MaintenanceSupervisor (300-499 Units) Division: Multifamily Status: Non-Exempt JOB SUMMARY: In the MaintenanceSupervisor role, you will be responsible for performing, supervising, and coordinating service functions to ensure the efficient upkeep of the buildings and property.
ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by Harbor Group Management Company.
Provide training, guidance, and supervision to the maintenance team
Ensure work orders are being completed timely and thoroughly
Schedule and supervise in-house and vendor/contractor work
Manage inventory, ordering, and delivery of all necessary supplies and equipment for the service team
Schedule and perform preventive maintenance
Research and evaluate current and potential products used in the maintenance and upkeep of the property; make recommendations as appropriate
Assist team in fulfilling service requests

At least 3 years of multifamily property maintenance experience

Facilitate structured root cause analysis for equipment failures using IWS tools such as IPS, 5 Whys, UPS, Dice Charts, and failure analysis.
Develop and execute short-term (24-hour) and mid-term (up to 90-day) action plans in collaboration with Cell Leads and line teams.
Establish, maintain, and continuously improve Daily Management Systems (DMS), including Breakdown Elimination and Maintenance Planning & Scheduling.
Coach and develop line teams to become self-sufficient by strengthening technical skills, problem-solving capability, and adherence to standards.
Create and maintain maintenance standards, One Point Lessons (OPLs), and best practices to ensure knowledge sharing and process consistency.
Support capital projects, equipment installations, and upgrades by contributing to planning, risk assessment, and technical readiness.
Drive the effective use of Progressive Maintenance tools, PM cards, and reliability methodologies to improve equipment performance and uptime.
Serve as a continuity link between maintenance, operations, and other IWS pillars to ensure alignment with site and business objectives.
Qualifications
Technical degree or equivalent education in Mechanical, Electrical, Electronics, or Industrial Automation.
Minimum of 3 years of experience in a manufacturing or production environment in a maintenance, reliability, or continuous improvement role.
Strong working knowledge of time-based and condition-based maintenance, TPM or similar systems, and root cause failure analysis.
Experience with maintenance planning & scheduling, spare parts management, and reliability improvement practices.
Proficiency in MS Office (Excel, PowerPoint, Word).
Fluent in English, both written and spoken.
Demonstrated ability to coach teams, lead change, and drive structured problem-solving in a fast-paced industrial environment.

As the leader of the Maintenance team, you will be an active contributor to the success of the New Jersey facility by spearheading the implementation of the TPM pillars and driving overall maintenance excellence through a robust Work Management Process.
What You'll Do
Lead a team of electro-mechanical technicians supporting a 24/5 manufacturing operation
Align the maintenance organization to prioritize Safety, Quality, Delivery, and Cost, in that order
Establish a performance-oriented work environment encompassing standard performance appraisals, timely feedback, and disciplinary action when required
Create a culture of continuous improvement through the implementation of industry best practices, lean manufacturing principles, and skills development for the technician team
Develop and implement a robust Work Management Process to ensure timely and effective execution of preventive and restorative maintenance work
Implement best practice KPIs to understand performance and identify areas of opportunity
Collaborate cross-functionally by working with Engineering, Manufacturing, and Quality to support problem solving and drive resolution to complex issues
Maintain integrity of the Maintenance Management System data and records
Coordinate and oversee maintenance work performed by contract partners
What You'll Bring
Basic Qualifications
Bachelor's degree from an accredited university or college or a high school diploma/GED with at least 5 years of experience in a maintenance/manufacturing leadership position
Minimum of 3 additional years of experience in plant operations (preferencing maintenance experience)
Computer literate with the ability to learn various inventory control systems, SAP, and Microsoft Office products such as Excel and PowerPoint
Strong knowledge of engineering concepts and maintenance repair methods
Ability to interpret blueprints, specifications, drawings, and schematics
Experience with Maintenance Management Systems
Project Management skills and experience

Essential Responsibilities:

Coordinate system repairs and monitor system performance
Oversees the coordination of facilities maintenance and upkeep and supervise team of maintenance technicians
Ensure company compliance with all safety and security protocols
Conducts daily rounds to ensure staff is completing assigned tasks, inspection of equipment/machines/plasma cutting tables, buildings and grounds, and identifies problems for correction or repair
Initiates and maintains an inspection program of devices and tools such as chains, straps, ladders, scaffolds, grinders, etc.
Maintains up-to-date and accurate logs of preventive maintenance and inspections completed
Removes defective tools or machinery from service and initiates lock out tag out procedures when appropriate
Reports assets identified for disposal to management
Oversees cleaning and maintenance of facility
Maintains control of the assigned budget and uses good judgement in the expense of company funds
Participates in training for self and ensure staff receive proper training to accomplish tasks and maintain a safe working environment
Maintains compliance with all company policies and procedures and regulatory requirements

Skills and Qualifications
Welding and/or other manufacturing equipment knowledge highly desired and preferred
Experience in repair and troubleshooting and repair of Sub-Arc Welding Machines and Plasma Cutting Table
High school diploma or equivalent
Minimum of 5 years' Maintenance Manager experience in a Fabrication environment
Ability to understand and follow basic instructions
Solid knowledge of normal operating states of plumbing, heating, air conditioning, electrical systems, and building fixtures
Knowledge of and ability to operate, diagnose and repair a wide variety of manufacturing equipment including, but not limited to, cranes, welding machines, forklifts, brake press, rollers, compressors, hydraulics, pneumatics, gas, and diesel fired engines, etc.
Demonstrate attention to detail, deadline-oriented, effective time management, problem solving, effective communication and a manufacturing background.
