The Airport Shuttle and Facilities Manager supports the team with a complete oversight for financials and operations (Shuttle Operations, Events, Campus Experience) of assigned portfolio to ensure 24/7 professional parking management. Principal Job Duties:
Provides full oversight of shuttle operations, including, scheduling, vehicle maintenance, route management, staff coordination and ensuring compliance with DOT and FMSCA regulations for safe and efficient transportation services.
Responsible for direct oversight and management of several components of parking at an airport location including: valet, events, self-park garage and shuttle operations.
Responsible for developing client relationships and business retention.
Ensuring that increased revenue, managed expenses, and customer satisfaction is maximized by maintaining the highest level of service thresholds and initiatives that are aligned with the expectations of our various clients.
Assist the region with the business development, proposal, presentation, and transitions for new locations.
Lead, direct, and develop team of employees to accomplish annual and periodic goals/initiatives, while embodying and using LAZ Parking's culture as a guideline.
Identifying high potential employees to support the organization's continued growth.
Responsible for planning and executing plan for the opening of new locations within their assigned portfolio.
Preparation of budgets/monthly reviews of profit/loss by location with assigned portfolio.
Organize and narrate parking management skills for Facilities Managers and Assistant Managers.
Understand, implement, and deliver all requirements that are outlined within the contractual agreement between LAZ Parking and our clients.
Daily, Weekly, Monthly, and Annual financial and operational reports as required.
Serve as a liaison to parking patrons and various stakeholder groups who are impacted by the operations of the assigned portfolio (and vice versa).
Implement and complete other projects, programs, and initiatives that may arise from the operation of assigned portfolio.
Participate in labor contract management if applicable to assigned portfolio.
Review and edit proposed parking, maintenance, etc. agreements.
Communicate with local police department and emergency management teams regarding operations.
Organize and manage the oversight of event operations within LAZ Parking.
Monitor, review, and analyze the market rate structures.
Implementation and completion of other projects, programs, and initiatives that may arise from assigned portfolio operation.
Additional related duties as assigned.

The Role: The Facilities Coordinator plans and coordinates various facility maintenance service activities to be performed by internal maintenance resources, contractors and other contracted labor. Job Summary
The Janitorial Manager is responsible for the supervision, inspection, and control of all custodial and related services associated within assigned contract. Ensures all equipment in proper working condition. Perform any additional duties as required, including providing hands-on-cleaning if required.
REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):
Strong organizational and planning skills, responsiveness, attention to detail and excellent follow-through. Ability to work effectively under pressure and manage multiple priorities.
Demonstrate excellent customer service skills. Minimum of five to ten years of recent experience in working supervision of custodial and related employees performing cleaning functions in major facilities. Must have general hands on knowledge of both routine nightly and daytime facility cleaning and related services. Working hours mostly weekdays but may also include evenings and weekends as well as on-call for emergency situations. High School education or equivalent preferred. Responsibilities
The Project Manager Facilities supports the field team managing store maintenance needs, sustainability projects, construction work, vendor relationships, and billing/invoicing. This role will also assist the Manager of Facilities in creating and managing quarterly preventive maintenance programs and follow up for stores.
KEY RESPONSIBILITIES
* Ensure preventative maintenance programs are sustained for all applicable trades including GMC (general maintenance contractors), HVAC (heating, ventilation, and air conditioning), janitorial, and pest control, and other large- or small-scale maintenance projects
* Partner with Real Estate and Store Operations on store construction projects

Job Description

This role provides direct support to onsite teams and plays an essential part in maintaining operational excellence across the portfolio.
Essential Duties and Responsibilities:
Administrative
Develop detailed specifications, scopes of work, and contractor bids for major projects or as requested by the Sr. RSD, RREDs, Real Estate Managers, and Service Directors.
Recommend vendor selections and update the preferred vendor list regularly.
Track project schedules and ensure completion within budgetary constraints.
Recommend and monitor ongoing preventative maintenance programs for assigned properties.
Maintain an up-to-date library of material suppliers, labor rates, equipment rental costs, and qualified subcontractors by category.
Anticipate and recommend capital improvement projects for properties.
Ensure compliance with company safety policies and procedures, including proper use of systems, programs, and personal protective equipment.
Operational Management
Evaluate and provide guidance on the training of Service Managers and service teams regarding the turnover process, inventory control, trade skills, safety, and bid development.
Fill in at the site level as needed to ensure properties remain operational when staffing shortages occur.
Spend a minimum of four days per week onsite supporting teams and ensuring KPIs remain on track.
Assist Service Directors with troubleshooting, complex repairs, or technical guidance as needed.
Conduct audits and inspections of storage rooms, paint rooms, maintenance shops, and inventory systems.
Audit and evaluate turnover procedures, ensuring consistency in materials, supplies, final product quality, vendor usage, and cost efficiency.
Oversee and provide feedback on vendor performance for routine maintenance and project work, including turnover, landscaping, pool operations, and HVAC services.
Perform additional duties as assigned.
Personnel Development
Coordinate uniforms for all service team members to ensure a professional appearance at all times.
Interview and assess candidates for Service Technician and Service Director positions.
Identify training needs and schedule or deliver technical and operational training sessions.
Coach and mentor service team members; complete performance assessments as requested and annually.
Qualifications
Education & Experience
High school diploma or equivalent.
5-6 years of maintenance, construction, or repair experience within multifamily housing, including at least 5 years in a supervisory role.
Extensive knowledge of apartment maintenance operations, building systems, and ability to complete service assessments at the standards required of a Regional Service Manager.
Certifications
EPA Universal CFC Certification. (or required within 90 days of employment)
CPO (Certified Pool Operator) Strongly preferred
OSHA 10/30 certification preferred
Skills & Competencies
Proficiency with word processing, Excel, and computerized maintenance management (CMM) systems.
