This role is responsible for overseeing and managing the overall performance and profitability of a portfolio of properties within a designated region. KEY RESPONSIBILITIES:

Ensures that the appearance and physical aspects of the properties meet the Company's and owner's established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
Implement preventative maintenance plans to extend the life of assets.
Stay current with local, state, and federal regulations affecting property management.
Ensure properties comply with all relevant codes, laws, and regulations.
Identify and mitigate potential risks related to property management and ensure appropriate insurance coverage.
Conduct market research and analysis to identify opportunities for property improvement and stay ahead of market trends.

The salary range for the position is $130,000 - $145,000
BASIC KNOWLEDGE & QUALIFICATIONS:
Bachelor's/Master's degree from an accredited college or university preferred in Business, Real Estate. or related fields.
Proven experience in a leadership role with managing diverse properties.
Proficiency in using property management software (preferably Yardi and/or Real Page), word processing, spreadsheet, and database management applications to complete and produce required reports and other employment documents.
Strong financial acumen and analytical skills.
Excellent communication and team management skills.
In-depth knowledge of real estate laws, regulations, and market trends.

SUMMARY
The Director of Design Management (DM) performs a critical role ensuring Development and Construction design requirements are established, incorporated and coordinated in the design process. The DM will work closely with Preconstruction and Development during the initial phases of a project to ensure design requirements and assumptions are established and ensure those requirements are adhered to throughout the design process. The DM will ensure consistent and robust interim design deliverables throughout the design process (SD, DD, and “GMP” or 95% CD, and IFC set of plans) and ensure that national and regional design standards are incorporated within those deliverables. Furthermore, the DM will coordinate pre-Development schedules with Development teams and ensure a smooth transition from design to execution with the Construction teams. The DM works intimately with the project architect, design teams, and Greystar development, construction and preconstruction teams to manage schedule, drawing quality and design standards. The DM's success in their role will be measured by the completeness of the plans used to construct the project and the adherence to the established design schedules. DMs must be experienced in multifamily architecture and have extensive knowledge of building and energy codes as well as technical knowledge of building systems and be able to defend a design to code officials if necessary.
JOB DESCRIPTION
KEY RESPONSIBILITIES:
Participating in project site planning and visioning meetings to establish the early layout of the project and ensure a consistent vision for the project is applied throughout the design process
Participating in project Due Diligence meetings to identify and address project design issues and elements
Establishing and maintaining project pre-development, design and permitting plans and schedules to ensure that all required submissions are complete and submitted on time.
Communicating effectively with necessary stakeholders (internal and external)
Coordinating and scheduling the project's Design Kickoff meeting, including preparing the meeting agenda and providing minutes after the conclusion of the meeting.
Producing and maintaining a standard list of deliverables for each consultant at each stage of the design process and ensuring that the design teams are consistently designing per those deliverables
Reviewing all document issuances (including both plans and specifications) to confirm the conformance with the established expectations of quality and scope included in the Design Agreements and Greystar National and Regional Standards including:

Coordinating and leading plan reviews at Concept, 100% SD, 100% DD, 75% GMP, IFC and any other sets as necessary. Plan reviews are to be managed via Bluebeam and hosted in person as much as practical at a venue suitable to the project team. The Director of Design Management is responsible for ensuring that all project shareholders participate in generating content and comments for the plan reviews via the Bluebeam session, and sorting all content provided in the Bluebeam session
Attending all design meetings for assigned projects either in person or via teleconference
Tracking open items and necessary decisions to ensure timely direction is given to the design team and Construction
Ensuring that the project design teams have incorporated all plan review comments (internal, 3rd party, AHJ, etc…) into subsequent deliverables
Ensuring that all projects include all relevant Greystar National and Regional Standards in the GMP and IFC sets and working closely with Greystar National Quality Control to keep all projects current with respect to any updates to the Greystar National Standards
Working with the design team to ensure that an interior and exterior mockup is included in the project's GMP documents, ensuring that all relevant exterior and unit interior finishes are portrayed on the mockup
Coordinating early (pre-GMP) mockups to ensure Development buy-in within the budget
Working with Preconstruction to review all qualifications and clarifications provided by Greystar Construction or 3rd party general contractors
Working with the Construction, Development and Preconstruction teams to ensure that all unit finishes are selected, unit plans are approved, and an interior design standards are established to avoid delays in design deliverables
Reviewing and vetting VE alternates and ensuring quick decisions on all VE alternates quickly following pricing feedback. Ensuring all alternates are incorporated into the drawings
Working with Development and Construction to ensure efficient and product appropriate design decisions are being made and adhered to
Participating in business building initiatives to help the business improve
BASIC KNOWLEDGE & QUALIFICATIONS:
Bachelor's Degree with a concentration in architecture, building construction, civil engineering, or related field
5 years of experience in multifamily architecture or design management, with much of that experience in construction administration being preferred.
Strong interpersonal, negotiation, and communication skills
Ability to establish and maintain good working relationships with co-workers, contractors, and vendors
Strong computer skills including Revit, AutoCAD, Excel, Word, Outlook, Bluebeam, etc

SUMMARY
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
JOB DESCRIPTION
Essential Responsibilities:
1. Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
2. Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
3. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
4. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
5. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
6. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Other Responsibilities:
1. Complies with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
2. May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.

As a Maintenance Technician you will perform interior and exterior preventative and repair maintenance in our apartment community, including but not limited to general maintenance requests, HVAC, carpentry, electrical, plumbing, painting, and appliances. PRIMARY PURPOSE: The primary purpose of this position is to provide a structured learning environment for the first year of employment. The SLA will learn to locate, evaluate and develop potential local leasing tenants and income-generating opportunities for shopping center properties (both common area and temporary in-line), negotiate Lease Agreements to achieve the financial objectives of the properties, refer prospective tenants for approval, and coordinate Short-term Leasing administration and tenant presentation. The incumbent will have oversight responsibility for multiple properties as assigned.
PRINCIPAL RESPONSIBILITIES:
The successful candidate's responsibilities will include, but not be limited to:
Locate, identify and evaluate potential Specialty Leasing (SL) tenants and other income sources for shopping center properties in both common area and in-line vacancies.
* Develop and implement plan to include regularly attending trade shows, review publications and canvass the area to identify retailers and other potential income generating tenants.
* Develop and maintain relationships with prospective LL tenants and existing mall tenants.
* Network with area leasing representatives and industry associates.
* Identify and develop new leasable locations in the common area.
Negotiate Lease Agreements:
* Establish SL rent guidelines and income objectives for properties based on analysis of sales, permanent leases and income goals of the property.
* Negotiate Lease Agreements and submit tenant information, terms, locations and use clause for approval.
* Generate SL income for assigned properties to achieve assigned SL financial goals.
* Ensure maximum occupancy and minimum downtime occurs.
* Support in-line leasing efforts by assisting in identifying, developing local tenants into potential permanent tenants.
Report to and work with the Specialty Leasing Manager to achieve property and overall SL program goals.
* Submit regular weekly reports to identify deal making, forecasting, revenue goal achievement and other program implementation status.
* Assist Vice President - Specialty Leasing and Specialty Leasing Manager in identifying and completion of SL national tenant deals.
* Assist in identifying potential new multiple-mall and national tenants. Refer prospect to Specialty Leasing Manager or directly to other Simon Property Group properties.
Coordinate SL-related administrative duties with Mall Managers and other Property Management staff.
* Coordinate completion of Lease Agreements, SL program administration and SL tenant setup.
* Monitor rent collection, income transmittals, sales reporting and the accurate processing of Lease Agreements.
* Monitor monthly and quarterly property and Home Office SL income and expense reports.
Assist Mall Managers in achieving the acceptable merchandising and visual presentations.
* Monitor placement if units/tenants in the common area.
* Coordinate merchandise mix with leasing to ensure best use of the space.
* Communicate required Specialty Leasing visual presentation standard to the tenants.
* Coordinate activity of Visual Merchandiser and tenant.
MINIMUM QUALIFICATIONS:
* A bachelor's degree in a business related discipline
* One or two years of general business, sales, leasing or retail experience
* Basic math and accounting skills
* Well-developed interpersonal and negotiating skills
* Effective oral and written communication skills

JOB DESCRIPTION
* Greets prospects and residents as they enter the office/leasing area, and ensure the comforts of prospects and visitors while they wait to speak with a team member.
* Answers phone calls, routes all calls to the appropriate team member for assistance, and assists with completed service request call backs as necessary.
* Maintains the guest suite schedule to ensure proper payment and cleanliness upon guest arrival and manages and coordinates the loading dock and/or elevator schedule for move-ins and move-outs.
* Ensures clubhouse amenities are in tour condition prior to leasing office opening each morning.
* Manages all package deliveries by documenting arrival information and notifying residents of all package deliveries within 24 hours.

* Assists the community team with scheduling, planning and organizing resident activities and programs.

Physical Demands:

Qualifications:
Professional Experience:

Education:
High school education or equivalent is preferred.
Accurately perform basic mathematical functions.
