Winnsboro Homes is a newly renovated 50-unit Section 8 property. **This position is expected to work 35 hours a week** Responsibilities Duties may include, but are not limited to: Performs all general maintenance duties for the upkeep of the property Responds to resident work orders Performs carpentry, electrical, and plumbing work Repairs appliances, heating and air conditioning units, ceiling fans, refrigerators, etc. Installs sheetrock Paints vacant and occupied apartments Assists in maintaining the property grounds by performing pool maintenance, picking up and removing trash and debris, pressure washing sidewalks and buildings, etc. Picks up parts and supplies as necessary Qualifications 1-3 years of maintenance experience on a residential property preferred HVAC Certification Ability to work on-call and respond promptly and appropriately to all calls.     The Maintenance Supervisor reports to the Property Manager. Primary responsibilities include working with the maintenance team to ensure the repair and maintenance of property facilities and apartment units; prompt and courteous responses to service requests; keeps an adequate supply of market-ready apartments-units to meet leasing demands. Oversees general property appearance to meet or exceed standards. DUTIES/RESPONSIBILITIES Assists in preparing market-ready apartments to include, painting, carpet, flooring, general repairs, housekeeping, etc. Efficiently and effectively schedules subordinates, assuring that work orders and make-ready units are completed properly and in a timely manner and on schedule. Oversees working with vendors/contractors to ensure assigned work is completed accordingly. Informs Property Manager of any repair work needing an outside contractor or replacement of significant appliances necessary. Monitors and maintains the property preventative maintenance schedule and the upkeep of all mechanical equipment on the property, including, but not limited to, water heaters, pool pumps, HVAC units, etc. Performs various preventative maintenance functions and records findings in the appropriate Maintenance Log. Cleans boilers, if applicable, two times per year. Completes regular move-in unit inspections; checks all appliances, sinks, faucets, commodes, blinds, etc. Responds to resident service requests, prioritizes, and assigns to designated maintenance staff. Ensures that all maintenance work order paperwork is completed; leaves a copy in all apartments entered, cleans up debris caused by maintenance work, does not use any personal items belonging to the resident for clean-up, records time spent in a unit on the work order, and communicates with Leasing Office staff work order status/completion. Performs on-call emergency work order service requests based on business necessity, communicates with Property Manager number of hours worked on-call for after-hour efforts as required. Communicate with the Property Manager all aspects of on-call service request requirements. It is the overall responsibility of the Maintenance Supervisor to oversee and delegate to the qualified maintenance team the on-call schedule. Has knowledge of maintenance functions such as plumbing, pool, HVAC, basic electric, general carpentry skills, painting, and snow removal (where applicable). Works with maintenance staff and landscaping vendor to maintain grounds and common areas and keep them free of trash and debris. The Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment units and other property facilities are in good working order. Handles service requests for repairs and improvements of vacant apartments to a market-ready status. DUTIES/RESPONSIBILITIES Receives maintenance requests, prioritizes work orders, and handles each most efficiently, as directed by the Property Manager and Maintenance Supervisor. Examines and diagnoses problems with heating, ventilation, and air conditioning units for property facilities. Determines the best method to repair or replace all or part of the unit. Makes repairs and/or replacements according to standard. Performs preventative maintenance on HVAC units by replacing filters, cleaning coils, etc. Check all appliances, sinks, faucets, commodes, drapes, blinds, etc. Performs minor to moderate-level plumbing repairs, replacements, and/or installations, including repairing leaks and removing clogs in sinks and toilets. Change air conditioning filters at least once every three months. Performs minor electrical repairs and replacements of light fixtures and related items. Repairs locks and other miscellaneous items. May perform painting projects ranging from a complete interior painting of property units to minor touch-ups and repair of walls and woodwork. May perform “make ready” projects to prepare vacant units available for prospective tenants. Review condition of floors, walls, carpet, linoleum, tile, etc. Make necessary repairs to above. Responds to resident service requests and concerns in a timely manner. Delivers various communications to residents as needed. Leave a completed work order or a note in all apartments.
