Job Responsibilities
Architect and oversee enterprise deployment of GIS/LIS platforms; ensure ArcGIS-based mapping and analysis tools are optimized for industrial and real estate applications.
Create scalable processes for onboarding and retiring both owned and leased assets when sites are acquired, divested, closed or restructures.
Integrate geospatial and land data with finance, lease administration, legal, operations, and environmental systems to link property, lease and financial data in one enterprise view.
Establish real estate data governance framework for owned and leased properties, establishing standards for property boundaries, ownership, lease terms, mineral reserves, water rights, easements, zoning, and tax overlays.
Develop dashboards, spatial analytics, and KPI reporting to inform decisions on strategic real estate portfolio management.
Drive data quality targets (accuracy, completeness, and adoption) and build automated reporting pipelines for leadership and audit readiness.
Partner with Finance, Operations, Legal, and Platforms to connect GIS/LIS to business impacts and strategic decision making.
Champion adoption across highly decentralized operating companies through training, communications, and stakeholder influence.

Job Requirements
Bachelor's degree in GIS, Geography, Land Management, Real Estate, Engineering, Computer Science, or related field (Master's preferred).

Deep expertise in ArcGIS; familiarity with integrating GIS into ERP, finance, and BI ecosystems.
Proven record leading data governance and enterprise platform deployments.

Role Description
Urban Villages is seeking a skilled and experienced Senior Manager of Finance to join our team. The Sr. Manager of Finance will play a key role in managing the financial health of our projects, supporting capital campaigns, and executing strategic financial projects. This position requires a strong understanding of real estate finance, exceptional analytical abilities, well developed communication skills, and a proven track record of success in a fast-paced environment.
Key Responsibilities
Capitalization & Funding (35%)
Participate in Equity Capitalization Campaigns: Provide support for securing equity capital: producing financial models, organizing information, reviewing and analyzing terms, preparing offering memorandums and other documentation, and assisting in management of the transaction team.
Secure Debt Capital: Oversee the process of obtaining debt capital for UV's loan needs: producing and organizing information, assisting in securing competitive proposals, managing the transaction team, finalizing the closing process, and organizing all related files and briefing materials.
Forecast Funding Needs: Accurately forecast funding requirements to ensure continuous development progress and prepare detailed funding requests for both investors and lenders.
Manage Investor Relations & Reporting: Improve existing communication materials and processes for investor reporting, and direct other business functions to produce all supporting information.
Lead Transaction Teams: Head transaction teams for acquisitions, dispositions, and debt procurements, including review of transaction documents and management of closing processes.

The Senior Project Manager is responsible for all project administration including all contractual requirements, agreements with trade partners, purchase orders, and risk management. This individual also manages general work performance and quality, and overall team progress against the project plan.
Responsibilities:
Budget Updates:
Produce thorough forecast of Cost-to-Complete which drills down to identify potential exposures
Coordinate the use of Oracle with Expedition to readily identify exposures
Require the project team to track costs of field directives and back charges for forecasting purposes
Create detailed analysis of line-item exposures, particularly unit price contracts
Follow the Forecasting Calendar for on-time completion of forecasts
Teach the Standard Operating Procedures for budget updating to others
Change Order Management:
Require the project team to fully utilize Expedition to track all Proposed Change Order (PCO) items including in-scope and out-of-scope
Provide the Owner with up-to-date status reports relating to Changes
Require the project team to produce a monthly Owner Change Order (OCO) to prevent aging of PCO issues which further allows for timely closure of Changes with Subcontractors
Work to recover all legitimate GC costs relating to Owner Changes
Track the status of all Contract Allowances in Expedition and submits Change Order Requests (COR) when an over-run is likely
Require the project team to track all field directives and back charges in Expedition for timely processing on a monthly basis, i.e. composite clean-up, hoisting time, etc.
Project Close Out:
Establish an effective Close-out Plan early in the project which includes the early collection, review, and packaging of Contract close-out documents
