Title: Maintenance Technician

A Maintenance & Repair Technician responsible for the maintenance and repair of conveyor systems and machinery. Troubleshoot and repair conveyor components, including motors, gears, switches, and other electrical or mechanical parts.

They are very focused on finding the right people and minimizing turnover. 60 people overall in the company. They put a lot of time and effort into training.
Job order details: They have 2 openings in the area. Their home base will be their home. For the first 3 months or so they will ride along with another experienced technician. When they get a repair call, they will travel to the site. Eventually, they will get a company car once they are on their own. The company provides a fuel card and a corporate card if they have to stay overnight. They pay for travel time. Most repair calls are day trips; they estimate 10-15 trips per year are overnight.
They are open to anywhere from 3 years' experience or higher. The electrical experience is key and more important than the mechanical, just because the mechanical can more easily be taught. Conveyor experience is not required, but a plus. Previous experience repairing mechanical and electrical machinery in a manufacturing setting. No entry level, need previous experience. Associates would be nice but not required if they have the experience.
Assignment length: Contract to direct - based on 1040 hours.
Hours: Core hours are 8-5, travel position so may leave to go to sites earlier and return later.
Overtime: Expect to work 50 hours per week. Will pay time and a half for OT. They on occasion get “night emergency calls” they pay OT for those calls whether 40 hours has been reached or not. They consider this an extra thank you for doing work outside of normal business hours. Double time would be any “weekend visit” the employee would get. Their weekend calls are defined as any visit after 5 PM of Friday night to 5 AM Monday morning.

JOB SUMMARY
Responsible for performing the tasks associated with the daily maintenance of the golf course, associated grounds, and project implementation.
ESSENTIAL JOB FUNCTIONS
The essential functions include, but are not limited to the following:
Operates mowing equipment; mows greens, tees, fairways, rough, bunker banks and native grass.
Performs bunker maintenance; rakes and moves sand, edges, and pulls weeds.
Ensures that all areas around trees, bunkers, cart paths, signs and other golf course features are maintained and edged.
Installs and maintains landscaping plant material and performs all associated landscaping duties.
Assists with the repairs and maintenance of the irrigation system features.
Performs golf course set up; cup cutting, tee cleanup, divot filling, ball mark repair, trash and debris removal, and golf ball washer maintenance.
Cleans, fuels, and stores equipment after each use. Refreshes oil and other lubricants as directed by the equipment technician. Reports equipment problems promptly to the appropriate supervisor.
Possesses an understanding of the equipment and how to best maintain it for maximum life and minimum downtime.
Complies with golf course etiquette rules.
Must be well mannered, display a smile at all times, greet guests, member and fellow employees when encountered, show appreciation to the guests and the members, and demonstrate a willingness to help guests and members at all times.
Possesses and understanding of the importance of safety and sees that safe operation procedures are observed in all daily activities. Adheres to the safety program.
Demonstrates a commitment to the work and success of the club and the Company by being service- and solution-oriented, having positive interactions with all club staff and members/guests, and meeting established quality, service and safety expectations.
Performs additional assignments per the direction of club or Company managers.
Regular and punctual attendance on site for all scheduled shifts is required.
WORK HOURS AND CONDITIONS

Position Description
The Energy & Utilities Division, within the Facilities and Operations Directorate, has an opportunity to fill the position of a Steamfitter (heating maintenance technician) to join their team. Under minimum supervision lays out, constructs, or installs, repairs and maintains heat, steam and hot water distribution systems, related facilities and auxiliary equipment and piping and equipment utilizing heat, steam and hot water distribution services.
The employee will be assigned to the day shift M-F 8am-4:30pm. Steamfitters shall work overtime as required. This position reports to the Steam Shop Supervisor.
Essential Duties and Responsibilities:
Perform routine and corrective maintenance and repairs as necessary to keep the steam distribution system operating at optimal efficiency.
Identify potential hazards, environmental concerns, and unsafe conditions or practices in work or at work site, and implement or suggest controls to minimize risk.
Perform maintenance of low horsepower fuel fired industrial boilers and burners.
Operate equipment in a safe and conscientious manner following safety rules, procedures, and actively participating in safety programs, such as confined space, lock-out/tag-out, etc.

Summary:
* Install and move machinery, shafting, and belts, and perform other related assignments.
* Maintain building central systems and related plumbing.
* Must posses required EPA certifications for HYAC repair
* Follow prints or sketches and other written specifications.
* Perform safety checks of lifting devices.
Key Responsibilities
* Receive assignment pertaining to operation to be performed specifying location and general nature of work and general and special instructions when necessary.
* Use sketch or print prepared by supervisor, Engineering Department, and or manufacturer's specification, when necessary.
* Unload machines, or the disassembled parts of machines, from trucks using a hoist or jacks, crowbars, and wooden blocks.
* Prepare foundation for a machine, as necessary; outline appropriate size and dig hole to required depth (when laborers not available); prepare and line hole with wooden forms; fill form with cement.
* Transfer machinery, on rollers or with assistance of power lift truck; place base or machine on foundation, as required; assemble remaining parts as indicated in sketch, print or specification and adjust for operation.
* Cut, thread, and bend pipe as required; install valves and accessories.
* Move machinery or equipment as directed.
* Dismantle unit; use various equipment to remove machirie from foundation; transfer to new location; lift into place, level, and secures.
* Re-assemble unit and prepare it for operation.
* Build wall partitions, etc., using sheet metal, wood, glass and other building material; repack glands on designated pumps; change filters in intake and exhaust systems.
* Repair/replace vacuum pumps, exterior plumbing and machine drops (vacuum, compressed air, nitrogen, chiller liquid), vent stacks and associated equipment related to heat treat furnaces and equipment.
* Replace worn flooring in plant; perform major and minor concrete repairs within plant and to walks, and drives, repair roof by applying cold tar.
* Service and repair rooftop, and stand alone HVAC units. Maintain burners, air balance and flow, program controls, humidification, controls, compressors, refrigerants and EPA certification.
* Maintain central coolant systems.
* Maintain/repair all compressed air lines and machine drops.
* Unblock clogged pipes and remove and replace, if necessary. Repair/maintain municipal water systems, valves, faucets etc.
* Perfonn electric arc and oxyacetylene welding, rough carpentry, painting, plumbing, and sheet metal work, as necessary.
* Fabrication of sheet metal guards and chutes
* Monthly inspect hoisting equipment for W9m or chains, loose brakes, etc., lubricate according to instructions.
* Other duties as assigned.

Requirements:
* Education Requirements: As of June 1, 1994, must possess a high school diploma or GED
* Work Experience Requirements: Must possess a certified journeyman card or have worked 8000 hours, within the trade, in an industrial environment. Must maintain a valid Forklift license.
* January 10, 2008 addendum to Work Experience Requirements: The minimum requirement for work experience may be waived if individual provides documentation of a minimum of 8000 hours in a military service within the skilled trade and has obtained a medium or higher on the General Aptitude Test Battery (GATB).
* January 24, 2007 addendum: The minimum requirement for work experience can be waived if the individual has obtained a medium or above on the General Aptitude Test Battery (GATB) and/or demonstrates the aptitude for the position during the interview process.
* Machines and Equipment: Drill press, electric hand drills, emery jack, electric saw, threading machine, electric and chain hoist, hand trucks, electric lift trucks, forklifts (Electric and Gas), powered elevated work platforms, wheelbarrows, blocks tackles. Welding equipment (TIG, MIG welders), oxyacetylene welding, as well as metal cutting equipment (plasma cutter, torches), etc.
* Tools used: Assorted hand tools, metal shears, micrometers, calipers, steel tape rule, assorted drills, steel saws, etc.
Skilled trades will train employees outside classification by mutual agreement between the union and company based on business needs. Journeyman will train other journeyman and apprentices.
* Materials Processed: Sheet steel, angle iron, wood, glass, brass, copper, iron pipe, pvc pipe, bronze, brass, aluminum and other non-ferrous alloys, Plexiglas, nylon, lexan, delron and other plastics.
* Physical Demands: Stooping, climbing, lifting, walking, uses hoists, rollers, hand trucks, climbing up and down ladders, aerial platforms, accessing confined spaces, etc.
* Working Conditions: lnside and Outside, elevated, roof top, and confined space, etc.
* Uncontrollable Hazards: Surface cut possible while handling parts and equipment.
* Safety of Others: Standard. Pertinent safety equipment (i.e., hearing protection, safety glasses, gloves, respiratory, etc.). Performs safety checks of lifting and fire fighting equipment.

POSITION SUMMARY: Ensures the facility is maintained in a clean and sanitary condition and in a state of good repair. This position may have supervised / unsupervised contact and or conversational interaction with consumers while working in the residences, day treatments and habilitation facilities.
ESSENTIAL ACCOUNTABILITIES:
1. Maintains a clean, sanitary environment. Sweeps, mops floors and disinfects bathrooms if events (i.e.: major floods) require it.
2. Responsible for ensuring that assigned site(s) is in good repair (i.e.: paint, plaster, repair furniture and property as needed). Ensure that site(s) are in compliance with all fire and life safety codes by conducting on-site inspections.
3. Complete facility specific inspection checklists on monthly basis including but not limited to vehicle, fire extinguisher, emergency light, clothes dryer vent, boiler/water temperature, and stair chair/wheelchair lift.
4. Completes work orders as assigned by supervisor (via text, verbally, in-person & hard-copy) and maintains record of all completed work.
5. Keeps appropriate records on all work performed and ensures that all necessary paperwork is completed.
6. Responsible for ensuring that emergencies and unsafe conditions at the site(s) are immediately addressed.
7. Keeps sidewalks, yards, stairs, driveways, and steps clean of debris. Duties may require shoveling snow, as well as salting and sanding areas.
8. Responsible for the storage and inventory of all necessary maintenance equipment and submission of required reports.
9. Keeps bathrooms stocked with paper towels, toilet tissue and soap (site specific).
10. Tracks inventory of janitorial supplies and submits required reports (site specific).
11. Required to lift heavy objects such as furniture, garbage, appliances, etc. up to fifty pounds (50 lbs.).
12. Must be able to bend, crouch and work in a kneeling position.
13. Must be able to carry & set a ladder, ascend and descent ladders, stairs and stepstools in accordance with OSHA guidelines.
14. Must be able to access confined spaces and perform work as needed in areas such as attics, crawlspaces, beneath sinks & kitchen cabinetry.
15. Checks air conditioning/heating systems, hot water heater, pipes for leaks (water, gas & sewer), laundry equipment (including vents & appliances, and other site equipment for signs of wear and tear and alerts supervisor to the condition.
16. Attend certificate and non-certificate classes as well as other trainings as required.
17. Required to work during emergencies such as snow/inclement weather, weekends & holidays.
18. Must attend monthly staff meeting.
19. Work schedules and locations are subject to change.
20. Other duties as required.
21. Position may require driving an agency vehicle.
22. Must be able to utilize hand-tools such as screwdrivers, hammers, saws, drills & toilet snake, etc. following OSHA guidelines.
Qualifications
QUALIFICATIONS: High school or equivalency diploma and experience in generalmaintenance work. Hands-on knowledge of plumbing, heating and air conditioning systems preferred. Valid driver's license.
