Key Purpose

The groundskeeper is part of janitorial/custodial team. This role is responsible to keep assigned areas, such as outdoor entryway and walkways in a clean and orderly condition. Work successfully with fellow employees & others. Understand and follow instructions, both verbal and written. Explain how to complete a task, understand instructions for task using basic communication skills.

Key Areas of Collaboration and Influence

· Support the team, and report to the Key Account Manager

· Communicate effectively with colleagues within the Business Unit and across the company so that information is disseminated effectively and participate in project groups and meetings as required

Ideal Candidate Experience

· No prior experience or training required

· Recognize and understand safety signs and building warning systems

· Understand safety requirements, understand & meet company handbook expectations

· Ability to change tasks or assignments outside normal duties

· Ability to operate various types of power equipment including lawnmowers, trimmers, leaf blowers, and other landscaping equipment

· Ability to use hand tools required for landscaping

*The hourly rate for this role is $17/hr*

Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities and overall curb appeal and provides support to the service team members

JOB DESCRIPTION

Essential Responsibilities:
1. Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.

2. Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.
3. Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process.
4. Changes all locks in accordance with the property’s policy and ensure gates to all pool areas are working according to codes and safety standards.
5. Distributes notices and communications to residents as necessary.
6. Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.
7. Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
8. Complies with Greystar’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.

Required Licenses or Certifications:
• Incumbents must have valid driver’s license to operate a golf cart on property.

Typical base compensation rate depending on experience, except where mandated otherwise:

12 USD - 15 USD

Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary. Once eligible, team members may participate in the 401k plan. Regular, full-time team members are also offered a range of medical, financial, and/or other benefits from which to choose.

The Groundskeeper/Porter is responsible for the daily upkeep and maintenance of the apartment community, including buildings, landscaping, parking lots/structures, trash areas and common areas, and performs a range of duties to include but not limited to; painting, cleaning, removing items left behind in vacated homes, and pool maintenance.The Groundskeeper/Porter is responsible for conducting all job duties in accordance with company policy and all safety protocols, and supports the overall objective of meeting the expectations of the Client, based on the respective operating capital budget and management agreement.

POSITION REQUIREMENTS



Minimum 1 year of experience in a similar role, preferably within Residential Property Management. Experience in hotel maintenance, facilities maintenance, or construction will also be considered. High School diploma or equivalency certificate required. Valid Driver's License, a good driving record, current motor vehicle insurance which meets State requirements, and an operable vehicle that meets FPI's Driving Standards and Personal Vehicle Use policy. Must be able to wear a respirator, if required, and have the ability to be medically fit for duty and cleared to wear a respirator, and comply with FPI's facial hair policy. Must be proficient in speaking, reading, and writing in English. Basic computer skills (email, internet, etc.). May be required to provide and maintain own tools.
