What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.

Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.

What Youll Do:
Medical Reception & Scheduling:
Greet, check-in, and check-out patients professionally and warmly
Register patients, verify insurance, collect co-pays, and ensure necessary forms are completed accurately
Schedule and manage appointments via the medical scheduling software; adjust and confirm appointments as needed
Answer incoming calls, respond to patient inquiries, and route calls appropriately

Administrative & Operational Support:
Assist with general office tasks including scanning, faxing, data entry, and document preparation
Participate in cross-divisional support as needed to help ensure smooth daily operations
Aid in preparing operational reports and tracking patient volumes
Assisting leadership with operational and office tasks
Assist with ordering and distributing patient education materials
Qualifications:
High school diploma or equivalent required
Medical office experience preferred (especially in patient registration/scheduling)
Strong computer skills required; Microsoft 360, Excel, OneDrive experience with EHRs or practice management systems a plus
Excellent communication skills, both written and verbal
Strong attention to detail, time management, and multitasking abilities
Ability to work collaboratively across departments and interact professionally with patients and staff
Knowledge of insurance, scheduling and patient communications
Knowledge of HIPAA, insurance verification, and front office operations highly preferred

JOB SUMMARY
Prepares food in accordance with company recipes and health code standards.
ESSENTIAL JOB FUNCTIONS
The essential functions include, but are not limited to the following:
Handles daily prep duties and food production.

Radiation Therapy ensures the safe and effective delivery of radiation therapy to a patient's tumor using a linear accelerator machine. The Radiation Therapist is responsible for administering prescribed doses of radiation to specific body parts, using radiation therapy equipment, according to established practices and standards.
Responsibilities
* Administer radiation therapy as prescribed by the physician.
* Verify prescribed treatment dose before each treatment; verify fields to be treated, and angles to be used.
* Assure placement of protective devices in order to shield otherwise healthy exposed tissue of patients.
* Simulates patients using simulator, CT scanner or other devices to accurately localize treatment areas.
* Display professional conduct essential to the well being of the radiation oncology patient.
* Maintain accurate and detailed treatment chart documentation.
* Observe the clinical progress of the patient, use clinical decision making skills to recognize and report any signs of complications.
* Adhere to radiation safety procedure protocol.
* Perform machine safety checks; know safe limits of equipment operations, and report abnormalities or inconsistencies to the Center Leader.
* Work closely with the Radiation Oncologist and the therapy team in the preparation of a treatment plan.
* Adhere to the Radiation Therapist Code of Ethics.
* Regular attendance and punctuality.
* Ability to be on call.
* Contributes to team effort by accomplishing related results as needed.
* Ensures that all processing and reporting deadlines are consistently achieved.

Qualifications
* ARRT Board eligible
* ARRT Board certified, preferred
* Bachelors Degree in science, or equivalent experience, preferred
* Graduate of an accredited school of radiation therapy technology
* Certification in Radiation Therapy Technology by the American Registry of Radiologic Technologist
* 0-2 years of work experience
* Simulation experience is a plus
* Phlebotomy or experience starting IVs is preferred but not required
* Ability to work a flexible schedule as needed

Supporting our Operations & Repair division, Blade Repair Technicians 2 & 3 handle inspections, services, and/or repairs on the composite components of wind turbines, including but not limited to blades, nacelles, and nose cones. Blade repairs are performed up-tower from a cable-suspended platform. The qualified candidate will be required to work on various wind farms across the United States. Essential Functions
Demonstrate commitment to safety and adhere to TAKKION's mission and values.
Perform blade repairs and inspections at heights (up to 300+ feet).
Identify and investigate blade damages up to severity level 5.
Identify the bottom of damage and count the number/types of laminates affected.
Understand the differences between common blade glass and core materials.
Map out a scarf using given ratios without assistance.
Perform mapped scarfing and smooth chamfering with a 4.5-inch angle grinder.
Measure/cut layers and weigh/mix the proper amount of resin.
Apply hand laminations to vertical surfaces of up to 10 layers at a time.
Perform vacuum consolidation processes in the field.
Understand reverse stack versus standard stack laminations.
Conduct elevated temperature post-cure processes using electric heat blankets.
Perform Shore D hardness testing.
Mix, apply, cure, and sand flush fairing fillers.
Properly mask, mix, apply, and cure topcoat paints.
Maintain good housekeeping practices and clean up as you go.
Perform LEP applications (both liquid and tape/boots).
Conduct internal blade inspections and borescope inspections from the exterior.
Perform tap tests to identify damage.
Safely operate, shut down, and LOTO various WTGs.
Safely rig, set up, and operate blade access platforms.
Set up and safely operate platform taglines.
Ensure quality workmanship.
Test and troubleshoot LPS from blade receptors to the hub.
Perform internal/external tower cleaning as needed.
Inspect and document damages and all repair steps.
Complete reporting and documentation with photos throughout the process.
Communicate with the Engineering/Technical Team via phone/text as required.
Drive full-sized pickup trucks (3/4 ton) and safely hook up, tow, back up, and park trailers up to 24 feet long, weighing up to 10,000 lbs.
Communicate professionally with the customer on-site on a daily basis.

Education & Experience Requirements/Competencies
To perform the essential functions of this position successfully, an individual should be able to demonstrate and provide the following:
HS diploma or GED equivalent.
Blade-specific composite repair training/certifications are preferred.
Any OEM blade-specific certifications/experience/training is preferred.
Must be fluent and able to read, write and speak English.
(Tech Level 2) Three (3) or more years of functional experience, specifically in utility-scale wind blade repair and a willingness to acquire all necessary certifications to perform training.
(Tech Level 3) Five (5) or more years of functional experience, specifically in utility-scale wind blade repair and a willingness to acquire all necessary certifications to perform training.
OSHA 10 (Construction), NFPA 70E, First Aid/CPR beneficial, but not required. Training will be provided.
Extensive knowledge in Word, Excel and Outlook and the ability and willingness to learn new software applications.
