About the Role The position is responsible for all activities at the construction site, including providing a safe and productive work environment, maintaining schedules, and ensuring projects stays within budgetary limits set forth by the estimate. Regularly holds safety meetings and makes sure that the company's safety policies are being enforced. Works as a liaison to the owner and coordinates plans and construction activities with the owner. Sources material suppliers for consumables required to construct the project and estimates materials required for specific jobs. Orders materials and coordinates deliveries of materials to coincide with construction progress. Ensures that the materials for construction are on the project site as they are required and are stored in accordance with the manufacturer's recommendations. Coordinates materials staging are as between the various trades and monitors material deliveries. Maintains inventory and control over the projects tools, materials, equipment, and security. Writes and maintains a project's daily record in detail through daily reports. Communicates those reports to the office on a daily basis. Holds, at minimum, weekly coordination meetings between all subcontractors who are currently on site and any that will be on site in the near future. Coordinates work flows, safety, environmental concerns, manpower requirements, materials requirements and overall schedule through these meetings. Is responsible for the overall project schedule. Writes and maintains short term interval schedules for the use and review of all trades on the project. Included are all phases of work that are current and applicable. Is responsible for quality control on the project: holds all works accountable for adherence to the project plans and specifications. Holds pre-installations meetings to review installation procedures for all major materials used and has a thorough understanding of the project specifications and industry standards for installation of all materials to be used. Pre-installation meetings include manufacturers representatives, required design team members, affect ed subcontractors, and if necessary the owners representative. Assures that the work adheres to the project plans, specifications, codes, and other governmental agencies requirements. Coordinates inspections and insures that testing is being performed per the contract documents. Maintains project budget through management of all labor associated with the project. Tracks and monitors the labor force for productivity . Manages company and rental equipment for maximum productivity and minimum cost. Keeps accurate record of time for employees, accurately codes the time to the tasks completed and reports time to the office in a timely manner. Coordinates and facilitates the closeout of the project. Is responsible to assure that all punch list items are completed in a timely manner and that the own er is satisfied with both the quality and timeliness of the project as it is completed. Maintenance Reports To: Energy Management Manager FSLA Status: Exempt Compensation: 805 (Salary determined by experience) Work Days: 242 FTE: 100 Building Automation Controls Foreman Position Summary: Responsible for the supervising/training of all BAC technicians, specifying and ordering of materials and supplies, troubleshooting, programming, maintenance, and repair of building automation systems for OKCPS district buildings. **This position has been classified as Safety Sensitive in accordance with the Oklahoma Medical Marijuana and Patient Protection Act and/or the Department of Transportation (DOT), and Board Policy G-37-R3 Medical Marijuana & Safety Sensitive Positions Regulation. Employees holding safety-sensitive positions may be subject to disciplinary action, up to and including termination of employment, if they test positive for marijuana components or metabolites, even if they possess a medical marijuana license.** Essential Duties: • Assists Director of HVAC/EM and Energy Management Manager with the supervision and operation of all OKCPS building automation systems • Assists Energy Management Manager with the development and implementation of energy management strategies • Supervises and directs building automation control technicians • Provides training and technical support for building automation and HVAC technicians • Performs troubleshooting, maintenance, and repair of the Building Automation Systems routinely as well as on an emergency basis • Conducts end to end testing, downloading programming, starting up, commissioning, and servicing on assigned projects • Modifies controls to improve the performances and/or function of the processes • Uses configuration software and/or other tools to troubleshoot or upgrade system performance • Uses schematic or logic diagrams to diagnose system/equipment malfunctions • Maintains, repairs and installs instrumentation devices including controllers, transmitters, signal conditioners and related equipment • Develops and tests software programs • Selects, orders, and tracks the delivery of materials for assigned projects • Recommends system enhancements, upgrades, and or repairs • Assists in performing site-specific training for owner/operator on the total building control system • Adheres to safety standards and provides safety awareness to site staff • Liaison HVAC Field Technicians and contractors to provide necessary technical assistance • Reports problems or changes to management • Interprets blueprints, schematics, and other specifications pertaining to facilities and projects • Assists with project oversight by reviewing architectural drawings/project specifications and making appropriate recommendations • Assists with the oversight of energy management contract/contractors • Provides training to staff on building control systems operations • Ensures work performed on all projects is done in compliance with plans and specifications • Stays updated on current industry knowledge and BAS products • Performs other duties as assigned Minimum Qualifications (Knowledge, Skills and/or Abilities Required): • High School Diploma or GED equivalent • Three (3) years in servicing electronic and/or mechanical systems in the HVAC industry • Strong knowledge of control theory, automatic temperature controls, building automation systems and other building subsystems including HVAC controls systems, facilities management systems, site preparation, peripheral equipment installation and servicing techniques • Experience with BAS system protocols BACnet, Modbus, LON and other open technologies • Ability to test and write modifications into systems software • Ability to read blueprints and specifications • Knowledge of configuring and programming control panels experience • Advanced analytical and quantitative skills • Possession of a valid operator's driver's license and acceptable driving record as determined to meet district motor vehicle insurance coverage requirements • Ability to work in a fast-paced, multiple projects of varying complexity with tight deadlines, and demanding while continually adapting to changing priorities • Knowledge of Microsoft Office and Outlook Preferred Qualifications (Knowledge, Skills and/or Abilities): • Bachelor's degree in Electronics, Mechanical Systems, or related field • Two (2) years Windows networking experience • Experience with BAS systems that include JCI, Siemens, Trane • EPA Certification (e.g. HVAC Journeyman, Boiler Operator, Gas Installer etc.) *Relevant experience may be substituted for formal education at a 2:1 ratio. Therefore for every 1 year of college lacking, 2 years of directly relevant experience may be substituted.
