    This position is responsible for cleaning projects requiring advanced training and demonstrated skill. Inspect work performed in assigned building/property(s) and submits reports to the Supervisor. Your Responsibilities: * Performs a variety of cleaning/maintenance duties as assigned including but not limited to sweeping, mopping, shampooing, dusting, polishing, trash disposal, replacing light bulbs and window cleaning. * Inform Supervisor of needed supplies. * Maintains all cleaning solutions in accordance with OSHA requirements for hazardous chemicals. * Remove trash from premises and assist in emergency cleaning. * Ability to properly utilize new equipment and follow safety procedures prior to using this equipment. * Maintains a friendly and professional attitude. * Responsible for maintaining the appropriate level of sanitary and cleaning supplies for assigned areas. * Inspects all assigned areas daily and reports all cleaning and maintenance discrepancies to the Supervisor. * Ensures that security procedures are always adhered to. * Ensures all safety precautions are followed while performing work. * Maintains working relationship with building staff. * Furnishes and burnishes floors as required. * Completes daily work orders as scheduled. * Responsible for maintaining the appropriate level of sanitary and cleaning supplies for assigned areas. * Maintains assigned equipment in good working condition. * As applicable, cleans restrooms: Sweeps and mops floors. Refills all dispensers such as hand towels, toilet paper & hand soap. Cleans toilets, urinals, sinks, mirrors & counters. Empties/remove trash. * Reports any discrepancies or deficiencies to supervisor. * Ability to properly utilize new equipment and follow safety procedures prior to using this equipment.     Accounting Supervisor is for Rizzetta and Company. An Affiliate of FirstService Residential. The Accounting Supervisor is responsible for overseeing and managing the day-to-day operations of the Association Services Accounting department. This includes supervising and training accounting staff and providing support to the Director of Client Accounting. The Supervisor is responsible for the daily accounting operations and all aspects of providing full cycle accounting services to our approximately 160 Community Association clients. This includes the preparation, review, and approval of monthly financial statements and applicable annual attest engagements / tax returns in a timely manner based on established deadlines. Essential Functions * Manage a team of accounting staff, including assigning tasks, monitoring performance, and providing training and feedback. * Support process improvement initiatives of the Client Accounting division. * Ensure Internal Controls are properly designed and followed to protect the assets of our Association clients. * Ensure accounting processes are handled in a timely manner to facilitate the preparation of the monthly financial statements. * Provide support and guidance to accounting staff on complex accounting issues and questions. * Ensure information is timely provided to the external auditors/accountants and questions are answered to ensure timely completion of attest engagements/tax returns. * Review attest engagements/tax returns drafts for accuracy and approve them for issuance. Ensure reports required by state statute are submitted in a timely manner. * Ensure monthly financials prepared by Accountants are reviewed prior to distributing to Boards. * Ensures proper set up for new associations. * Work as a team with Association external CPAs to ensure all associations meet Florida Statute requirements in relation to year-end financial reporting and filing of tax returns. Ø Correspond via telephone and email with Association Board members, as needed, to assist with accounting related matters. * Maintain open lines of communication with Association banking representatives. * Provide support to Director of Client Accounting, Vice President of Operations, Regional Managers and Community Association Managers. * Non-essential duties include other job-related duties as assigned. Education * Bachelor's degree in accounting or a related field. * Minimum of ten (10) years of full cycle accounting experience. * CPA license a plus (but not required). Experience * Experience in managing staff in the completion of full cycle accounting. * Experience managing/leading multiple staff at various levels. * Experience in Association accounting a plus (but not required). * Experience in managing, reviewing, and supervising external attest engagements/tax returns. * Experience with presentations to large groups and/or boards is preferred. Skills * Knowledge of accrual-based accounting is required (knowledge of Association accounting a plus) / Knowledge of property management is desirable. * Knowledge and ability to communicate expectations and hold employees accountable. Knowledge and ability to explain complex accounting issues in a manner understandable to colleagues/clients without an accounting background. * Knowledge and ability to determine proper accounting treatment for complex transactions and ensure they are properly reflected on the monthly financial statements and in the annual audits, etc. * Knowledge and ability to make priority decisions, communicate these to staff, and manage tasks to completion. * Provide leadership, supervision, mentoring, and training to department staff. * Ability to work independently with minimal supervision. * Ability to coordinate/manage multiple projects at the same time. * Ability to interact and communicate effectively with colleagues, vendors, and customers/clients of all professional levels. * Demonstrate leadership in maintaining high standards of professional behavior for self and staff. * Demonstrate organization, attention to detail, problem solving, and creative/independent thinking. * A willingness to step in and perform whatever task is necessary to meet client expectations and deliver services by the deadline required. Supervisory Responsibilities Yes, including training, mentoring, and providing problem-solving solutions to team members. Work Environment Professional office environment. Physical Demands Physical demands are essentially those of sedentary work. Tasks may require extended periods of time at a keyboard or workstation.     Summary The Financial Associate is instrumental in the delivery of financial services to our Community Development District ("CDD") clients. This position combines elements of finance, accounting, and real estate. An Associate's primary duty is to compile and populate multiple assessment and tax rolls on an annual basis; communicate with county property appraisers and tax collectors for transmission of data; calculate, provide, and track bond payoff requests; prepare ad hoc financial analysis related to real estate or municipal bond transactions; assist the Financial Services Manager, as needed Essential Functions * Responsible for compiling assessment data and submission to county property appraisers for a portfolio of multiple CDDs. * Responsible for the creation and delivering of invoices for collecting "direct-billed" assessments to certain property owners for multiple CDDs. * Responsible for calculating, delivering, and recording CDD estoppels and bond pay-off requests. * Responsible for calculating debt service true-up payment calculations, as needed. * Respond to builder/developer client requests for "what-if" real estate and bond scenarios. Education Required Bachelor's degree in Finance, Accounting or General Business. Experience Required * 2 years of similar work experience. * Knowledge and application of Microsoft Excel and Word. * Knowledge and application of basic financial principles. * Strong written and verbal communication skills. * Preferred - Real estate knowledge/experience.
