Responsibilities
Supervises a team of technicians that investigate and perform repair services at residential homes and commercial buildings ensuring services are performed safely and effectively.
Daily management of employee schedules; including appointments route optimization and ad-hoc adjustments based on changes
Ensures employees adhere to standard operating processes, daily performance expectations, and high levels of customer interaction
Interacts with cross-functional department employees and supervisors to ensure customer commitments are met
Manages employee relations issues and facilitates resolution including personnel concerns and development opportunities
Recommend employment actions ( hiring pre-screened applicants, promotions, demotions, terminations, pay changes)
Qualifications
Five years in customer service
Three to five years supervising team members onsite and remotely

As a COT, it is unlikely but possible to be on-call outside of normal working hours.

Your Experience and Qualifications
2-7 years of experience of working in a critical facility, not necessarily a data center.
Given the nature of our work, technical expertise-particularly in fields such as mechanical, electrical, automation, HVAC, plumbing, or manufacturing-is highly valued and closely aligned with day-to-day responsibilities.
Demonstrated experience or formal training in electrical systems, power distribution, generators, UPS, switchgear, or industrial electrical environments is highly preferred.

Perform routine preventative and corrective maintenance procedures as assigned Maximo.
Maintain Analytical equipment.
Utilizing quality systems and diagnosing process issues related to Reverse Osmosis, Filtration, Ion Exchange, Ultraviolet Light Sterilization, etc.
Maintaining Analytical equipment and creating Statistical reports (Preventative Excursion Management Systems).

SUMMARY
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
JOB DESCRIPTION
Essential Responsibilities:
1. Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
2. Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
3. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
4. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
5. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
6. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Other Responsibilities:
1. Complies with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
2. May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.

Key Responsibilities
DC Power Systems - Installation & Service
Lead installation, upgrade, and maintenance of DC power systems across multiple voltage levels
Install and service batteries, rectifiers, inverters, converters, and DC distribution equipment
Perform system diagnostics including load testing, voltage and gravity readings, and preventive maintenance
Troubleshoot and resolve complex DC power system issues
Power Distribution & Cabling
Lead installation of cable racking, ironwork, and support structures, including seismic-rated environments
Run, terminate, and dress power cabling; perform lug crimping and lacing
Ensure all electrical connections meet quality, safety, and industry standards
AC Power Work
Safely perform AC electrical work ranging from 120V single-phase up to 480V three-phase
Leadership & Job-Site Oversight
Act as the lead technician on assigned job sites
Conduct daily pre-job safety meetings and job hazard analyses
Inspect tools, equipment, and work areas for safety compliance
Mentor and train junior technicians (Levels 1-3)
Ensure adherence to OSHA, NFPA 70E, and customer-specific safety requirements
Documentation & Coordination
Prepare job reports, test documentation, and procedures
Coordinate with internal teams regarding scheduling, materials, and scope changes
Serve as the primary technical point of contact during field execution
Customer Interaction
Communicate professionally with customers regarding job progress, technical questions, and issue resolution
Represent the company with professionalism, accountability, and strong customer service skills
Required Qualifications
Experience
Minimum 4-6 years of hands-on DC power experience in telecom, data center, UPS, or utility environments
Proven experience leading job sites or acting as senior/lead technician
Technical Expertise
Strong understanding of DC power theory, batteries, rectification, and distribution
Solid mechanical aptitude and electrical troubleshooting skills
Ability to read and interpret technical drawings, manuals, and procedures
Strong math skills and comfort performing field calculations
Leadership & Professional Skills
Demonstrated ability to lead teams and mentor technicians
Strong organizational, communication, and problem-solving skills
Ability to work independently with minimal supervision
Proficient with basic computer applications and field documentation tools
Physical Requirements
Ability to lift up to 50 lbs unassisted; heavier loads with assistance
Ability to bend, kneel, crawl, climb ladders, and work at elevated heights
Comfortable working in confined spaces and industrial environments
