Responsibilities
Hines is continuing to grow our luxury multifamily portfolio and is looking to add experienced Regional Property Managers in Denver, Chicago, Washington DC, Baltimore, and San Francisco.
As a Regional Property Manager with Hines, you will be responsible for supporting and executing company strategies related to property management operations by directing the Managers across your assigned portfolio of multifamily properties, and by implementing the policies, procedures, and practices that enable each property to meet and/or exceed budgeted financial goals and achieve operation performance objectives. Responsibilities include, but are not limited to:
Develops the annual budgets for the assigned portfolio and oversees attainment of budgeted goals by analyzing and evaluating financial statements, reconciling monthly statements against approved budget, and resolving gaps in the financial portfolio
Manages the financial and operational performance of the assigned portfolio, identifies, and investigates indicators of performance deficiencies or opportunities, and guides the development of appropriate action plans that correct deficiencies or maximize opportunities to ensure the portfolio meets stated goals and objectives
Provides leadership to the team of community managers by interviewing, hiring, and training team members, and by managing their performance in accordance with Company policies, values, and business practices
Oversees the appropriate and adequate staffing at each community by interviewing, hiring, and training team members, and by managing their performance in accordance with company policies, values, and business practices
Reviews, analyzes, and interprets market data to identify emerging trends that may impact the performance of the portfolio, and works with the community managers and others to develop and implement market plans that drive occupancy and revenue growth
Lead and support property due diligence efforts including but not limited to audits, financial performance reviews, and physical inspections, ensuring accurate evaluation or acquisition or disposition opportunities
Provide recommendations and operational insights that inform underwriting assumptions and transition planning
Participation in the RFP process for new management opportunities, highlighting operational expertise and brand differentiators
Collaborate with owners, investors, and management partners to resolve escalated issues and implement best practices across the portfolio
Ensures that the appearance and physical aspects of the properties meet the established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio
Coordinates work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs, negotiating contracts, monitoring progress, processing invoices, and ensuring open communication between project team members
Ensures that all property operations in portfolio are in adherence and compliance with governing business documents (including but not limited to closing documents, Property Management Agreements, or governing programs)
Utilizes property management software, word processing, spreadsheet, and database management applications to complete and produce required reports and other employment documents
Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, researching and/or subscribing to the internet or other professional publications, or utilizing other appropriate method(s) to obtain business and professional information
Qualifications
Minimum Requirements:
High school diploma or GED from an accredited institution required
Bachelor's degree preferred
Five or more years supervisory experience in residential operations and two or more years of portfolio management
Experience with third-party management strongly preferred
Experience in Due Diligence, RFP analysis and presentations is preferred
Experience with overseeing lease up properties is a strongly preferred
Industry certifications (e.g., CPM, CAPS, CAM, etc.) preferred
Demonstrates leadership and management skills
Ability to work in a team-oriented environment
Possesses professional written and verbal communications skills
Demonstrates strong attention to detail
Working indoors 95% and outdoors 5% of time
Frequent travel required

San Francisco - $165,000 - $ 204,000 + 20% bonus potential (depending on experience)

As a Senior Property Accountant - Mixed Use with Hines, you will be responsible for ensuring accuracy and timeliness of accounting information to meet reporting requirements for a specific project and/or business entity. Responsibilities include, but are not limited to:
* Works closely with applicable Hines personnel (e.g. Controller, Property/Project Manager, and Accountants) to ensure accuracy of accounting and financial reporting and construction draws (if applicable)
* Prepare funding request to investors and lenders
* Treasury functions including but not limited to setting up wire payments for distributions, debt service and other ad hoc wire payments
* Review AR aging and assess collectability; recommend write-offs/reserves as needed
* May assist Property Management team with A/R Analysis for collection efforts
* Record journal entries to the general ledger and ensure records are kept in compliance with GAAP or other basis of accounting. As applicable, review journal entries prepared by Accountant or third party to ensure accuracy and compliance with accounting principles
* Maintain reporting and draw calendars for Property/Project
* Perform month-end close procedures including preparation and review of account reconciliations for more complex accounting areas
* Process recurring and one-off revenue billings; diligently record cash receipts
* Review and verify information provided by a third party or other internal functional groups
* General ledger review and analysis
* Prepare Property/Development Management fees and Construction Management fees ensuring proper calculation, invoicing and recording on a timely basis
* Maintain fixed assets including recording/setting up new fixed assets and recording monthly amortization/depreciation
* Prepare monthly/quarterly financial statements and supporting schedules working closely with Property/Project Manager to ensure accuracy
* Prepare lender reserve/escrow/draw requests (TI, Commissions, Capital)
* Research accounting guidance and draft position memos documenting accounting treatment of new/unusual items
* Carry out the proper procedures to ensure internal controls are being met
* May assist Asset Management and Property Management with annual property budget and reconciliation between Argus model and Budget/Forecasts. Enter approved budget into applicable accounting system.
* Prepare information for financial statement and internal audits, as needed
* Prepare tax projections and tax preparation workpapers
* Assist with training and be a resource to new accountants within product type or specialization to ensure consistency of processes and deliverables
* Assist Accounting Team with projects, ad hoc reports and analysis as requested
Qualifications
Minimum Requirements include:
* Bachelor's degree in Accounting from an accredited institution.
* CPA designation (or intention to work toward CPA designation) is preferred.
* Three years of public accounting experience or 4 years of professional accounting experience.
* Three or more years of prior management experience required.
* Commercial real estate experience is strongly preferred.
* Public accounting experience is strongly preferred.
* Strong organizational and time management skills.
* Excellent communication and collaboration skills.
* Independently set priorities and proactively meet deadlines.

Responsibilities
As a Senior Property Accountant - Mixed Use with Hines, you will be responsible for ensuring accuracy and timeliness of accounting information to meet reporting requirements for a specific project and/or business entity. Responsibilities include, but are not limited to:
Works closely with applicable Hines personnel (e.g. Controller, Property/Project Manager, and Accountants) to ensure accuracy of accounting and financial reporting and construction draws (if applicable)
Prepare funding request to investors and lenders
Treasury functions including but not limited to setting up wire payments for distributions, debt service and other ad hoc wire payments
Review AR aging and assess collectability; recommend write-offs/reserves as needed
May assist Property Management team with A/R Analysis for collection efforts
Record journal entries to the general ledger and ensure records are kept in compliance with GAAP or other basis of accounting. As applicable, review journal entries prepared by Accountant or third party to ensure accuracy and compliance with accounting principles
Maintain reporting and draw calendars for Property/Project
Perform month-end close procedures including preparation and review of account reconciliations for more complex accounting areas
Process recurring and one-off revenue billings; diligently record cash receipts
Review and verify information provided by a third party or other internal functional groups
General ledger review and analysis
Prepare Property/Development Management fees and Construction Management fees ensuring proper calculation, invoicing and recording on a timely basis
Maintain fixed assets including recording/setting up new fixed assets and recording monthly amortization/depreciation
Prepare monthly/quarterly financial statements and supporting schedules working closely with Property/Project Manager to ensure accuracy
Prepare lender reserve/escrow/draw requests (TI, Commissions, Capital)
Research accounting guidance and draft position memos documenting accounting treatment of new/unusual items
Carry out the proper procedures to ensure internal controls are being met
May assist Asset Management and Property Management with annual property budget and reconciliation between Argus model and Budget/Forecasts. Enter approved budget into applicable accounting system.
Prepare information for financial statement and internal audits, as needed
Prepare tax projections and tax preparation workpapers
Assist with training and be a resource to new accountants within product type or specialization to ensure consistency of processes and deliverables
Assist Accounting Team with projects, ad hoc reports and analysis as requested
Qualifications
Minimum Requirements include:
Bachelor's degree in Accounting from an accredited institution.
CPA designation (or intention to work toward CPA designation) is preferred.
Three years of public accounting experience or 4 years of professional accounting experience.
Three or more years of prior management experience required.
Commercial real estate experience is strongly preferred.
Public accounting experience is strongly preferred.
Strong organizational and time management skills.
Excellent communication and collaboration skills.
Independently set priorities and proactively meet deadlines.
Ability to multi-task and manage multiple assignments.
Proficiency utilizing various systems; Oracle & JD Edwards system experience advantageous.
Work indoors approximately 100% of the time.
Ability to lift general ledgers, files, records, and computer paper (approximately 5-35 lbs.).
Work overtime as business needs deem appropriate.

Washington, DC - $90,000 - $105,000

Responsibilities
As a Building Engineer with Hines, you will maintain basic operation and maintenance of all building equipment and systems by routinely reviewing operating conditions and established programs with Supervisor to understand and resolve any abnormal operating issues. Responsibilities include, but are not limited to:
Perform preventive maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, boilers, air compressors and air handling units.
Make adjustments and changes to HVAC and related equipment in order to maintain established operating criteria within the guidelines set forth by the Supervisor.
Perform general repairs, maintenance and replacement of building components including, but not limited to: building fixtures and appliances, plumbing and electrical.
Participate in the water treatment chemical programs established in the property.
Maintain operation logs and files, where appropriate, to include, but not limited to: central plant operations, chemical consumption logs and other equipment or operation inspection logs specific to the property.
Apply working knowledge and skills in HVAC distribution and controls in order to make adjustments and/or corrective actions to resolve work orders.
Provide prompt and courteous response to tenant requests within the guidelines set forth by Hines.
Maintain ethical, professional, and courteous relations with contractors and tenants.
Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member.
Demonstrate full competency in all current Hines and property emergency procedures including but not limited to:
Assist with directing building occupants with evacuations
Assist with bomb searches
Assist with life safety system alarms
Assist emergency authorities and response teams
Utilize fire alarm and life safety systems at assigned property and make adjustments as needed.
Adhere to all Hines and property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations.
Actively participate in required training activities and seminars.
Qualifications
Minimum Requirements include:
High school diploma or equivalent from an accredited institution.
Two years commercial HVAC or related experience.
Successful completion of the Hines “Introduction to Engineering” training program.
Functional knowledge of the Engineering Assessment Guidelines and can demonstrate proficiency in the assigned area(s) of the Guidelines.
Read and use all types of testing equipment, analog digital multi-meters, pressure, and temperature indicating and recording devices, air flow measuring devices, and leak detection devices.
Knowledge and proper use of basic hand tools (i.e., socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.).
Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form.
Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.
Compute basic mathematical equations for equipment performance testing and building operations.
Communicate effectively both verbally and in writing.
Possess sufficient computer skills to effectively administer required engineering programs.

Understand and apply correct usage of all personal safety equipment.

As a Regional Property Manager with Hines, you will be responsible for supporting and executing company strategies related to property management operations by directing the Managers across your assigned portfolio of multifamily properties, and by implementing the policies, procedures, and practices that enable each property to meet and/or exceed budgeted financial goals and achieve operation performance objectives. * Ensures that all property operations in portfolio are in adherence and compliance with governing business documents (including but not limited to closing documents, Property Management Agreements, or governing programs)
* Utilizes property management software, word processing, spreadsheet, and database management applications to complete and produce required reports and other employment documents
* Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, researching and/or subscribing to the internet or other professional publications, or utilizing other appropriate method(s) to obtain business and professional information
