JOB SCOPE: Provide, supervise and direct the maintenance, cleaning, painting and repair of the physical environment of the building and property, including carpentry, electrical and plumbing across PCMHs facilities. ESSENTIAL FUNCTIONS: Sweeps and mops all floors, offices, hallways, lounge, laundry room, community kitchen, and staircases on a daily basis. Dusts furniture and all windowsills in common areas, staff areas and first floor, except for resident apartments. Cleans compactor, prepares and takes out garbage three times weekly. Cleans and keeps compactor and compactor room in clean and working order. Cleans laundry machines and dryers. Cleans glass doors daily, cleans and dust all residence doors when needed. Perform minor repairs and touch-ups as necessary, i.e., hanging pictures/bulletin boards, painting, light bulb replacement, faucet repair (washers, etc.), stripping floors and re-waxing, and other assignments as directed by supervision. Respond to emergency situations such as water pipe breaks, and report situation to proper personnel. Tend to emergency situation as best as possible until assistance arrives, then assist in repair as necessary Conducts apartment inspections and common area inspections of the facility in accordance with agency policy. Receives, stocks, and maintains an inventory of residence supplies, and distributes provisional supplies to residents as needed. Safeguards and maintains inventory of building tools and supplies. Prepares and submits maintenance supply requisition to Program Director. Meets with Program Director weekly for supervision. Maintains a cordial, professional relationship with residents. Handles confidential information in accordance with Federal and New York State law and regulations. Adhere to personnel and residential policies and procedures as outlined in the PCMH Personnel Policies and Procedures Manual and the Residential Policies and Procedures Manual. Provides maintenance coverage on a one-time or temporary basis to other job locations based upon the needs of the residential division. The Superintendent/Handyman will work closely with the property manager and contractors to address any issues and complete necessary repairs. What you will do: • General Maintenance & Repair: Oversee daily building maintenance activities, including electrical, plumbing, mechanical systems, painting, plastering, sheetrock repair, and minor carpentry work. Proficiency in compound work, patchwork, and painting is essential. • Work Order Management: Coordinate and complete work orders through the designated work order system. Update and close out work orders, ensuring all issues are documented. • Tenant Interaction: Ensure all work in tenant apartments is conducted with proper permission (PTE = Permission to Enter) and that work orders are completed in a timely manner.
