This position researches public real estate records to produce an Abstract of Title, a Title Certificate, or other title report. Provide title evidence to examiners, attorneys or outside title company to facilitate real estate closings.
Job Duties and Responsibilities

Prioritize orders based on closing date. Acquire documents at district court, bankruptcy court and other appropriate sources. Research real estate records, title problems and legal descriptions. Transcribe/copy pertinent information into a format usable for processing, examining and closing personnel. May provide verbal updates prior to closing. (50-60%)
Search names, obtain tax information, obtain documents and verify effective dates and tract index information. (20-30%)
Produce an abstract or title product according to prescribed rules and procedures and ensure the product is delivered to the client in a timely manner.
Provide customer service and problem-solving to all other departments and answer all inquiries regarding title searches. Respond to questions and requests from examiners, closers, attorneys, lenders and real estate agents. (10-20%)
Assist as needed in the clerical production of abstracts/commitments/recording of documents. May assemble final form abstracts/commitments/title certificates and prepare for delivery. (0-10%)

* Design and perform experiments in separation science involving rare earths and transition metals.
* Develop and optimize extraction, precipitation, solvent, and ion-exchange processes for selective separations.
* Synthesis and characterization of organic ligands and ionic liquids for solvent extraction or coordination chemistry.
* Experience in hydrometallurgical process development, including leaching, purification, and crystallization stages.
* Experience working with rare earth elements and experience handling air/and moisture-sensitive materials in inert atmosphere environments (e.g., glovebox work).
* Application of spectroscopic and analytical tools such as NMR, ICP-OES, XRD, XRF, SEM, TGA, DSC, and related instrumentation.

We are looking for a* Token & Governance Research Specialist* to join the Base Business Operations & Strategy team. In this role, you'll shape the long-term token and governance strategy for Base, ensuring it evolves as a credibly neutral, decentralized public good while maintaining its mission of building a global onchain economy. *What you'll be doing (ie. job duties):*
* *Explore the future token and governance design on Base *- Define potential token goals and develop a phased roadmap for decentralized governance across the Base chain and ecosystem prioritizing long term growth and effectiveness.
* *Research and analyze token designs *- Explore learnings from past token efforts, analyze token economics, understand tradeoffs, create scenario analysis.
* *Create the technology to govern for billions *- Create the Base constitution and legislative processes that empower aligned contributors (Coinbase, developers, and communities) to make transparent decisions.
* *Operationalize governance systems *- Define tools, workflows, and norms for onchain governance (e.g., legislation process, onchain voting) and offchain consensus-building (e.g., expert communities, governance forums, working groups).
* *Enable and educate the community *- Create systems, documentation, and engagement channels (e.g., in-app governance portals, tutorials, or community forums) to help contributors and app users understand and participate in Base governance.
