What You'll Be Doing: As a Maintenance Technician Apprentice, you will train with our property management team to learn essential skills in property maintenance, including HVAC, plumbing, appliances, and electrical work. The Mechanical Superintendent is responsible for field operations on the assigned project(s) in order to achieve safe, timely and profitable completion of each project. Plans, organizes, and supervises specific portions of construction work for an assigned area of a construction project. Responsible for the construction scheduling of the mechanical related activities of the subcontractors to confirm the completion of contractual construction activities. Maintains continuity of job progress and maximizes efficiencies related to the assigned area. Responsible for the oversight of the following project work activities: piping (carbon, stainless steel, and alloy), rotating equipment, stationary equipment, structural steel, rigging, piping and structural welding, insulation and heat tracing, hydrostatic testing, non-destructive examination techniques, fire protection, and coatings. Responsible for overall supervision of construction efforts, which includes safety, productivity of crafts, efficient use of materials and equipment, materials management, scheduling, engineering, and contractual performance of the project. Coordinate with the QA/QC Manager to verify all welders on site are qualified to weld on the project. Witness all equipment setting and alignment. Walk down all systems prior to, during, and post hydrostatic testing to verify compliance with drawings and specifications and signing off on completed system testing and restoration. Develop punch lists of items out of compliance or not completed. Verify the most current drawing revisions are being used in the field. Understand and execute the project scope and any changes that develop. Ensure field change orders are executed. Oversee craft supervision and project staffing as required. Provide oversight of project site material and tool management. Responsible for the daily field construction of an individual project in accordance with the established policies, procedures, systems, and requirements approved by the company. Supervises and directs the daily efforts of the physical construction of the project through daily coordination of all field activities, subcontractor direction, and code/specification compliance. Partnering with the Community Manager to achieve property objectives Ensuring your team adheres to Equity standards, handling resident service requests promptly and safely Assisting your team with performing various maintenance tasks and preparing market-ready apartments Analyzing property management system data and providing recommendations for financial concerns Collaborating with the Property Manager on capital improvements and overseeing inventory control Performing scheduled maintenance and preparing status reports What You'll Need To Thrive:Hands-on maintenance experience in areas including, but not limited to plumbing, electrical, appliance, and HVAC is necessary. Residential or commercial property management, hospitality, or retail experience High School diploma or equivalent Knowledge of federal and state apartment housing laws EPA Section 608 Type I and Type II or Universal certification must be obtained within 90 days of hire if required based on the needs of the communityA valid driver's license, good driving record, auto insurance, and reliable transportation is required if the employee will operate a motorized vehicle (e. g. , car, golf cart) during their workday and/or as part of their role. Computer literacy and effective communication skills; Must be able to effectively communicate both orally and in writing in English for all work-related purposes. Ability to troubleshoot and repair plumbing, electrical, appliances, HVAC equipment (if applicable), and perform interior repairs and painting required. Must be able to work any assigned shift, including weekends. Shifts may change according to business needs. Must be able to respond to emergencies after normal business hours and on weekends when assigned on-call responsibilities. Ability to perform numerous physical activities that require considerable use of your hands, arms and legs and moving your whole body, including prolonged or repeated standing, walking, climbing, sweeping, stooping, kneeling,shoveling, crouching, lifting and handling of materials. Frequent lifting,grasping and carrying materials and equipment up to 50 lbs. Service team employees, with limited exceptions, are required to use their own smartphone to perform certain aspects of their job.
