Ensure all units meet the community's standards for cleanliness and functionality before move-in. * Conduct regular inspections of the property, common areas, and building systems to identify and address maintenance needs proactively. * Implement and adhere to a preventive maintenance schedule to minimize equipment failures and costly repairs. * Address emergency maintenance requests, including plumbing leaks, electrical outages, and HVAC malfunctions, with urgency. WHAT YOU WILL NEED: * High school diploma or GED equivalent. * 2+ years of experience in property maintenance, facilities management, or a related field. * HVAC and/or CPO certification preferred. * Strong working knowledge of electrical, plumbing, and appliance repair with hands-on experience. * Familiarity with environmental and industrial hazards (e.g., asbestos, lead, mold, radon) as they apply to residential housing. * Ability to use a personal smart device for property management applications and communication. * General proficiency in Microsoft Office Suite and property management software. * Strong organizational and time management skills. * Ability to read, write, and speak English fluently. WHAT THE JOB REQUIRES: * Fast-paced environment involving both indoor and outdoor work. Must be able to multitask and adapt to changing priorities. * Frequent interaction with residents, vendors, and property management staff, requiring strong communication and customer service skills. * This role requires a five-day onsite workweek that likely includes weekend coverage. This position must be available to be "on-call" when requested and promptly respond to work order requests during assigned periods, except during meal periods and rest breaks during which time employee is relieved of all duties. * Requires continuous physical exertion, including heavy lifting over 50 lbs., standing, walking, bending, and other strenuous activities. May be required to drive a company vehicle. May also assist in maintaining the physical appearance, condition, cleanliness and curb appeal of the property. Responsible for handling, completing, and documenting all assigned service requests/work orders, ensuring that our residents' maintenance needs are met properly, quickly, thoroughly, and professionally. Maintenance and repair may include plumbing, HVAC, carpentry, appliances, carpeting, drywall, worn or defective parts, grounds, and electrical systems. May be responsible for pool maintenance, depending on property needs. Assists with moving appliances, abandoned furniture and unloading and storing supplies. Ensure unsafe conditions are corrected immediately, and practice “safety first". Communicate and maintain accurate records regarding preventative maintenance, work orders/service requests (received and completed), apartment make-ready status, and assigned work-in progress. Make Ready: Prepare apartment for occupancy within three to five days of vacancy, in order to maximize occupancy. Trash out and clean out of food, furniture, appliances and other debris within assigned vacant unit. Prep assigned unit for painting and flooring. Timely and thorough completion of assigned items on make ready punch list, including, but not limited to; cleaning, painting, flooring, caulking, wall prep, removal and cleaning/replacement of receptacle and switch plate covers and light fixture bulbs, and holes in walls. While completing make ready punch list, inspect and report any additional maintenance needs including repairs or replacements not initially noted. Complete any additional tasks that are within manageable skill set. After final maintenance, painting, and floor work, the Maintenance Technician may be responsible for the last “sparkle”/touch prior to final move in ready inspection. Ensure ready apartments are inspected daily, communicate and input any new maintenance needs, and inform leasing of ready unit status for prospect showings. Other duties as assigned by management.
