MAINTENANCE SUPERVISOR
The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property.
Essential Duties & Responsibilities
MaintenanceManagement
Regular/daily onsite attendance is required
Coordinate, schedule, and respond to resident/management requests and work orders
Ensure all repairs and replacements necessary for community common areas and units
Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
Maintain hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Responsible for essential control of community
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
Participate in on-call emergency at community
Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., "walk" units to ensure make-ready and work orders are completed)
Personnel Management
Under the direction of the Community Manager, supervises, trains, and schedules maintenance activities for maintenance staff
Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed.
Provide Community Manager input regarding employee performance evaluations
Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
Promote harmony and quality job performance of staff through support and effective leadership
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness
Projects a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce policies of the community that the immediate supervisor delegates
Education/experience
High School Diploma or Equivalent
EPA & CPO certification required; HVAC desired.
Ability to understand and perform all on-site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.

**MaintenanceManager** The MaintenanceManager provides direction to the maintenance department with specific focus on timely preventative and corrective maintenance of the facility, manufacturing, and auxiliary equipment that ensures consistent and safe operation. **Position Responsibilities:**

+ Lead, Schedule, and follow through on equipment audits and complete CapEx requests, PO, Capsheets etc. to execute on plant capital requirements.

Who You Are:
Individual will possess knowledge and experience to support Versar Global Solutions' team performance on assigned United States Army Corps of Engineers (USACE) Recurring Maintenance and Minor Repair (RMMR) task orders. What You'll Do:

* Review RM reports and deficiency lists for completeness, quality, accuracy, and contract compliance. Route documents for corrections and/or signatures through multiple entities, ensuring timelines required by the contract are met. Upload approved report versions into the USACE Resident Management System (RMS).

* Coordinate with field personnel to ensure accurate and updated FMPs.

We are currently looking for a Production Equipment Manager for our new factory in the Columbus, Ohio area. This leader will manage the maintenance service and repairs in the areas of plumbing, carpentry, painting, plastering, and machine and electrical servicing for the organization's facilities. Other main responsibilities include monitoring equipment and ensuring efficiency and effectiveness as well as planning and scheduling all maintenance activities for facilities.
Responsibilities:
Assist senior leaders in ensuring equipment operation and support production departments in achieving production capacity targets. Guide team to promptly follow up on equipment abnormalities reported by production departments and resolve them as quickly as possible.
Organize and implement the maintenance and repair of production equipment, conduct regular patrols and operational checks, and ensure smooth production operations.
Assist senior leaders in achieving departmental targets. Responsible for managing the failure rate indicators, reducing the downtime of critical equipment, analyzing, and reducing equipment failure rate and ensuring good operational condition of the equipment.
Quality indicator management: Responsible for analyzing and improving various issues that affect product quality, reducing the workshop's return rate and rework rate, and increasing the yield of good products.
Maintenance cost management: Responsible for managing the purchase requisition, acceptance, evaluation, and setting of safety stock for spare parts, as well as other daily tasks related to spare parts management. Through effective spare parts management, aim to continuously reduce maintenance costs.
Ensure daily equipment maintenance tasks are complete.
Develop and organize the implementation of equipment Preventive Maintenance (PM) plans for the production base, ensuring that the production equipment is in optimal condition.
Promote on-site TPM (Total Productive Maintenance) in the workshop and organize the implementation of equipment precision management.
Collect, analyze, and generate reports on maintenance data. Ensure proper documentation, archiving, and confidential management of relevant records and information.
Maintain PM files, equipment-related management manuals, procedures, record forms, and other related documents.
Organize and carry out improvement and technical transformation projects and continuously drive the improvement of overall equipment efficiency.
Actively promote the adoption of new technologies and new equipment to enhance product quality, reduce production costs, alleviate labor intensity, and improve working conditions.
Organize training and team-building activities. Develop training plans to enhance personnel skills and ensure a continuous talent pipeline within the overall team.
Assist in the management of the company's confidentiality system.
Effectively implement the company's confidentiality responsibility system.
Strictly control the confidentiality of the workplace to ensure the confidentiality of production technology processes, equipment models, and other sensitive information.
Regularly conduct confidentiality education and training, providing guidance to department personnel on carrying out their own responsibilities in maintaining confidentiality.
Assist in the completion of the company's EHS (Environment, Health, and Safety) management work.
Cooperate with EHS to conduct safety inspections and implement necessary corrective actions. Ensure the safety management of maintenance and operations personnel.

Job Duties and Responsibilities (Essential Job Duties)

Lead, train, and mentor maintenance staff, including Team Leads and Supervisors, ensuring effective communication and operational excellence.

Work closely with Operations Managers to develop, publish, and implement Maintenance Standard Operating Procedures (SOPs). Capture and document historical knowledge into handbooks or reference materials, and continuously review procedures for efficiency and safety.
Oversee purchasing and inventory management for maintenance supplies and consumables. Coordinate with the inventory specialist or assistant to ensure materials are properly stocked and organized across shop and driver locations.
Collaborate with Dispatch, Operations Management, and Customers to resolve service or repair issues, ensuring timely input and tracking of maintenance tasks in Service Core.
Manage production scheduling for proprietary systems such as Sea-Cans, Hoplites, and Pump Houses, as well as special event load plans and other project-based work. Coordinate onboarding of new equipment and oversee the execution of special projects as assigned.
Direct the turnaround process for rental equipment, including cleaning, inspection, repair, and invoice preparation. Maintain organized yards and facilities at all AMERI-CANS locations, and ensure preventative maintenance schedules are followed for all company equipment.
Oversee general maintenance operations, including shop, yard, and vehicle cleanliness, as well as facilities maintenance.
Enforce all safety policies and ensure compliance with waste disposal and material handling regulations. Develop and implement safety programs, inspect facilities and equipment, and coordinate maintenance and repairs as needed.
Perform other duties and responsibilities as assigned by management.

Franklin University, a private, independent, accredited, not-for-profit University located in Columbus, Ohio invites applicants for its Maintenance Supervisor position. The target salary range for this job is $60,000 to $65,000 annually. The actual salary paid to an individual will vary based on multiple factors, including but not limited to education, years of experience, internal equity, and other factors. There is also an opportunity to earn incentive twice a year. The Maintenance Supervisor will serve as leadership for the Maintenance Technicians and Assistants, and provide support in the upkeep and evolution of the University's physical campus, buildings and equipment in a proactive, predictive and preventative manner.
This role will work an onsite schedule.
Duties and Responsibilities:
Work with the Assistant Director of Facilities, Planning, and Management to receive, process and monitor work requests through our work request system
Schedule preventive and routine maintenance duties with staff, internal clients, vendors and contractors
Communicate with internal clients regarding status of work being performed
Supervise and maintain all aspects of landscaping
Servicing and repair to electrical, plumbing, HVAC systems, University vehicles and equipment
Snow and ice removal
Other duties as may be assigned
Minimum Qualifications (Required):
5 years of building maintenance experience
High School diploma or equivalent
Knowledge of basic electricity, carpentry, drywall/plaster repairs, plumbing, and landscaping
Microsoft Office skills including Word and Excel
2 years of previous supervisory experience
Must be able to demonstrate a basic mechanical aptitude and be able to operate basic maintenance, construction and landscaping equipment
Must be self-motivated and able to work with minimal supervision, be detailed oriented, dependable and possess excellent organizational, communication and interpersonal skills
Must possess a valid driver's license, have a satisfactory motor vehicle report at time of hire, and maintain it throughout the duration of employment with the University
Preferred Skills and Characteristics:
Level 1 Building Operators Certificate or equivalent
OSHA training certifications
HVAC certifications

Must be able to lift up to 100 pounds with or without reasonable accommodation
May require work in inclement weather
Typical hours are Monday through Friday from 6:00 a.m. - 3:00 p.m.
