This position will be in Charleston, SC, although we currently manage approximately 140 properties across 30+ states. This is an exciting opportunity to join an innovative, fast-growing, dynamic management team as a Real Estate Investment Analyst within the Acquisitions and Portfolio Management Department. The Real Estate Investment Analyst will be an integral part of the team and will work closely with senior team members to evaluate, recommend, and manage existing and potential investments with a particular focus on commercial and industrial property acquisitions and development projects across the continental US (specifically IOS yards). This individual must demonstrate superior organizational skills, communication, and client relation skills, along with 2 to 4 years of experience in real estate investment analysis.
Essential Responsibilities:
Assist in underwriting and financial modeling of real estate investment opportunities, including acquisitions, leasing, and development, using discounted cash flow analysis and other standard return metrics.
Support financial analysis tasks such as historical and projected performance evaluations, basic valuation models, and capital structure reviews under guidance from senior team members.
Conduct market research for lease and sale comparables to support investment evaluations and ongoing portfolio assessments.
Provide analytical support to asset and property management teams, including assistance with quarterly valuations and periodic asset performance reviews.
Participate in due diligence activities for acquisitions, developments, and 9dispositions by reviewing and organizing key documents, summarizing lease terms, and supporting the team in identifying relevant risks and considerations.
Maintain internal databases and deal trackers, assisting with compiling and presenting market and portfolio data to internal stakeholders.
Help prepare investment committee materials, weekly updates, and presentation documents in collaboration with senior analysts or associates.
Assist in preparing ad hoc reports and analysis related to asset and portfolio performance as requested.
Utilize financial software and Excel models to perform investment analysis; gain exposure to new modeling tools and technology.
Develop a foundational understanding of real estate markets and investment strategies with the goal of taking on greater responsibility over time.
Qualifications:
2 to 4 years of experience in real estate, finance, consulting, or related analytical role preferred; internship experience in real estate or finance also considered.
Strong analytical skills with attention to detail and a desire to learn and grow in the real estate investment field.
Proficiency in Microsoft Excel; experience with PowerPoint preferred. Exposure to real estate tools such as Procore or Argus is a plus but not required.
Self-motivated and eager to take initiative with a positive, can-do attitude.
Excellent verbal and written communication skills and the ability to work effectively within a team.
Ability to manage multiple tasks simultaneously in a fast-paced, dynamic environment.
Bachelor's Degree in Business, Finance, Economics, Real Estate, or a related field. Coursework in real estate or financial modeling is a plus.
Willingness to travel occasionally as needed.

PRIMARY RESPONSIBILITIES:
Provide distinctive service to clients and prospects, in person and over the telephone. Respond to client inquiries and satisfactorily resolve issues client issues. Support firm-wide achievement of the three-ring standard (all phones answered by a live person within three rings).
Administer and manage client loan portfolio consistent with the Firm's credit policies while meeting the financial needs of clients.
Provide a full array of loan products designed to meet the financing needs of clients. Includes but not limited to Working Capital Lines of Credit, Term Loans for equipment or building, Home Equity Lines of Credit, Residential Mortgages, and other miscellaneous consumer loans.
Meet all designated Pinnacle standards for appropriate risk rating; credit soundness thresholds; and critical action items as represented in KPI reports.
Analyze credit worthiness of a potential borrower and recommend either approval or denial of the request.
Develop and manage business relationships with emphasis upon prudent growth and ongoing credit quality.
Negotiate credit extensions. Work with clients on the structure and terms under which credit would be extended to include collateral requirements, repayment terms, pricing, and covenants required for extension of loans.
Approve loans under approved authority limits.
Ensure compliance with the Firm's credit policies and regulations for all loans under his/her responsibility.
Provide deposit products including but not limited to Demand Deposit Accounts, Money market Accounts, Savings Accounts, and CD's.
Cross-sell all appropriate financial products including but not limited to Depository Accounts, Treasury management, and Investment Products.
Optimize/recommend appropriate tailored solutions to client needs and provide various services designed to assist client in management of overall financial planning.
Manage small investment portfolios for clients and be conversant about investment and ready to refer to brokerages business to the Investment department.
Solicit new personal and business banking relationships. Proactively solicit new business relationships through prospects and referral requests and pursue personal banking relationships of assigned Board of Directors and requesting referrals from Board members.
Develop and maintain product knowledge of all loan and depository products designed for small business and affluent individual markets, as well as personal knowledge of market. Further expand knowledge to add value to client with regard to Investment needs and estate planning.
Participate in developmental and training activities as well as projects as directed by management.
Meet all the client's financial needs, both business and personal, and refers clients to other specialty areas such as Trust, Investments, Insurance, Treasury Management, etc. as appropriate.
Assist other team members as needed to ensure delivery of distinctive service.
Perform other related duties and responsibilities as assigned.
DESCRIPTION OF EXPERIENCE, EDUCATION, AND TRAINING:

Receive and monitor Advice of Allotments (AOAs) for accounts with Operating Allowances, process the funding/allocation in RFMS.
Fund procurement actions/grants using ILMS/Ariba, and SAMS. Process and record obligations for those AOAs in the financial systems for transactions that do not automatically interface and require manual entry. Provide fiscal data to Post and/or Bureau, so contracts can be completed in ILMS. Fund travel requests/advances in E2, obligation transmittals, or other methods as applicable.
Monitor staff travel advances and take appropriate action to ensure timely closure of travel orders, collections, and resolution of outstanding advances.
Conduct periodic reviews of the Status of Funds and Status of Obligations reports generated by RFMS/C or Global Business Intelligence (GBI) for accuracy. This includes reviewing travel-related obligations and travel advances, and conducting periodic reviews, adjustments, and validations of unliquidated obligations for possible de-obligation.
