Camp du Nord in Ely, MN is seeking a Camp Property Manager II. This role manages facility operations, supervises maintenance and custodial teams, and ensures this 160+ acre, 40+ building property meets YMCA standards and regulatory requirements. As a member of the camp leadership team, the Camp Property Manager II partners with the Executive Director to support strategic planning, budget management, and staff training.
This position offers an annual salary range of $65,000 to $72,000, along with on-site housing that includes four bedrooms, two bathrooms, and a full kitchen. Anticipated start date is January 12, 2026, with flexibility to accommodate the selected candidate's availability.
1. Job Summary:
The Camp Property Manager II has the responsibility to contribute to the overall mission and goals of the YMCA Camp and/or property by providing leadership, management, operations, and planning of the camp properties. This position supports and supervises their assigned camp locations and their camp caretaker, maintenance and custodial teams, and provides essential input as a part of the camp leadership team. They ensure that the camp facilities, properties, structures, vehicles, and equipment meet camp, YMCA, and any pertinent certifying bodies requirements. They will work with the Executive Director and leadership to ensure communication and needed trainings are managed and offered. This position is to Property Manager I, however, the Property Manager II position encompasses oversight of multiple facilities, teams, and increased budget responsibilities.
2. Essential Functions:
* Supervise Camp Caretaker and facility teams at assigned locations.
* Work with District Camp Property Manager to organize and carry out priorities for each facility assigned.
* Oversee the facility operations for all assigned locations.
* Supervise all custodial and maintenance functions.
* Supervise the maintenance of all owned and rented vehicles and watercraft
* Work with the association to ensure all annual permits and licenses for vehicles and equipment are maintained.
* Supervise and manage workload of maintenance and custodial and maintenance staff to ensure quality operation of the facility and land adhering to the completion of priorities.
* Manage and maintain all waterfront equipment such as docks, aquatic platforms, and beach areas.
* Manage the preventative maintenance of the camp to ensure protection and longevity of the property and facility assets.
* Develop and manage annual plans, priorities, and budgets for facility operation and maintenance.
* Plans for short- and long-range building and property needs, execution of maintenance needs, building safety programs, etc. specific to each location.
* Work with the Executive Director and/or District Property Manager in developing and prioritizing facility planning needs, including securing bids from contractors, and managing projects.
* Work hands on in many varied facility maintenance tasks such as carpentry, plumbing, and electrical work, and to identify when a professional is required or more efficient.
* Serve as a task supervisor of camp program staff on property projects as needed.
* Work with Executive Director and/or District Property Manager, and maintenance team to manage the condition and repair of camp program equipment including the installation, take down and storage of seasonal equipment
* Establish and implement annual goals and manage budget.
* Participate as part of the Camp Leadership Team in setting organizational direction and priorities.
* Recruit, hire, train, and supervise Camp Caretakers and/or Maintenance staff directly and other facility team members where needed.
* Assist with providing staff input to the Community Board, alumni, and volunteer development, where and when possible.
* Organize and manage volunteer involvement in facility projects which enhance overall goals.
* Serve as staff to the Building and Property Committee as needed.
* Manage all billing and invoices related to property and facilities.
* Evaluate and manage risk regarding properties, vehicles, and buildings.

Required:
* Strong facility maintenance skills.
* Previous budget responsibility and knowledge of budget management
* Experience supervising or managing staff.
* Experience with short and long term strategic planning and project management.
* Knowledge of working with contractors, vendors, and suppliers.
* Ability to assess problems and recommend the most efficient solutions.
* Strong organizational and communication skills, willingness to work closely with others, ability to work as a member of a team, and ability to accomplish tasks with little direct supervision.
* Ability to operate camp maintenance equipment.

What We Can Achieve Together:
The Northwoods program partners closely with the Superior National Forest, The Nature Conservancy's Northeast Minnesota Fuels Planner, and other partners in the area. As one of our Burn Crew Members, you will participate in prescribed burning operations in partnership with other non-profit organizations, state and federal agencies, and Tribes. This includes ignition, holding, mop-up, and post-burn patrol. You will also be responsible for burn unit preparation, equipment maintenance, timber stand improvement projects, invasive species control, and other projects as assigned that are essential to fire operations and ecosystem restoration.
To support Burn Crew Members' professional development, you will be introduced to regional prescribed burning ecology, equipment, and practices, and you may be offered trainee opportunities to advance your qualifications. In addition, you shall work to build and maintain relationships in the professional wildland fire community and in local communities where TNC works. You may gain experience in wildfires should you elect to do so and if opportunities arise.
Candidates who are not currently qualified as a Fire Fighter Type 2 (FFT2) may complete the required online training before your first day of work and complete the hands-on component of the training as part of their onboarding work time.
Some overtime is expected, and as part of the crew, you may be asked to travel along the Minnesota-Canada border to the bluff lands of southeast Minnesota. This may include overnight stays for multiple days for burn opportunities. You will work outdoors in variable weather conditions, in remote locations, at times on difficult and uneven terrain, and under physically demanding circumstances.

SUMMARY: The person in the Maintenance Technician position provides repair and preventive maintenance of all buildings on-site for which he/she is responsible, including maintaining the lawn and surrounding property. * Takes care of lawn, including mowing, trimming, seeding, sodding, repairing and winterizing.
* Maintains outside of buildings including repairs, painting, rescreening windows, etc.
* Keeps occupied units in good condition in compliance with all codes to maintain resident satisfaction and make unoccupied units rent ready in the required timeframe, including the repair and maintenance of appliances; plumbing; electrical and lighting systems; heating and cooling systems; walls and flooring; sprinkler; reframing and hanging doors; troubleshooting telephone lines and cables; removal and disposal; and using carpentry skills as necessary.
* Performs snow and ice removal including snowblowing, shoveling, and putting down salt, using a pick to remove ice build-up on sidewalks and walkways, parking lots, roofs, and common spaces.
* Replaces unit locks on rental units as necessary and on all turnovers, outside doors, and outbuildings and takes other steps as necessary to maintain security of premises.
* Coordinates and oversees work of sub-contractors hired by the company.
* Performs small motor repair and maintenance on equipment used in maintaining the buildings and grounds such as lawnmowers, tractors, snowblowers, chainsaws, and other power tools and equipment.
* Purchases approved supplies such as paint, paint brushes, locks, pipe, wiring, light bulbs, etc. for maintaining property.

The Internship is an immersive seasonal position that offers on-the-job training for the logistics, community, and student facing aspects of our organization. This program serves as an on-ramp for people interested in becoming an instructor but without significant experience in the field. Depending on skill level, experience, scheduling, and availability, some interns will be promoted to instructor the same season. Most will complete the internship and will be eligible for re-hire as a field instructor the following season. Internships begin with a 2-day base camp orientation and introduction to the intern crew. This is followed by an 8-day wilderness expedition training, where you will see how VOBS runs our programs from the student perspective. After completion of the wilderness portion of training, interns will return to base for another 7+ days of training in a variety of areas, including driver training, student management skills, technical skills, further orientation into how VOBS operates, and other training as needed. Interns arrive in May or June and stay through August.
Following the initial training phase, interns will perform a wide variety of duties on any given day or week ranging from supporting a rock-climbing day for students, driving to the airport to greet a new student group, packing food/gear for courses, supporting students on our ropes course, dropping groups off to start their expedition, or assisting with facilities maintenance on our 40-acre wilderness basecamp.
The intention is for the interns to have a diversity of work that will deepen their understanding of our logistics, basecamp, students, job responsibilities and prepare them for the demands of facilitating life changing experiences as an instructor. The internship is designed to be an educational experience with approximately 40% of the intern's time spent in student contact and approximately 60% will be spent supporting courses, course delivery, and the base camp community.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Trainee
Participate in a wilderness training expedition that is modeled on an Outward Bound student experience and thus, has elements of challenge and adventure, living in intentional community, and skill development.
Willingness to learn about VOBS organizational mission and a desire to learn more about mission delivery in a basecamp and field setting.
Technical Skills: Flatwater paddling, rock climbing, top rope anchor building, campcraft, and navigation.

Supervise students who leave the field due to illness, injury, or behavioral incidents.
Support instructors and students in the Intercept program during their final week at VOBS where they are working to transition home and preparing to reunite with their families.
Basecamp Support
Assist field instructors during course preparation including packing food and gear, and setting up camp before student arrival.
Assist VOBS Facilities Manager in maintaining the basecamp. This includes a variety of tasks that help the basecamp run smoothly and run efficiently. This could include staining a building, cleaning, grounds work, yard work, kitchen work, etc.
Safety Management
Participate as needed to support the basecamp's on-call field response system. This could include paddling or hiking to evacuate an injured student from the wilderness, answering the emergency field line, and preparing food and gear for evacuation teams.
Adhere to local operating procedures, safety policies and emergency procedures as outlined in the field staff manual.
Driving - Able to drive defensively and safely in alignment with VOBS Policies and Procedures . Often in 15 passenger vans with trailers.

Per Diem Intern pay is $50/day for each day trained/worked during the first 8 weeks of the internship.

POSITION SUMMARY
This is a seasonal position (arriving in May and continuing through August) working primarily in the field. Candidates are required to attend a pre-employment training before the season begins that includes wilderness travel training, technical skills training, OB curriculum and educational philosophy.
On-the- job training continues when the Instructor (I) begins working in the field under the supervision of a Course Director and Lead Instructor (LI). Working as part of an instructional team, Instructors are expected to observe, learn, and practice the art of facilitating educationally effective programs and teaching students the skills necessary to thrive on a wilderness expedition. They are also expected to learn and follow VOBS safety policies and procedures meant to mitigate the risks inherent to remote travel.
VOBS serves a wide range of student populations. The majority of our students are youth and young adults between the ages of 14 and 25. We have "Classic" courses, our standard expedition format, ranging in length from 8 days to 22 days. Additionally, we have courses with specially designed curriculum such as our Pathfinder and Intercept programs. VOBS also works with intact groups, creating the opportunity to work a variety of programs throughout the summer.
