**About the role:**
As a CBRE Transaction Specialist you will provide broad tactical and operational support to a team of transaction management professionals assigned to a corporate client account team. Assist with the transaction management team's ongoing performance of multi-market transaction assignments.
This position is part of the Brokerage job family. Brokers are responsible for the buying, selling, and leasing of industrial, office, retail, and other commercial properties on behalf of clients for occupation.
**What you'll do:**
+ Support the Corporate Real Estate (CRE) team with any documentation related to the transaction process flow, such as lease and own acquisitions, dispositions, estoppel certificates, subordination, non-disturbance, and attornment (SNDA) documents, and notices to exercise lease options, among additional items.
+ Track and report upcoming lease expirations and other critical dates.
+ Facilitate commission invoicing and tracking.
+ Provide oversight of project file (hard copy and database) maintenance to ensure all required documentation is included in the file or database.
+ Prepare, assemble, coordinate, and complete closing procedures of approval packages for lease and own acquisitions, dispositions, estoppel certificates, and SNDAs in accordance with Client's policies and procedures.
+ Submit, track, and follow up on customer survey and update log.
+ Gather and coordinate real estate market data, so that Transaction Manager understands the conditions of the market area.
+ Review and verify monthly accounting variance reports and assists in preparation of client reporting.
+ Prepare and track correspondence for broker engagements and commission collection.
+ Assist with resolution of landlord-tenant issues.

Key responsibilities with existing and newly created clients
Responsibilities may include:
* Gathering information and collecting suitability to deeply understand clients' and prospective clients' needs, priorities, and concerns to accelerate trust and create a personalized, comprehensive strategy to achieve their goals.
* Meeting with clients regularly to track progress toward goals, uncover additional assets, proactively address emerging concerns, and adjust their strategy to ensure their needs are met.
* Partnering with other members of the clients' professional team such as attorneys, accountants, trust officers, to help fully understand clients' goals and circumstances.
* Researching portfolio performance, cost/fees, asset allocation and changes to portfolio construction/investments, and make recommendations to client.
* Collaborate with the FA and branch team to ensure alignment and create, monitor, and adjust the branch business plan to increase branch effectiveness and achieve desired business results.
* Cultivating relationships with organizations and businesses to maintain presence in the community and obtain referrals and new business.
* Coordinate with the FA to assist in the creation of new clients via face-to-face and virtual sourcing strategies.
* Continually develop yourself to grow personally and professionally.
Job Requirements
* High School Diploma/Equivalent required; Bachelor's degree preferred
* Series 7 and Series 66 required, if not currently registered, registrations may be obtained at Edward Jones during the assigned study period
* At least 3-5 years of relevant experience in securities industry preferred
* FINRA licenses required within three months. State insurance licenses required
* As an associate, you are required to complete all ongoing training offered by the firm and regulatory authorities, as well as required training to maintain license in good standing

Consults and interprets contract provisions for current and past products and assumed business for policyholders, agents/brokers and other operating units. Includes understanding topics that require insurance or securities license and registration and understands when and how to route those inquiries to the properly registered representative.

Reporting Relationships: Reports to Operations Division Manager or Service Team Unit Manager.
Typical Skills and Experiences:
Education: High school studies. Undergraduate studies desirable. Participation in technical coursework such as LOMA, CLU, ChFC desirable.
License/Certification/Designation: FINRA Series 6 license preferred, and may be required, based on assigned product/line-of-business or distribution system.
Experience: One to three years of work experience with product-related customer service work experience preferred.
Knowledge, Abilities and Skills: General knowledge of office practices, customer service, information systems and insurance/financial services industry practices (i.e. annuities, mutual funds) preferred. Effective verbal and written communications skills to effectively communicate with others. Basic analytical and problem resolution skills. Proven ability to research, analyze and solve problems, leveraging existing processes and procedures. Ability to understand, anticipate and proactively act on customer needs. Proven decision-making skills necessary for customer contacts. Effective team-building and collaboration skills.
