SUMMARY OF SERIES:
Incumbents of positions in this series perform janitorial, custodial, housekeeping, groundskeeping or maintenance tasks in a state educational institution.
The basic purpose of this work is to perform various manual tasks required for the routine maintenance of the buildings and grounds of an educational campus.
ORGANIZATIONAL LEVELS:
Maintainer I is the entry-level service or maintenance job in this series.
EXAMPLES OF DUTIES COMMON TO ALL LEVELS IN SERIES:
* Performs routine manual tasks involved in the maintenance, repair or beautification of campus grounds or roads, such as cutting grass, weeds or brush; cleaning culverts, gutters, catch-basins, drains or ditches; loading and unloading vehicles; moving and setting up furniture; spreading sand, gravel, loam or asphalt; digging ditches or post-holes; setting or pulling posts; repairing guardrails or fences; patching concrete or asphalt surfaces; maintaining, erecting or repairing signs; cleaning or marking roadways for parking lots; erecting or dismantling snow fences; painting fences, posts, guardrails or building exteriors.
* Performs routine laboring tasks to assist skilled tradespeople engaged in maintenance, repair or construction work using hand and electrical tools appropriate to craft, such as assisting with the dismantling, fabrication, alteration and construction of building structures and building systems.
* Plants, seeds, transplants, removes, prunes, trims, waters, sprays or fertilizes trees, shrubbery, grass, plants or flowers; participates in the propagation, growth and care of flowers, plant and shrubs; assists in planning and executing horticultural designs for grounds beautification.
* Sweeps sidewalks, rakes and collects leaves, collects and hauls debris or rubbish, shovels snow, sands roadways or walkways; performs other manual tasks involved with snow removal, control and disposal.
* Cleans campus property such as offices, classrooms, corridors, walls, floors, windows, furniture, woodwork, toilets, lavatories or fixtures by washing, waxing, buffing, sweeping, polishing, dusting, or vacuum cleaning; and empties and cleans waste barrels, garbage cans and other waste receptacles.
* Cleans, washes, refuels, oils or greases trucks or automobiles; performs other manual labor tasks in connection with the maintenance and operation of a garage or equipment depot.
* Performs manual labor in a stockroom, storeroom or warehouse, such as loading or unloading freight, materials or equipment; receiving, unpacking and storing goods, materials and equipment; checking item specifications against orders; assisting in taking inventories; restocking depleted stores; keeping records of goods received and issued; filling requisition orders; delivering goods to departments; weighing and packaging bulk materials; and cleaning and organizing the storeroom area.
* Locks or unlocks premises; reports hazardous and unusual situations to the appropriate authority.
* Makes general repairs of a simple nature, including minor repairs to groundskeeping equipment.
* Handles trunks, baggage and luggage arriving at, or departing from, a building.
* Operates wheel tractors, electric trimmers, buffers or other similar mechanical or power-driven equipment; drives a truck.
* Keeps simple records, such as vehicle maintenance logs or inventory counts.
RELATIONSHIPS WITH OTHERS:
Major work contacts are with agency staff and students.
SUPERVISION RECEIVED:
Incumbents of positions at this level receive supervision from Maintainers or other employees of higher grade, who provide instruction, assign work and review performance through verbal reports and visual inspection for compliance with instructions and established standards.
SUPERVISION EXERCISED:
Incumbents of positions at this level may exercise functional supervision (i.e., over certain but not all activities or over some or all work activities on a temporary basis) over 1 - 5 service and/or maintenance personnel.
WORKING CONDITIONS:
Maintainers stand and walk for prolonged periods of time; lift and carry heavy objects; work outdoors in all types of weather; work varied shifts, weekends, holidays or nights; are exposed to the hazard of wet, slippery floors; work under exposure to the hazards to chemicals, toxic and noxious fumes, dust, excessive heat, high noise levels, high volume traffic conditions and high voltage wires; work from ladders and scaffolds; and may be required to climb trees and operate motor vehicles.
QUALIFICATIONS REQUIRED AT HIRE FOR ALL LEVELS IN SERIES:

OFFICIAL TITLE: Maintainer, Custodial Associate (Residence Halls)
SUPERVISION RECEIVED: Maintenance Working Foreman and/or APA Supervisor
General Statement of Duties: The Maintainer II, Custodial Associate is responsible for performing routine maintenance tasks related to the cleanliness and upkeep of university buildings and building walkways.
Responsibilities:
Cleans any/all areas of university buildings including but not limited to offices, classrooms, corridors, walls, floors, windows, furniture, woodwork, toilets, bathrooms, showers, locker rooms, fixtures, etc., by washing, sanitizing, waxing, buffing, sweeping, polishing, dusting, and vacuuming; meets the university's standard for cleanliness in performance of duties. Operates powered cleaning equipment including but not limited to buffers, vacuums, and power washers. Moves furniture and materials in accordance with proper lifting techniques, as necessary. Empties waste receptacles including but not limited to waste barrels, garbage cans, and recycling bins. May be responsible for operating university vehicles and disposing waste in dumpsters. Shovels snow to maintain clear building walkways and stairs; spreads salt and/or sand as necessary. Makes general repairs of a simple nature, including minor repairs to cleaning equipment and replacing light bulbs. Properly secures cleaning equipment, cleaning equipment storage rooms, classrooms, offices, and buildings after use and in accordance with Facilities Operations guidelines. Inspects assigned work area(s) and notifies supervisor of areas or items requiring attention, such as leaking faucets, broken latches, damaged paint, etc. Assists with delivering goods and moving materials when needed and as assigned. Performs all duties safely and responsibly.

Physical stamina and endurance. Ability to legally operate a motor vehicle; valid drivers' license required. Ability to exercise sound judgment. Ability to work well independently and in a team setting. Ability to work overtime. Ability to perform essential functions of the position with or without reasonable accommodation. Ability to successfully pass a pre-employment physical, drug test, thorough background check, and CORI check.
Preferred Qualifications:
Strong work ethic and a willingness to learn. Experience in building custodial work. Valid Massachusetts hoisting license.
Additional Information:

Hourly Rate: $20.00- $25.00
Shift: 37.5 hours/ week, OT may be required.
Days off: Saturday-Sunday.

The incumbent performs general HVAC (Heating, Ventilation, and Air Conditioning) maintenance and repair duties in all municipal structures. Building Maintenance duties will include general building maintenance repairs.
Key duties include:
? Perform corrective and preventative actions to repair, replace, balance fans, blowers,
motors, filters, belts, compressors, Variable Frequency Drives, AC vents, ducts,
pumps, heat exchangers, chilled water, hot water, and other fluid systems.
? Monitor and calibrate air-handling systems; make adjustments as needed.
? Maintains, troubleshoots, repairs, and replaces HVAC/R equipment that may or may
not contain refrigerants, such as packaged rooftop equipment, oil burners, gas
burners, split system air conditioners, package air conditioners, chillers, pumps,
refrigerated air driers, heating equipment, VRF heat pumps, air compressors, etc.
? Make repairs as directed by the Director of Facilities, Trades Supervisor, or
designee. Repairs include, but are not limited to, working with other trades to
complete projects, building security, building inspections, and other duties as
required.
? Coordinate building repairs with the Director of Facilities, Trades Supervisor, or
designee.
? Work harmoniously with our Energy/Facilities Systems manager to ensure our
buildings run efficiently and reliably.
Unique Expertise/Certifications/Registrations:
? A current and valid driver's license is required.
? Massachusetts Refrigeration Technicians License required.
? EPA # 608 Refrigerant Certification (Universal) required.
? 3-5 years experience in commercial building heating, ventilation, air conditioning
systems, and associated equipment and controls required.
? Knowledge of Building Management Systems is required. Specifically, Seimens,
Niagra, Alerton, and pneumatic controls.
? Massachusetts Oil Burner certificate is highly preferred.
? Massachusetts Sheet Metal Journeyman license is highly preferred.
? Must have experience operating and maintaining oil and gas-fired heating
? systems and boilers.
? Must be able to work alone and safely use ladders, lifts, and other means as needed.
? Must be able to read color prints and follow verbal and written instructions.
? Must be available to work extra hours and respond to emergencies as needed and
required. Snow emergency response is required.
Performs Building Maintenance and Preventative Maintenance:
? Conducts school and town building inspections as directed.
? Maintains clean/safe mechanical spaces.
? Works with any Facilities Department employee as required.
Education, Experience, and Requirements:
? Must pass Dedhams' CORI, SORI, and fingerprinting requirements.
? High School or Trade School Diploma.
? Vocational training certificates.
PHYSICAL REQUIREMENTS:
Moderate to heavy physical effort is required to perform these duties. The employee is
frequently required to walk or stand for extended periods of time, sit, speak, hear, and use
hands to operate equipment. The employee occasionally lifts objects weighing up to 75
pounds. Ability to operate a motor vehicle. A satisfactory pre-employment physical is
