WinnCompanies is looking for a Helper A - Local 1 to join our team at Britton Budd Apartments, a 173-unit affordable housing community located in Chicago, IL. In this role, you will perform maintenance functions in the community, including rental units, residential common areas, office, grounds and parking lots. Please note that the selected candidate will need to complete Local 1 Union training upon joining the team: this is a union position and will eligible for benefits provided by the union. The pay rate for this position is $27.23 per hour. The selected candidate will adhere to the following schedule: Tuesdays through Saturdays from 8:00AM to 5:00PM with on-call duty required as needed. Responsibilities Perform repairs in such areas as, but not limited to, appliances, carpentry, hardware accessories, masonry, painting, basic electrical, basic plumbing, and basic HVAC. Complete assigned service requests and repairs consistent with company operating procedures. Assist in preparing vacant apartments for market ready status in accordance to company standards. Maintain grounds and curb appeal through snow removal, landscaping, and trash management activities. Be available for on-call activity during off-hours and emergencies based on a pre-determined schedule and need. Requirements Minimum of 1 year of relevant maintenance experience. Ability to complete the Local 1 Union training upon hire. General knowledge of electrical, plumbing, appliances, HVAC, and/or carpentry. Helper A Direct Reporting: Maintenance Manager The Helper A is responsible for executing maintenance requests by diagnosing problems and completing assigned service requests and repairs timely and thorough repairs in order to maintain the physical condition of the community according to operating and safety standards. The pay range for this role is according to union standards, $23.61- $26.23/hour. Essential Functions: Diagnose and perform property maintenance/repair a daily basis. Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations. Identify all utility meter cut-offs, apartment and fixture cut-offs, sewer clean outs, and prepare maps indicating same schedule and perform routine preventive maintenance on all make ready apartments. Inspect and maintain all tools in excellent condition. Apply all applicable Regents Park Management policies and procedures such as, but not limited to company operating and safety standards. Promote safe work practices among on-site staff. Ensure compliance with all federal, state and local laws, specifically Fair Housing regulations. Respond timely to all On-Call emergency requests. The Laborer II position is performed on a part-time basis and is classified as Regular Personnel with nonexempt is to assist with the maintenance (including repairs and improvements) of all grounds, facilities and equipment of the Norridge Park District. RESPONSIBILITIES: Assists with the landscape operations of Park District grounds, as well as the in-house construction, trades maintenance and care of all the Park District buildings, facilities and equipment.
