Job Functions
* Diagnose and perform maintenance and repairs in a timely and professional manner. Assure all service requests are completed in accordance with the Hawthorne standard.
* Repair and restore vacant apartments to make ready status in preparation for the next move-in and in accordance with company standard.
* Perform building and common area upkeep daily. Assist in keeping grounds neat and free of litter, debris, and pet waste.
* Promote good public relations with residents, co-workers, and company staff. Always display a friendly and courteous attitude towards prospects, residents, vendors, and other employees through the LIVE IT culture. Always maintain professionalism.
* Completion of preventative maintenance according to the guidelines set forth in company policy.
* Maintain shop appearance to facilitate quick assessment of supply inventory.
* Follow safety guidelines in accordance with OSHA and company policy and standards.
* Conduct on-call emergency service rotation as scheduled.
* Assist with pool maintenance and cleaning.
* Ability to diagnose and/or replace appliances and equipment.
* Complete special projects as needed.
Education
No preference.
Experience
At least two years of apartment maintenance experience is preferred but not required. If your experience is not in apartment maintenance, then at least two years of maintenance and repair experience in a similar industry is preferred.
Licenses & Certifications

2. Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
3. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
4. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.

6. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.

Job Functions
* Conduct thorough cleaning and pick-up of debris or trash throughout the property in accordance with company standards.
* Maintain cleanliness of breezeways and sidewalks including pressure washing.
* Ensure community trash receptacles are well-maintained and free of large items around the perimeter.
* Clean areas around the mailroom, pool area, fitness area and equipment, laundry room, clubhouse, and other common areas to include trash removal, replace trash bags, vacuum, sweep and mop, clean window and door glass, clean coffee machines, and replace paper products.
* Water any areas that are not irrigated, while observing all irrigated areas and reporting any issues.
* Conduct light checks around the community and replace breezeway light bulbs as needed.
* Assist the team with the distribution of communications to residents' doors.
* Light painting of curbs, signposts, and other areas as needed.
* Assist the maintenance team with apartment make-ready tasks including lock changes and fixture replacements.
* Assist the maintenance team with pool maintenance.
