A 100% employee-owned, award-winning commercial general contractor is seeking a Foreman to support and lead field operations on tenant improvement projects. This is a hands-on role responsible for coordinating daily site activities while actively working in the field on fast-paced interior renovations, including office, industrial, life science, healthcare, and hospitality projects.
Foreman Responsibilities:
Oversee and perform daily on-site construction activities, ensuring work aligns with drawings, specifications, and building codes.
Coordinate subcontractors and trades to maintain schedule and workflow.
Ensure work complies with drawings, specifications, codes, and safety requirements.
Monitor quality and assist with punch list completion.
Communicate site logistics with Superintendents, property managers, and inspectors.
Enforce OSHA and site-specific safety standards.
Foreman Qualifications:
Proven experience as a Working Foreman or Lead Carpenter in commercial TI construction. This is a Union position.
Strong knowledge of interior construction, including framing, drywall, ceilings, finishes, and MEP coordination.
Ability to read and interpret construction drawings and specifications.
OSHA 10 or 30 required.
Valid driver's license and clean driving record.

**ROTATIONAL SCHEDULE:** **_This is a year-round position; current rotation is 3 months on and 1 month away from the site_**
**In this role, you will:**
+ Provide on-site shipping and receiving materials and construction equipment.
+ Provide on-site inventory control and management of all SERCO assets.
+ Provide on-site tools management.
+ Provide on-site hazardous material inventory, control and overall management.
+ Provide on-site flammable storage inventory and control of all flammable materials and liquids.
+ Assist the SERCO travel office with housing arrangements for arriving workforce personnel, to include meal card distribution, room preparation prior to arrival, and return flight coordination.
+ Maintain inventory status in Serco's warehouse management software suite.
+ Initiate purchase requests for site supplies and misc. materials.
+ Proactively resolve material and logistical problems or issues with the Serco management team and other subcontractors.
+ Work with Serco's vehicle supplier to coordinate vehicle use and transport of personnel to and from the site.
+ Coordinate shipping plans and documentation with other Serco warehouse sites as necessary.
+ Track and report large purchase order status as necessary with support from Serco's purchasing group.
+ Be present at the work site, attend and report weekly plan updates as it pertains to logistic, hazardous material or flammable container issues.
+ The logistician typically reports to the Site Superintendent or Project Manager.
**To be successful in this role, you will have:**

We're seeking an experienced Lead Foreman - HVAC Test & Balance to lead and execute certified and non-certified TAB services on complex commercial HVAC systems. In this role, you'll take ownership of TAB execution in the field-planning work, leading technicians, validating system performance against engineered design, and serving as the primary field point of contact for project teams, clients, and trade partners.
You'll lead TAB efforts across commercial retail, laboratory, and healthcare projects, using company-provided tools and resources while building and developing a high-performing TAB team.

What You'll Lead and Deliver
As a Lead Foreman, your success will be measured by both technical execution and team leadership. In your first year, you will:
Deliver accurate, high-quality TAB readings and reports that meet engineered design intent
Verify HVAC system performance and ensure proper balancing, documentation, and commissioning support
Plan, coordinate, and direct TAB field activities for assigned projects
Lead, mentor, and support TAB technicians to ensure productivity, quality, and safety
Communicate clearly with project managers, general contractors, engineers, and field crews to keep work aligned and on schedule
This position reports to Casey O'Hearn, Special Projects Director, and supports diverse projects across the Pacific Northwest as part of a collaborative, technically advanced team.
Standards and Hiring Requirements
Experienced TAB technicians strongly encouraged to apply, including those not yet certified
NEBB or TABB Certified Professional preferred; equivalent TAB experience accepted with commitment to certify
Certification process must begin within 90 days of hire (training and preparation fully supported by the company)
One-year employment commitment applies for company-funded certifications
Union classification must be confirmed with the local hall prior to posting

Crew Leadership and Coordination:
