WHAT YOU CAN EXPECT TO DO IN THIS ROLE:
ACCOUNTING & BOOKKEEPING
Maintain all property accounting and reporting, including collecting and posting rent, financial and leasing reports, month end, pre close, bank deposits and ensuring a balanced rent roll.
Prepare monthly close-out and financial reports.
Process invoices for payment.
Collect rent, fees, and other payments.
Complete bank deposits, dispositions, and account reconciliations.
Use property management software such as Yardi to record, track, and report on all financial workings of the community.
CUSTOMER SERVICE & SALES
Use your leasing and sales experience to lease apartments.
Promote resident satisfaction and retention by regularly responding to complaints, questions, and requests in a timely manner.
Take all appropriate action to resolve and address service issues.
TEAMWORK
Cheer, lead and mentor our leasing team. They will look to your guidance and experience related to leasing, closing, marketing, apartment files, and resident retention.
Work closely with the Community Manager regarding all property operations.
WHAT YOU'LL NEED ON DAY ONE:
Minimum of one year of residential leasing, sales and/or property management experience required.
Experience in leadership and supervising a staff preferred.
Experience using Yardi or other related property management accounting software.
Strong knowledge of Microsoft Outlook, Word, and Excel.
Strong math and accounting skills.
Understanding of financial statements (budget, financial reports, accounting information, etc.).
Strong understanding of federal, state, and local fair housing laws and provisions.
High school diploma or equivalent required.
A valid driver's license may be required.
Ability to work a flexible schedule to include weekends, evenings, and some holidays.

About the Role
The Maintenance Technician I is responsible for performing daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. This role involves responding to basic service requests, assisting in apartment make-readies, maintaining the exterior of the property, and ensuring clean and acceptable curb appeal at all times. JOB DESCRIPTION
Essential Responsibilities:
* Develops a comprehensive understanding of the project strategy including financial goals, scheduling, project deliverables and inspections.
* Leads all daily field operations by managing subcontractors, ensuring site safety, quality control and construction progress.
* Partners with the Project Manager to maintain an accurate project schedule throughout the lifecycle of the project which reflects any changes in a project's status. The Senior Superintendent communicates and distributes the schedule to the field team and utilizes experience to identify problems and recommends solutions to mitigate delays.
* Leads and participates in various meetings such as project planning, project review, subcontractor meetings and OAC meetings.
* Oversees the development and closure of RFIs and review and approval of submittals.
* Communicates with key business leaders, owners and partners to provide updates on the status of projects, surface and address concerns, and plan specific actions as needed to ensure the on-time and on-budget completion of new projects.
* Supports the project closeouts by supervising pre-punch activities and coordinating activities with the owner, architect and governing authorities.

* Manages and publishes subcontractors' schedule on a weekly basis and reviews at the subcontractor meeting. Effectively measure quality and craftsmanship.

JOB DESCRIPTION
* Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.
* Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
* Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.
* Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fund.
* Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease.
* Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property's occupancy and revenue goals.
* Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Physical Demands:

Role Overview

Key Responsibilities

Overview
Altis Blue Lake is looking for a skilled maintenance leader to direct the maintenance team in maintaining the integrity of a new community in Lake Worth Florida.

Responsibilities
Support hiring, training, supervising, and motivating the maintenance staff with guidance from Property Manager
Perform inspections of property and address any maintenance needs
Follow up on service requests performed by maintenance team
Complete work orders in a timely manner based on priority
Inspect and coordinate make ready process
Demonstrate customer service skills by treating residents, staff and vendors in a professional manner
Maintain Property Grounds and common areas to meet company standards
Preventive Maintenance
Maintain a clean and well-organized shop and other work areas
Adhere to all safety policies and procedures
Qualifications
High School Diploma or equivalent, college degree is a plus
Valid Driver's license is required
EPA HVAC certification required
Excellent verbal and written communication skills
Basic computer knowledge in Microsoft Office (Word, Excel)
