The Opportunity
The Warehouse Operator engages in materials movement or handling, receiving, loading, unloading, transporting, stacking, order filling, shipping, and maintaining stock in the warehouse. Receive and check reports and other paperwork as assigned each morning. Verify their accuracy by comparing to actual product in warehouse, then distribute to proper group for entry into NetSuite.
Record shipping/receiving data for supply chain, reporting, accounting, and record keeping purposes.
Label or relabel Totes or drums as required.
Maintain records of receiving/shipping in logs, databases, etc.
Communicate with management to any problems, such as damages, shortages, and nonconformance to specifications.
Assist with organization of stock item locations.
Verify required packaging materials and labels are ready.
Assist Supply Chain & Accounting Departments with physical count audits.
Observe all safety policies and procedures.
Participate in plant safety processes and immediately report any unsafe conditions.
Maintain familiarity with the safe handling, environmental regulations, and emergency response for all material in your area.
Stage raw materials to production workstations
Pull samples as needed.

Job Description
What does this role entail? The Leasing Consultant executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Essential Roles You Will Play:
Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects face-to-face, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing. Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary.
Designs and executes offsite marketing activities to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools, social media and following other property-specific marketing plans, and special programs.
Gather, analyze, and interpret market and economic trends that may impact the property and recommend improvements. Keep informed of changes in technology, industry and standards, leasing and sales tools and processes.
Lease enforcement process - apartment inspections, evictions, collections, notifications, and other processes as outlined in lease agreement and take appropriate action.
Follows-up with prospects and new residents to ensure satisfaction to finalize decisions to lease and/or renew. Executes and performs activities in support of the property's lease renewal program in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time. Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or documents and convey resident or other requests to the appropriate individual(s). This includes the ability to work in a stressful environment and work peacefully with co-workers and residents.
Responsible for safety, cleanliness, and general appearance and appeal of property, and reporting any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents. Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the property including but not limited to the leasing office, amenities, model and more for daily leasing activities.
Resolve customer complaints and issues.
Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.

Miscellaneous
Special Projects for other departments assigned by leadership, Property Management or Partners.
