JOB SCOPE: Provide, supervise and direct the maintenance, cleaning, painting and repair of the physical environment of the building and property, including carpentry, electrical and plumbing across PCMHs facilities. ESSENTIAL FUNCTIONS: Sweeps and mops all floors, offices, hallways, lounge, laundry room, community kitchen, and staircases on a daily basis. Dusts furniture and all windowsills in common areas, staff areas and first floor, except for resident apartments. Cleans compactor, prepares and takes out garbage three times weekly. Cleans and keeps compactor and compactor room in clean and working order. Cleans laundry machines and dryers. Cleans glass doors daily, cleans and dust all residence doors when needed. Provides repair/maintenance service to apartments and documents work orders completed in Real Page. Cleans and prepares vacant apartment (s) for occupancy as directed. Sweeps and hoses down sidewalk in front end of building and cleans yards. Checks and replaces all lighting and emergency lighting inside and outside the building. Escorts and oversees all outside maintenance vendors performing work in the building. Shovels/cleans snow from premises and maintains safe entrance to the residence. Perform minor repairs and touch-ups as necessary, i.e., hanging pictures/bulletin boards, painting, light bulb replacement, faucet repair (washers, etc.), stripping floors and re-waxing, and other assignments as directed by supervision. Respond to emergency situations such as water pipe breaks, and report situation to proper personnel. Tend to emergency situation as best as possible until assistance arrives, then assist in repair as necessary Conducts apartment inspections and common area inspections of the facility in accordance with agency policy. Receives, stocks, and maintains an inventory of residence supplies, and distributes provisional supplies to residents as needed. Safeguards and maintains inventory of building tools and supplies. Prepares and submits maintenance supply requisition to Program Director. Meets with Program Director weekly for supervision. Maintains a cordial, professional relationship with residents. Handles confidential information in accordance with Federal and New York State law and regulations. Adhere to personnel and residential policies and procedures as outlined in the PCMH Personnel Policies and Procedures Manual and the Residential Policies and Procedures Manual. Provides maintenance coverage on a one-time or temporary basis to other job locations based upon the needs of the residential division. Performs other duties, consistent with the goals and objectives of the program, as directed by the Program Director. Job Description: Building Maintenance Professional As a Building Maintenance Professional you will perform a variety of manual tasks and duties to maintain the appearance of the dealership. Responsibilities: Primary duties include interior cleaning and some exterior cleaning including, but not limited to, the following: Landscaping and Grounds Maintainance Maintain all types of flooring and stairways. JOB DESCRIPTION - HANDYMAN Handyman is responsible for making sure the company's facility looks neat and presentable to the public. They assist in maintaining the integrity and efficient operation of building systems and perform a variety of tenant services. Responsibilities and Duties ● Inspect all community spaces daily to identify problems with litter, mechanical failure or breakdowns ● Respond to emergency ticket same day ● Respond to tenants' requests for maintenance services, including replacing air filters, installing new locks and troubleshooting smoke detectors ● Repair plumbing, electrical and safety systems in tenants' units as required ● Prepare units for move in ● Ensure the parking lot and sidewalks are free from litter and debris ● Maintain sprinkler system and trash receptacles on the premises ● Test performance of in-unit appliances, such as refrigerators, microwaves, stoves and ovens ● Provide tenants with advice and guidance on maintaining their apartment homes ● Respond to requests from property managers and maintenance services as needed Requirements ● High school diploma or GED preferred ● Experience with plumbing and electrical systems required ● Excellent facility with common hand and power tools ● Familiarity with apartment unit layouts and infrastructures ● Ability to physically stand, bend, squat, and lift up to 40+ pounds through course of shift ● Familiarity with security regulations ● Ability to communicate well with property management and maintenance staff ● Willingness to uphold company standards for safety, tenant service and efficiency ● Must be reliable and professional. ● Must wear Company Uniform I have read and understand my job responsibilities and job performance requirements.
