About the maintenancetechnician position:
We're looking for a talented maintenancetechnician who will be responsible for addressing an array of apartment and property maintenance duties as specified by the maintenance supervisor and/or property manager, and for maintaining the highest standards in customer service and curb appeal of the assigned property.
Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.
Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
Perform various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.
Maintain work order system by verifying all orders are completed in a timely manner to company standards and the resident's satisfaction.
Inspect the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.
Assist with property emergencies, such as snow removal and/or other inclement weather emergencies, fires, and floods.
Promptly communicate with maintenance leadership concerning all maintenance issues at the property.
Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
Participate in emergency on-call/after-hours maintenance assignments; adhering to established response times and addresses emergency issues appropriately.

About the maintenance supervisor position:
We're looking for a talented maintenance supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, and for ensuring that the property is compliant with Avenue5 policies and standards, in addition to all local, state and federal regulations. The maintenance supervisor is responsible for ensuring compliance to the company risk management program. Also, has financial responsibilities for contributing towards and adhering to property budget.
Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met.
Review and track progress of service requests and identify chronic maintenance issues.

The Lakeshore Lodge Maintenance & Facilities Handyman will be responsible for and directly support the LSL BM with the oversight, upkeep, and appearance of Lakeshore Lodge and all common areas, while performing required property management condo checks for LSL condo owners. JOB DUTIES AND TASKS:
In order to provide LSL condominium owners with an outstanding experience, including safe and maintained buildings; updated facilities and well-kept grounds at the highest standards, the LSL Maintenance & Facilities Handyman will accomplish the responsibilities in the areas described below.
1.Communication:
Be a main contact for Lakeshore Lodge vendors conducting maintenance at all units and main building service.
Obtain estimates for projects and repairs with local vendors for LSL per the HOA PM's or BM's direction.
Collaborate with HOA PM to set up monthly, quarterly, and annual calendar of LSL building vendor service needs.
2.Operations:
Personal Units
Assist the BM with preparation of units for owner arrivals
Assist the BM with preparation of units for LSL rentals
Perform unit inspections for all condominiums on a scheduled basis
Update inspection tasks which include Opening and Closing checklists
Prepare units and LSL common areas for cold weather “Closing” needs and similar steps for “Opening” needs in the spring.
General Building & Common Areas
Perform general handyman tasks for main building systems that may be accomplished in- house. Perform weekly checks on main building systems and report any issues to BM for further service needs
Contact outside vendors regarding main building services as needed
Maintain the lobby, fitness center, dock, vestibules, elevators, garage, walks, and grounds.
Review daily list of tasks and support LSL team to make sure they are performing well.
Support and assist HOA PM with any in-house service/maintenance to HOA assets, buildings, and systems across Gozzer property.
3.Administrative:
Collaborate with HOA PM to identify all necessary preventative maintenance for LSL main building systems and common areas which include mechanical systems including sumps, domestic sewer and water, cooling tower, boilers, and access system.HOA PM to assist with Common Area plans.

This role is responsible for supporting the work environment for all employees at the client's location through the effective, hands-on implementation of our building maintenance programs. This individual will interact with client management, employees, and outside vendors.
Essential Job Duties:
Responsible for maintenance and repairs to the client's mechanical, electrical, HVAC, and plumbing systems. Must be familiar with and have working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, fire protection, and security systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary.
Conducts periodic general preventive maintenance on mechanical, electrical, HVAC, and plumbing systems. This involves normal lubrication, adjustment, cleaning, replacement of consumable parts, and periodic testing of equipment. Also conducts general building maintenance, as needed.
Be responsive to tenant issues in the areas of safety, plumbing, mechanical, electrical, and environmental needs through both personal contact and work order systems.
Prepare and maintain maintenance logs and records. Familiarity with preventative maintenance and work order software systems.
Conduct regular inspections of tenant spaces and make appropriate repairs or troubleshoot as directed.
Perform all assigned work to ensure the safety of the building's tenants and the continuous operation of the site.
Be familiar with and conform to all written operating procedures associated with the site.
Knowledge of Building Automation Systems and operation.

Interface and work with others throughout the company.
Agreeable in performing a multitude of basic tasks, including painting, cleaning, minor furniture repairs, minor electrical and mechanical or plumbing repairs, moving equipment or furniture, including setups for company events.

Maintain the exterior grounds of the property and conduct seasonal duties such as snow removal or pool maintenance.
Conduct walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction.
Prepare for inspections.
Schedule outside contractors for projects, if necessary.
Be available for quick response per company policy if on-call duties are required.
Attend staff meetings as required or requested.
Other responsibilities as assigned by Maintenance Supervisor, Maintenance Manager or Property Manager.

Appliance Repair - Troubleshooting and repair of parts, clean lint screen in washer/dryer, pumps and transmission, water heater troubleshooting, repair and replacement.
Carpentry - Proper use of hand and power tools, cabinetry, door hanging to include installing hardware, closets, hinges, drywall repair and replacement, window repair and replacement, shelving installation.
Electrical - Able to replace outlets, switches, light fixtures, circuit breakers, photocells, ballasts, understand and use basic test equipment, knowledge of fire and security system operation.
Grounds keeping - Maintain landscaping and snow removal equipment, snow removal and salting of walks, operate blower, operate and maintain lawn equipment.
Housekeeping - Understand and use MSDS, use cleaning che
