A maintenancesuperintendent position is available for an independent, highly self-motivated individual with superior technical, hands-on knowledge of electrical, plumbing, carpentry, HVAC, boilers, groundskeeping and general maintenance work. As this individual will be responsible for hands on work, as well as supervision, they must have the ability to work directly with independence, as well as possess the ability to supervise, mentor, and diagnose/troubleshoot as necessary. This person will be work with groundkeepers to maintain outdoor, community spaces, and will be responsible for indoor pool maintenance. In addition, this person will be working with various systems, hence, they must be computer literate with strong technical acumen, and the ability to pick up systems quickly.
This role will work regularly between properties in South Boston and Cambridge, with on-call expectations throughout Boston and surrounding areas.
This is an outstanding opportunity for an individual who has demonstrated the ability to promote and maintain good resident relations and effectively prioritize and organize both maintenance and administrative work. Individuals must have the ability to communicate effectively with a wide range of First Realty employees, site staff, residents, vendors, contractors, suppliers, and others responsible for servicing the company and property. The individual should be service-minded and take pride in their work.
Job Functions:
Full-time position with regularly scheduled hours. Monday - Friday, 8:00 AM - 5:00 PM, ‘floating' between properties in Cambridge, South Boston, with on call responsibilities throughout Greater Boston.
Works on budgets and manager's plan items with the manager.
Responsible for accurate inventory control of tools, supplies, and materials, in conjunction with the manager.
Meets and communicates with the site manager daily to update each other on on-site issues.
Assumes on-call responsibilities for emergencies, shared with others where applicable.
Works with manager to coordinate contracts and oversee contractor activities.
Responds to daily emergency and routine service work orders in a professional and timely manner.
Maintains site appearance by collecting and discarding refuse from common areas and throughout the site daily.
Responsible for scheduling, performing, or supervising all janitorial duties.
Responsible for scheduling, performing, or supervising all unit turnovers.
Performs preventative maintenance schedule per site requirements.
Completes daily/weekly building and site inspections.
Groundskeeping work to include landscaping, cleaning, snow removal, flower maintenance, maintenance of outdoor common areas.
Mentor/train maintenance staff, providing support and guidance as necessary.
Diagnose issues proactively, troubleshoot as necessary, provide insight to Leadership/Management on upcoming needs/projects.
Maintain indoor pool, handling repairs as required.
Other Job Functions:
Work overtime as required for snow removal and on-call.
Maintains a clean and well-groomed appearance, and wears company-issued uniforms.
Maintain courteous communication to residents at all times.
May be asked to perform work assignments at other sites, subject to any applicable contract provisions.
Work with different computer systems, at times, simultaneously.
Requirements:
Ability to respond effectively to site emergencies.
Ability to take initiative and be a self-starter.
Strong knowledge of electrical, plumbing, HVAC systems, carpentry, and general repair and maintenance duties.
Ability to diagnose/troubleshoot maintenance and groundskeeping matters.
Ability to prioritize responsibilities.
Experience with pool maintenance.
Ability to get to the site in a timely manner to respond to emergencies.
Ability to utilize basic computer skills enabling the use of First Realty computer programs.
Ability to read product instructions and safety materials.
Ability to fill out and complete work orders accurately.
Ability to communicate effectively with site staff and residents.
Ability to supervise and direct third-party vendors and contractors.
Ability to follow directions.
Ability to safely operate power tools, such as saws and drills.
Must be proficient with computers and be able to learn and effectively utilize various software programs such as Microsoft Outlook, Entrata, ADP, Real page, and ePMX.
Must pass a pre-employment physical before the start of work.

* Proficiency in Microsoft Office Suite and Computerized Maintenance Management Systems (CMMS).
* Work Availability: Availability to provide 24/7 support.
Preferred Qualifications:
* Experience working in high-volume, fast-paced environments such as fulfillment centers, manufacturing, or logistics.
* Certification in maintenance management or reliability (e.g., CMRP, CRL, PMP).
* Familiarity with data analysis tools (e.g., Tableau, Power BI) and the ability to use them for strategic decision-making.

Responsibilities
* Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including: maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.
* Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied.
* Conduct regular safety inspections of the property, correct any unsafe practice or situation and train all maintenance staff in the correct handling of chemicals, supplies and equipment.
* Participates in various department or regional meetings and community events, leads safety and department meetings with staff members.
* Coordinate with vendors and contractors installation, maintenance and repair work.
* Maintain budget for department; ensure all projects and scheduling falls within budgetary guidelines.
* Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors. Inspect the work of vendors for quality and conformance to specifications and cost requirements.
* Purchase / order maintenance supplies, materials and appliances in an efficient and cost effective manner. Ensure inventory is appropriately stocked and maintained.
* Ensure Service Requests are appropriately assigned and completed by team within required time frame.
* Esure Make-readies and other maintenance projects are completed accurately and timely according to WBPC's quality standards.
* Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed.
* Ability to troubleshoot and train maintenance staff on various items related to specific trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) for the purpose of assessing item functioning and recommending repair or replacement.
* Conduct regular safety inspections of the property, correct any unsafe practices or situations and ensure all maintenance staff is trained on safety practices including correct handling of chemicals, supplies and equipment.
* Must adhere to all company safety policies and ensure that all employees work in a safe and secure environment.
* Must comply with all OSHA safety regulations, federal, state and local applicable laws regarding health, safety or environment, including WBPC 's standard operating procedures and policies.
* Ensure service requests, make-readies and other maintenance projects are completed accurately and timely according to WBPC's quality standards.
* Conduct regular safety inspections of the property, correct any unsafe practices or situations and ensure all maintenance staff is trained on safety practices including correct handling of chemicals, supplies and equipment.

Qualifications
* Position requires a minimum of 5 years' related maintenance experience, property management experience preferred.
* Proven ability to supervise and lead a large team.
* Advanced level of understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
* Certifications preferred HVAC and EPA.
* Effective communication and interaction with management team, partners, subordinates, vendors or residents, sufficient to exchange or convey information and to give and receive work direction.
* Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
* Basic computer skills (able to operate mobile device, PC).
* A valid license MAY be required for this role.
* Must be available for regular on-call work assignments/ emergency calls and work scheduled off-hours and emergency overtime as required.
* Must be able to lift up to 50 lbs.

The work schedule is as follows: Monday through Friday, from 8:00AM to 5:00PM, with a rotational on-call schedule of every five weeks and share rotation with two other properties. The pay range for this role is $28.00 to $30.00 per hour dependent on experience.
Responsibilities
Lead and manage a maintenance staff at the property on a day to day basis.
Assist in hiring, developing, training and holding staff accountable to operating standards.
Conduct and participate in weekly staff meetings.
Responsible for preparing work schedules for maintenance staff and vendors to complete service requests, maintain the preventive maintenance program and overall curb appeal.
Complete monthly building and unit inspections to ensure property is maintained to operating standards.
Review third party property inspections to resolve maintenance repairs.
Maintain working knowledge of all maintenance programs and capital improvement projects.
Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
Participate in on call activity during off hours, emergencies and hands on maintenance activity.

Requirements

3-5 years of relevant work experience.
Minimum of 2 years of supervisory experience.

General knowledge of electrical, plumbing, appliance, snow removal and HVAC.
CAMT certification.
Experience with computer systems, particularly Microsoft Office.
