The Role: The Senior Estimator is responsible for the coordination of all project budgeting, including preparing quantity surveys, obtaining subcontractor pricing, reviewing historical cost data and ensuring compliance with scope of work, as well as offering construction feasibility and value engineering counsel. You must stay abreast of industry materials and labor pricing trends and developments to deliver accurate and timely estimates for preconstruction, hard bids, negotiated bids, value engineering, general conditions and systems studies and comparisons. You must also provide administrative support to the Chief Estimator, engage in consistent communications with trade partners, maintain up-to-date records of bids, and manage the prequalification process for the hiring of trade partners. Responsibilities: Unit Cost Pricing: Clearly understand the complexity of the scope of work as shown on the construction documents Prepare detailed take offs of materials Prepare detailed labor estimates utilizing man-hours, crews and equipment Organize the material and labor information for pricing Solicit material prices from suppliers Obtain current labor rates Prepare unit prices by "Building the Project in your Head." Verify and compare your unit prices or the price of a system with a subcontractor and previous similar estimates Understand the influence of market conditions on pricing Subcontractor Solicitation & Selection: Prepare subcontractor list from S4 program, or manually Prepare Bid Invitations Prepare subcontractor bid packages including transmittals, drawings and specifications Follow up with subs regarding bidding and update the subcontractor list Prepare scope sheets for subcontractors, and review scope of work Subcontractor Relationships & Feedback: Keep Subcontractors up to date with project information and addenda during the bidding process Answer subcontractor questions Prepare RFI's to the design team Preconstruction Abilities: Prepare quantity take offs and subcontractor solicitation Prepare document lists and correspondence during pre-construction Conceptual Estimating: Preparing take off quantities of areas and counts of items Hard Bid and Design Build Estimating: Procure drawings and specifications from architect or owner Date stamp all drawings and spec books Confirm SCCI is listed in all publications Confirm with architect/owner that all construction documents have been received and send documents to printer Put construction documents in plan room Create bid binder or bid box. Take off of items to be priced by SCCI. We should attempt to do a complete Control Estimate Attend site visits Read all assigned plans and specs completely Call to confirm local building permit rates Call the architect the day before the bid and confirm all addenda and supplemental information has been received Assist in the creation of bid packages for the subs Turn Over Meetings: Assist the Chief Estimator in compiling the Turn Over Meeting package Attend the Turn Over Meeting Exhibit B's & Scope Sheets: Assist the Chief Estimator with Exhibit B and scope sheet preparation Quality Control of Departments Bids and Estimates: Prepare thorough scope of work spreadsheets. Always try to prepare a thorough control estimate for every trade you are responsible for. Meet deadlines and allow time for review of your work with the Senior or Chief Estimator Bid Day Activities: Develop a "Plug" number for your trade using the most up to date information available the night before the bid Complete the scope of work/pricing spread sheets ASAP Follow up with subcontractors for any missing information Review all pricing and subcontractor information with the Senior and Chief Estimator Post Bid Activities: Attend any review meetings with the Senior or Lead Estimator. The Estimator reports to the Chief Estimator and oversees any Junior Estimators. A successful candidate in this role: Delegates and reviews all contract documents including structural, architectural, civil, landscape, mechanical, plumbing, and electrical plans along with specifications and soils reports. Prepares quantity surveys ensuring a complete and qualified scope. Ensures that suppliers are contacted in a timely manner and reviews quotations for current pricing. Evaluates equipment quotations from vendors. Participates in meetings with the project team to review preliminary estimates and discuss production rates and formwork systems. Leads all required inter-department meetings and hand-offs as related to assigned projects. Reviews and approves the estimate labor productions, equipment productions, materials, and sub-contractor pricing with the Chief Estimator. Position Summary The Estimator for our Las Vegas division will provide and/or coordinate all estimating services necessary to procure plumbing and mechanical projects. Critical to this role is a focus on accuracy, thoroughness, and profitability. This position is responsible for cultivating relationships with the Estimating Departments within our targeted community of General Contractors. If you have estimating experience in plumbing and mechanical construction, hydronics, hospitality, sports, healthcare, or similar types of projects, this may be the role for you! Location: Las Vegas, NV Key Responsibilities Regularly contact the Pre-Construction Departments of our targeted community of General Contractors to identify opportunities. Evaluate opportunities to ensure we pursue projects with the best opportunity for success; are consistent with our business model; exploit our competitive advantages and can contribute margins consistent with the business plan. Review all plans, P&ID's, specifications, and contracts prior to preparing the estimate to ensure any impacts on the work are identified. Learn and operate a computer based take off and estimating system that can provide reproducible results. Assist in selling the project, including but not limited to developing a scope of supply; presentations if required; entertaining; negotiating and closing. Assist with budget preparation for initial project set-up and any priced change order work for the Project Managers. Participate in the kickoff meeting, presenting the scope of work, work plan, budget, unusual requirements and any critical limitations on the scope of our work. Monitor progress of the work for purposes of comparing actual production rates with bid rates. Assist in preparation of project forecasts, claims and schedules, if required. Assist in productivity tracking of labor units. Participate in the weekly staff meetings for the purposes of identifying any scope deviations, monitoring production and forecasting future work. Assist with developing alternate plans to recover projects where actual performance is not meeting budgeted plan. Qualifications Required 3+ years plumbing and/or mechanical estimating experience Computer proficiency in Microsoft Office products, particularly Excel Proficiency in Trimble Autobid and/or other estimating software platforms related to Sheetmetal and/or piping Preferred Field/Craft experience Understanding of plumbing, piping, ductwork and installation of equipment Knowledge of plumbing, piping, and sheetmetal standards and codes Bachelor's degree in construction management or mechanical engineering Physical Requirements Prolonged periods of sitting at a desk. Must be able to lift to 15 pounds at times. Must have visual acuity to see and interpret detailed construction drawings on computer screens and on paper. Must be able to traverse uneven surfaces on project sites and climb stairs to access project site temporary offices.
