You will be trusted to:
- Coordinate activities between LCRA TSC and landowners in negotiations involving real estate purchases, sales, leases, and easements as the need arises for LCRA's operations.
- Handle acquisitions for land rights to purchase, lease or gain rights of way for the construction and maintenance of new transmission lines, water systems and other LCRA projects.
- Perform acquisition of properties, which involve multiple stakeholders and/or are located in urban areas requiring knowledge of development codes and other ordinances.
- Review titles and clear title problems and solve closing issues. Examine other documents to assist in the development of contracts, agreements, and the like. May prepare necessary documentation for the acquisition or disposal of easements or property owned by LCRA.
- Respond to landowner concerns and requests by finding and interpreting LCRA easement rights through the internal software system, coordinating with the transmission line department to determine feasibility of such requests and proposals, and negotiating with landowners regarding miscellaneous requests such as LCRA's help/assistance with certain services (i.e. build a road, put in a culvert, move a transmission line).
You qualify with:
- Six or more years of experience in real estate negotiations, appraisal, land acquisition, title research, landowner relations, contract negotiation, or utility infrastructure project coordination or other relevant experience.
- A degree(s) in real estate, project management, business, law, engineering, environmental science, geographic information systems, or a relevant field may be substituted per LCRA guidelines for certain years of experience.
- Driver's license

Overview:
We are seeking a highly skilled Right of Way Document Specialist to join our team. The ideal candidate will have a strong background in right of way title experience and a proven track record in handling land database technology. This role requires meticulous attention to detail, excellent organizational skills, and the ability to thrive in a collaborative team environment. This position will be working across multiple TRC projects, closely with TRC's land management team.
Responsibilities:
* Will work across multiple TRC land projects, as well as with the land management team across various administrative support needs.
* Responsible for database management and document generation as required by the right of way procedure for the project.
* Assures that the Land files are kept in accordance with the Land Procedure; oversees all Land administration.
* Other duties may be assigned and may vary according to project scope and the right of way procedure for the project.
* Ensures that all right of way data is being input into the database correctly.
* Responsible for the accuracy of all right of way data exports and reports generated from the database.
* Assists the Manager in producing land acquisition cost totals and forecasts for the project when required.
* Produces reports from the database as requested.
* Works closely with project personnel and the Land Manager to assess the accuracy, efficiency, and effectiveness of reports.
* Assures all task follow the approved Project Procedures.
* Assembles and maintains right of way tract files according to the approved Project Procedures.
* Maintains electronic copies of landowner documents as required by the approved Project Procedures.
* Oversees and assists in the preparation of all acquisition packages prior to issuing to Land Agents.
* Reviews all executed documents for accuracy.
* Reviews payments for easements and damages.
* Prepares ownership, survey permission and construction line lists.
* Prepares releases and subordinations for mortgages and liens when required by the approved Project Procedures.
* Assist in landowner mail outs and tracks registered and certified mail receipts.
* Records executed documents in the appropriate county after approval by Manager or Supervisor.
* Administers line list reports, survey restrictions reports, and construction restrictions reports.
* Reviews completed files for execution by all parties in interest, checks for proper notarizations, assures all supporting forms have been properly executed, transfers all original documentation to office file and sends all required instruments for recording.
* Reviews tract files for completeness and compliance with the approved Project Procedures.
* Reviews each condemnation file for completeness and transmits to Manager.
* Arranges for transfer of hardcopy tract files to client at project completion.
* Will support the administrative needs of the land management team.
* Adhere to project Safety Plan.
* This position will report to a land manager or director.

* Bachelor's Degree in real property related field preferred, completed training by an authorized real estate company, training courses offered by the IRWA, or paralegal certification is a plus.

Description of Work
North Carolina's Natural Heritage Program is recruiting a terrestrial invertebrate biologist to support a ten-year agreement with the USDA Forest Service (USFS). This position will conduct assessments of hurricane Helene damage to species populations and subsequent monitoring within Special Interest Areas (SIAs) and other high quality natural areas in the Nantahala and Pisgah National Forests. The invertebrate biologist will survey and document the locations and status of species habitat and rare and endemic animals identified in the Forest Plan's Species of Conservation Concern List, U.S. Endangered Species, or NCNHP Rare Animal Lists. These assessments will help inform recommendations for habitat restoration and management actions.
Work priorities include:
(1) Design and implement field studies to identify, evaluate, and document occurrences of exemplary rare species habitats;
(2) Evaluate and compile biological resource data about the extent, rarity, and occurrences of the state's rare invertebrate animal species;
(3) Participate in the development of the Natural Heritage Program biological inventory database;
(4) Provide information to the US Forest Service, collaborators, and stakeholders regarding the management and protection of natural communities and rare habitats; and
(5) Work with the US Forest Service to secure natural area protection and management.
This work requires excellent organizational skills, attention to detail, reliability, and the ability to work effectively independently and as part of a team. This position is based in the Mountain Region of North Carolina and stationed in the DNCR Western Office (Asheville) or remote/home-based. The position may require frequent travel overnight to conduct field surveys throughout Western North Carolina. Work is subject to both office and outdoor environmental conditions.
Key Responsibilities include but are not limited to:
* Design and conduct field surveys for terrestrial invertebrates in natural areas, Special Interest Areas (SIAs), and additional areas identified as of interest within and adjacent to the Nantahala and Pisgah National Forests including: inventories of the occurrences of the state's rare terrestrial invertebrates and condition of their habitats, assess locations with hurricane damage to species populations, collaborate on surveys and identification of taxa including terrestrial gastropods and aquatic macroinvertebrates, map rare pollinators and other rare invertebrate occurrences, document factors contributing to population viability, and prepare detailed reports and GIS maps.
* Coordinate and consult with US Forest Service (USFS) staff and partners to identify priority sites, ecosystem types, and species for assessment.
* Contribute to the development of the Program's data management system and to the dissemination of spatial data for USFS use; incorporate detailed observations and maps of rare invertebrates and/or pollinator species into the Program's "Biotics" data management system in a timely manner.
* Identify and facilitate protection of high-priority natural areas and recommend protection strategies and management practices for natural heritage areas and Special Interest Areas: advise and help implement restoration activities that aid in the recovery of SIAs and/or listed species, assist with assessments, and prepare biological resource reports for compliance.
* Interpret scientific data provided to USFS partner agencies, researchers, private conservation organizations and individuals and assist as needed in developing descriptions of proposed actions when making management recommendations.

Minimum Qualifications:
A high school diploma and two years of post-high school experience in wildlife, fisheries, environmental, ecological or related agriculture or construction is required. Vocational training or an Associate's degree in wildlife, fisheries, environmental, ecological or related agriculture or construction from an accredited school or college may substitute on a year-for-year basis for the required experience.
Preferred Qualifications:
Preference may be given to candidates with the following qualifications:
A Bachelor of Science degree in wildlife or other biological fields.
Experience driving 4-wheel vehicles and atvs on unmaintained roads.
Experience building and maintaining barbed wire hair corrals for bears or other large carnivores.
Experience entering data by cell phone into a cloud-based application such as Survey123.
Requirements:
Employment in this position is contingent upon a satisfactory Level 1 background check at no cost to the candidate. Must have own transportation for personal time.
Position Overview and Responsibilities:
Three technicians will be hired from mid-April to mid-August 2026 to assist with estimating abundance and density of black bears in northcentral Florida. No bears will be captured or handled. Duties include installing barbed-wire hair corrals and collecting bear hair samples following a strict sampling protocol, collecting bait and other supplies, entering and correcting data, and other duties as assigned. Technicians will build corrals in a 2-person team but check them alone. A typical work week is 10 hours/day over 4 days with 3 days off, but technicians may be required to work extra days as needed to stay on schedule. The job will be strenuous, requiring technicians to hike off-trail in harsh weather conditions (e.g., high temperatures and humidity) in areas with biting insects and venomous snakes. Field housing will be provided but food expenses will not be covered. Technicians will be driving agency vehicles during work hours but will need their own transportation for personal time.

Knowledge, Skills and Abilities:
Possess strong organizational skills and high attention to detail.
Ability to lift and carry 30 lbs.
Ability to work independently and as part of a team.
Ability and desire to work in remote areas and under adverse field conditions, such as harsh weather conditions (hot temperatures and humidity), biting insects, and venomous snakes.
Willingness to live in shared housing, possibly with mixed-genders, provided at no cost.
Ability to drive a 4WD truck on unimproved, sandy or wet roads.
Ability to drive an ATV.
Ability to load an ATV onto a utility trailer or into a truck bed using a ramp
Skills navigating off-trail by handheld GPS/phone apps (e.g. FieldMaps, On-X, etc.).
Ability to accurately check data for errors.
Ability to establish and maintain effective working relationships with others, including a remote supervisor.

This posting is in the Transmission Substation and Asset Planning group. The TSAP group is tasked with load forecast review, transformation and distribution system assessments, reliability analysis, UFLS program administration, capital project development, and compliance-related tasks. The engineer in this position may be tasked with:
* Developing distribution system studies for customers
* Analysis of distribution system performance
* Customer's load forecast tabulations
* Annual load data request for customers and send them to ERCOT
* Under frequency load shedding tabulations (UFLS)
* Voltage and capacity analysis
* Power factor analysis
* Phase balance Analysis
* Sponsorship of Capital project recommendations
Familiarity with the following tools & topics is desirable:
