Under the direction of Senior Management, the Digital Marketing Strategist (Analyst) is responsible for supporting the marketing group by reviewing, analyzing, and evaluating digital marketing efforts and the impact of those efforts on the business. Focuses on paid search, web analytics, and partner site campaigns with the goal to increase traffic, move-ins, and revenue.
Please note: Our current onsite work schedule requires attendance from Monday through Thursday each week, with remote work permitted on Fridays.

Drive digital marketing optimization through analytics for campaigns across multiple channels, including native, classified, social, email, referral, display, pay-per-click, pay-per-lease, and subscription sources.
Analyze and assess the performance of campaigns and translate quantitative and qualitative data into recommendations and tactical delivery plans for revising the campaign strategy.

REQUIREMENTS & PREVIOUS EXPERIENCE:
Bachelor's degree required with (2) years of progressive digital marketing experience, demonstrating the proficient use of analytics to improve performance of a company's website or digital campaigns. (A combination of educational and work experience may be substituted based on management's discretion.)
Ability to effectively and objectively communicate and work with internal and external customers.
Must have experience at developing project plans from conception to implementation with a keen eye for detail.
Proven ability to conduct presentations for employee groups, senior management, and /or vendors. Should be able to work autonomously in a fast paced environment with changing deadlines.
Salary: $71,000 - $86,000 per year
; in addition to base salary, a discretionary annual bonus is provided.

Responsible for the oversight of the following project work activities: piping (carbon, stainless steel, and alloy), rotating equipment, stationary equipment, structural steel, rigging, piping and structural welding, insulation and heat tracing, hydrostatic testing, non-destructive examination techniques, fire protection, and coatings.
Responsible for overall supervision of construction efforts, which includes safety, productivity of crafts, efficient use of materials and equipment, materials management, scheduling, engineering, and contractual performance of the project.
Responsible for subcontractor contractual compliance on designated mechanical construction related activities
Build effective client and subcontractor relationships. Interface with client representatives, A/E representatives, and other contractors.

Develop a marked-up and as-built set of drawings to produce the record set documents, and answer RFIs with assistance from Assistant Project Manager or Field Engineer.
Direct and manage subcontractor as necessary to comply with the established project schedule, and track and verify progress on an installed quantity and work hour basis.
Verify material deliveries meet specifications and are being stored properly and require preventative maintenance and/or temporary heating is being performed by the subcontractor (this potentially is coordinated with the Materials Manager).
Coordinate with the QA/QC Manager to verify all welders on site are qualified to weld on the project.

Walk down all systems prior to, during, and post hydrostatic testing to verify compliance with drawings and specifications and signing off on completed system testing and restoration.
Develop punch lists of items out of compliance or not completed.
Verify the most current drawing revisions are being used in the field.
Understand and execute the project scope and any changes that develop. Ensure field change orders are executed.
Oversee craft supervision and project staffing as required.
Provide oversight of project site material and tool management.
Responsible for the daily field construction of an individual project in accordance with the established policies, procedures, systems, and requirements approved by the company.

Essential Responsibilities:
1. Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
2. Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
3. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
4. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
5. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
6. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Other Responsibilities:
1. Complies with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
2. May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.

What You'll Be Doing:A primary function of the Multi-Site Leasing Consultant role is to promote Equity Residentials brand for a defined set of communities to achieve maximum occupancy and revenue, as well as delivering a remarkable customer experience.
The Multi-site Leasing Consultant spends approximately 60% of his/her time on new sales and tour management, 30% on resident relations and customer service and 10% on leasing administration.
This position will utilize proven sales techniques and customer service skills to manage the sales process, from start to finish; presenting Equity Residential communities in a compelling way, building rapport with prospects and residents and providing a high level of customer service to support resident retention.

Under the direction of the Community, General, or Area Sales Manager, coordinates the schedule and times for dedicated in-person onsite presence at assigned properties based on business needs and occupancy/revenue goals, which can change on short notice.
Proactively manages leads and customer experience using the Customer Relationship Management Software (CRM) at all assigned communities.
Completes CRM tasks within the appropriate time frame.
Promotes the communities based on the prospective resident's needs.
Proactively manages the Tour Schedules.
Inspects the community ready product and tour path daily.
Employs effective selling techniques to close the sale.
Cross-sells, both within assigned communities and other sister communities to meet the needs of the prospective residents.
Maintains accurate and in-depth knowledge of all aspects of the community.
Supports the community's marketing efforts.
Monitors community trends to prepare for future occupancy needs.
Provides leadership and mentorship to Leasing Consultants.
Assists residents regarding payment and account ledger inquiries.
Communicates effectively with the service and office team, as well as residents.
Maintains market and community knowledge.
Coordinate and support resident events as directed throughout the year, which may occur during evenings and weekends.
Accurately and efficiently prepares and assists with all leasing documents.
Assist with postings and notifications to the residents when assigned.
Verifies all scheduled move-in files are complete.
Completes all required training in a timely manner.
Understands and complies with federal, state and local fair housing laws and standards, as well as landlord/tenant laws and regulations.
Represents the Company in a professional manner at all times.
