Calculate Loan to Value ratio to determine adherence to bank underwriting guidelines for appropriate product and loan purpose.
Review credit reports, letters of explanation (LOE), bankruptcy filings and any other documentation to assess the applicant's prior repayment history.
Evaluate bank statements, investment statements, assets and liabilities to determine adequacy of cash reserves and financial capacity in relation to loan request.
Review collateral related documentation such as appraisals, title reports, sales contracts, environmental reports, flood zone certificates, hazard insurance coverage, inspection reports and other real estate related reports, to assess the merits of the collateral and assign any additional conditions.
Write a concise summary memo to support the decision recommendation to approve, decline or counter-offer.
Review loan disclosures and documentation to ensure accuracy and compliance with regulations; review rate lock request and issued rate lock confirmation to Loan Processor and Loan Consultant.
Prepare final 1008. Issue Funding Conditions Notice to Loan Processor and Loan Consultant.
Prepare the Closing Disclosure based on info. provided by the Loan Processor.
Clear all applicable conditions of loan.
Complete Notice of Action Taken form for declined loans after obtaining second review for decline decision and notify Loan Processor and Loan Consultant.
Assist with internal and external audits as needed.
Prioritize daily workflow to successfully meet service level agreements: self-assigning new loans by determining capacity for various product types, underwriting new loan requests, requesting necessary documentation needed for approvals, analyzing documentation, reviewing files for conditions related to documentation and funding status.

Maintain and monitor the security programs which include the video surveillance systems.
Support the BSA Officer during third party audits and Federal and State examinations.
Respond to branch and department inquiries regarding BSA/AML, OFAC, and fraud policy and procedures.
MINIMUM QUALIFICATIONS
Knowledge, Skills and Abilities:
Knowledge of general bank operations including branch cash handling procedures.
Knowledge of transaction methods and practices of customer transactions and activities.
General understanding of regulatory concepts including, but not limited to: the Bank Secrecy Act, Office of Foreign Assets Control sanctions, and the USA PATRIOT Act.
Skills operating BSA/AML software and compliance monitoring systems, transaction and wire transfer systems, preferred.
Skills operating a personal computer including detailed knowledge of web browser applications.

Job Description:
This job is responsible for originating loans for clients with residential mortgage needs and is the primary lending specialist working full time within the financial center. Key responsibilities include delivering First Mortgage and HELOC lending products in person or by telephone and providing products such as Auto Loans, Credit Cards and Core Banking products. Job expectations include effectively balancing sales performance, operational risk, and client relationship care.
This position is subject to SAFE Act registration requirements. Responsibilities:
Provides specialized and personalized service offering advice and guidance to financial center clients through the full spectrum of borrowing and banking offerings at each stage of client's life plan
Builds and deepens relationships with new and existing clients by leveraging the full capabilities of the bank

Presents potential home lending product solutions, submits the mortgage application, assists clients with gathering supporting loan documentation, and keeps clients informed throughout the mortgage loan process through outbound calls, email, and online messaging

Responds to client requests and makes referrals to appropriate internal partners based on client needs

Required Qualifications:
Minimum of 2 years of mortgage origination experience. In lieu of this requirement, has previously held the role of:
Home Service Specialist II, Lending Client Associate, Lending Client Support Manager, Lending Specialist, Senior Banker, Business Solutions Advisor or Financial Solutions Advisor at Bank of America for 1 year
Knowledge of credit and home lending requirements
Actively listens to the client to determine their needs and goals and has a desire to interact with clients proactively.
Communicates professionally, effectively, and confidently and is comfortable engaging all clients in person and over the phone.
Is a critical thinker and can analyze financial and credit data to advise clients of product/pricing policies and guidelines and gather any additional required information.
Has effective customer service skills with ability to manage the full client end-to-end experience and problem resolution.
Strong written and verbal communications skills.
Ability to handle ambiguity and adapt to changing circumstances.
