This role involves developing and implementing effective property management strategies, ensuring high tenant satisfaction, and optimizing financial returns for property owners. The Regional Property Manager plays a crucial role in coordinating and leading property management teams, collaborating with various stakeholders, and maintaining a strong understanding of the real estate market trends in the region. JOB DESCRIPTION * This position will support Greystar's Conventional Owned Assets division in the Carolinas, but requires the hired candidate to be based in the Greater Charlotte region. Some travel may be required. KEY RESPONSIBILITIES: * Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results. * Collaborates with CMs to ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals. * Collaborates with regional support services leaders committed to improving asset and team performance. * Takes ownership of and implements local and national operational initiatives, championing change and ensuring proper adoption of revised protocols at all properties. * Oversee and manage budgets, ensuring that financial targets are met or exceeded. * Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management. * Foster positive relationships with tenants and address their concerns promptly. * Implement tenant retention programs to minimize turnover and vacancy rates. * Collaborate with leasing teams to develop and implement effective marketing strategies. * Ensure optimal occupancy rates through targeted leasing efforts. * Oversee maintenance programs to ensure properties are well-maintained and in compliance with regulations. * Ensures that the appearance and physical aspects of the properties meet the Company's and owner's established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio. * Implement preventative maintenance plans to extend the life of assets. * Stay current with local, state, and federal regulations affecting property management. * Ensure properties comply with all relevant codes, laws, and regulations. * Identify and mitigate potential risks related to property management and ensure appropriate insurance coverage. * Conduct market research and analysis to identify opportunities for property improvement and stay ahead of market trends. BASIC KNOWLEDGE & QUALIFICATIONS: * Bachelor's/Master's degree from an accredited college or university preferred in Business, Real Estate. or related fields. * Proven experience in a leadership role with managing diverse properties. * Proficiency in using property management software (preferably Yardi and/or Real Page), word processing, spreadsheet, and database management applications to complete and produce required reports and other employment documents. * Strong financial acumen and analytical skills. * Excellent communication and team management skills. * In-depth knowledge of real estate laws, regulations, and market trends. * Abilities to create and manage stakeholder relationships. * 3 years minimum of relevant experience SPECIALIZED SKILLS: * Real Estate license required in specific markets, otherwise preferred. * Industry certifications (e.g. CPM, CAPS, CAM, etc.) also preferred. #LI-SB1 The salary range for this position is $105,000 - $120,000 Additional Compensation: Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location. * Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance. * Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs. Weekends if needed. * Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns. * Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports. * Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed. * Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fund. * Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease. * Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property's occupancy and revenue goals. * Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensures the property's maintenance team members comply with the Company's standards with respect to responding and completing resident service requests. * Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal. * Community Manager Supervises property staff by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices. * Assists in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property's performance, and responding to owner requests as needed.
