harmony and quality job performance of staff through support and effective leadership
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness
Projects a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce policies of the community that the immediate supervisor delegates
Education/experience
High School Diploma or Equivalent
EPA & CPO certification required; HVAC desired.
Ability to understand and perform all on-site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Summary

Process Improvement: Develop and implement best practices, procedures, and process improvements to enhance the efficiency and quality of parts repair operations. Continuously assess repair workflows and recommend changes to improve turnaround time and reduce costs.
Quality Assurance: Ensure that all parts meet or exceed OEM and industry standards. Oversee the performance and reliability of repaired parts to ensure they meet required specifications and are ready for service.
Inventory Management: Manage the inventory of turbine parts and ensure proper stock levels are maintained. Coordinate with the procurement team to source and acquire necessary parts for repair projects.
Failure Analysis: Analyze failed parts to identify root causes of issues and collaborate with engineering teams to implement corrective actions or design improvements.
Vendor Management: Coordinate with external suppliers and service providers for outsourced parts repairs, ensuring they adhere to the company's quality standards and timelines.
Project Management: Track and manage repair schedules, ensuring timely completion of projects, and that parts are returned to service within agreed timelines.

**ROLE SUMMARY:**
Dollar Shave Club is seeking a Warehouse Maintenance Supervisor to oversee and optimize the performance of all on-site equipment and machinery. In this role, you will be responsible for maintaining the cleanliness and proper functioning of production machinery and components, as well as owning the site's preventative maintenance program. + Perform general building maintenance including dock overhead doors, construction repair, roll carts, floor repair and second level gates, doors, etc. Performs light plumbing maintenance on occasion
+ Monitor and accurately maintain spare parts inventory
+ Maintain all tools and equipment used for maintenance and repairs in good working order
+ Submit tool purchase requests to manager
+ Support automation to operate at its maximum efficiency ensuring delivery of contracted key performance indicators

Administrative

Establishes and maintains contracts with various vendors for services including ordering supplies, exterior drain maintenance, parking lot maintenance, and tree removal. May request quotes for vendor purchases.
Coordinates and schedules repairs and maintenance of equipment.

The Maintenance Supervisor provides hands-on leadership and technical expertise to support the maintenance team and ensure reliable operation of all plant equipment. This role is responsible for driving continuous improvement of production machinery, safeguarding facility assets, and supporting the achievement of plant performance goals with a strong emphasis on safety. The Maintenance Supervisor ensures full compliance with all applicable regulations and standards, including EPA, GMP, OSHA, NFPA, FDA, SQF, and other governing requirements.
Primary Responsibilities
Lead maintenance team in all areas of personnel safety with regards to all OSHA and NFPA regulations.
Participate in activities regarding team member recruitment, training, professional development, and performance utilizing the department skills assessment.
Manage time and attendance of technician staff to ensure proper coverage for production support.
Prioritize maintenance activities by giving direction and support to maintenance technicians on preventative and emergent work on production equipment.
Utilize CMMS maintenance system by scheduling Preventative maintenance and emergent work identifying potential solutions to improving equipment reliability.
Track all machine downtime, delegate and prioritize tasks, maintain inventory of spares parts via proper transactions for use.
Assist Operations management to achieve P&L goals, safety standards, performance goals, and customer service standards.
Collaborates with CI and process engineering on capital projects (design and implementation, budget preparation) and process improvement projects.
Responsible for facility maintenance: HVAC, electrical distribution, etc.
Performs other job-related projects, duties and assignments as directed.
Other duties may be assigned due to business needs or special circumstances as communicated.
Interface with vendors and contractors providing services to the facility to ensure company needs are met.
Quality Assurance
Lead maintenance staff in all areas of food safety regarding GMP's HACCP and sanitation.
Health and Safety
Ensure that teams use safe work practices and that safe working conditions exist.
Maintain standards of health and safety, hygiene and security.
Minimum Requirements
Education and/or Experience:
H.S. diploma required.
3+ years of maintenance supervisory experience in manufacturing, preferably in the food processing and consumer packaged goods industries
Degree or certifications in a maintenance related field preferred
Knowledge of OSHA and NFPA requirements.
Ability to lift up to 50 lbs., and sit, stand, bend and stoop according to job needs.
Ability to operate a sit down forklift and scissor lift.
Demonstrated understanding of food safety practices in a manufacturing environment preferred.
Bilingual in English & Spanish is a plus.
