    ERM is hiring Right of Way (ROW) Agents in Minnesota, Wisconsin and South Dakota to support pipeline and electric transmission project efforts. ROW Agents will be responsible for the acquisition of land, land rights, licenses, leases, permits, and other documents necessary for the construction, operation, and maintenance of facilities. This is a full-time (40 hours a week), limited-term role with a duration of 12 months, extendable. Physical demands required for the successful performance of this job include standing and/or walking for long hours in a day on uneven and steep terrain, and possibly during variable weather conditions. RESPONSIBILITIES: * Conduct diverse and complex negotiations with landowners (or their designees). * Work on the settlement of complex damage claims with landowners (or their designees) relative to property damage caused or created during the construction. * Search courthouse and other records to determine present property ownership(s) and the extent of interest therein. * Advise and assist in establishing a range of fair market values to be used in the acquisition of land and land rights. * Draft and/or supervise the preparation of documents for rights of entry, damage claims, contracts, easements, licenses, leases, permits, options to purchase and other documents as may be necessary to acquire adequate rights for the project. * Compliance with corporate health and safety policies. * Perform other duties as assigned or required. REQUIREMENTS: * Bachelor's Degree preferred, high school diploma or equivalency required. * Minimum 3 years of ROW experience. * Oil & Gas, diversified energy or electric transmission experience preferred. * Solid working knowledge of personal computers, Microsoft Office Suite, Google Earth, ArcGIS and data management software. * Knowledgeable in real estate values and accepted real estate appraisal practices. * Ability to work in remote locations for long periods of time. * Excellent interpersonal skills and a high degree of professionalism. * Ability to communicate effectively through oral and written communications. * Must meet criteria identified in Job Demands & Conditions Analysis for Office and Field Positions. * Valid driver's license. * Local candidates strongly preferred. Pay Transparency: For the Right of Way (ROW) Agent position, we anticipate the annual base pay of $72,608- $94,867, $34.90/hr - $45.62/hr USD, limited-term, non-exempt. An employee's pay position within this range will be based on several factors including, but not limited to, relevant education, qualifications, certifications, experience, skills, geographic location, performance, shift, travel requirements, sales or revenue-based metrics, and business or organizational needs. We also may have instances where employee's fall outside of the range based on the factors noted above. This job may be eligible for bonus pay (casual and fixed term/Flexforce employees are NOT bonus eligible). Continuously monitor and adjust team structure and resource allocation in accordance with project needs and budget constraints. * Establish clear roles, responsibilities, and performance expectations, promoting accountability and collaboration within the Client HSE Team. * Serve as subject matter expert (SME) for all HSE matters, advising Client and Contractor HSE, Project Managers, and functional heads, ensuring alignment with Client and project requirements. * Lead comprehensive risk assessments for all phases of project, including constructability reviews, pre-task planning, and new process introductions. * Support root cause analyses (RCA) debriefs, and feedback sessions with multidisciplinary teams for incidents, near misses, and unsafe conditions from the Owner side. Ensure lessons learned are communicated and embedded into procedures. * Anticipate emerging risks and adapt HSE program and tactics to evolving challenges in a dynamic construction environment * Support development and execution of project environmental programs, including SWPPP, SPCC, Hazardous Waste, and Air Emissions. * Regularly report HSE performance to Client and Contractor, highlighting trends, achievements, and areas for improvement. * Organize and implement an HSE audit and inspection program that encompasses all project areas, team activities, and subcontractor operations. * Foster strong relationships with project stakeholders, including Owners, Contractors, Subcontractors, Regulatory Authorities, and the Local Community. What You'll Bring Required: * Bachelor's degree in Environmental Science, Atmospheric Sciences/Meteorology, or related field (Master's preferred). * 3-4+ years of consulting experience in air quality or atmospheric science (5-7 years preferred). * Expertise in Clean Air Act regulations (Title V, MACT, PSD) and air dispersion modeling requirements. * Proficiency with regulatory air quality models (AERMOD, VISCREEN, CALPUFF). * Exceptional communication skills for client and agency interactions. * Ability to manage multiple projects in a fast-paced environment and travel as needed. * This position is not eligible for immigration sponsorship. For the Senior Consultant, Air Quality Dispersion Modeler position, the anticipated annual base pay is $76,000 - $85,4898 (USD). Actual pay will depend on factors such as education, experience, skills, location, performance, and business needs. In some cases, pay may fall outside this range. This role may be eligible for bonus pay (casual and fixed term/flex force employees are not bonus eligible).
