What you'll be challenged to do:
As a Mechanical Estimator focused on school projects, you will take on the responsibility of preparing accurate and detailed cost estimates that support the successful delivery of educational facilities across New York. You will collaborate with clients, designers, suppliers, and trade contractors to gather critical inputs, define project scopes, and ensure estimates reflect the unique needs of school construction, including phasing, scheduling, and budget constraints. You will be expected to lead estimating efforts, develop customized strategies, and provide clear, reliable data that supports decision-making throughout all phases of design and construction. This role requires balancing precision, efficiency, and collaboration to help create environments that meet the needs of students, staff, and the community.
In this capacity, the successful candidate will be responsible for the following:
Meets with clients to determine their needs, objectives, timelines and to gather estimating inputs.
Prepare and/or ensure the preparation of detailed cost estimates for all phases of design and/or construction.
Supervise the development of quantity surveys and cost evaluations relating to design documents, contract drawings, specifications or contract changes.
Works with clients to develop deliverables that fit within the client's estimating budget.
Develops customized estimating strategies for each project.
Participate in cost negotiations.
Identifies key designer, supplier, and trade contractor resources to ensure accurate scopes and pricing.
Uses costing databases and historical data to price estimates.
Assesses areas of financial risk, develops preventative measures and their attendant costs.
Checks all pricing for adequacy and appropriate modifications.
Employs escalation strategies to ensure accuracy of escalated historical pricing and current pricing escalated to future years.
Prepares general conditions costs based on anticipated schedule, phasing, and specific project needs.
Prepares indirect costs appropriate for the type of project, procurement, and prime contractor.
What you'll bring to our firm:
Associate degree in engineering, architecture, and/or construction-related field from an accredited college or university
Five (5) years of experience in estimating mechanical systems including, but not limited to:
HVAC
Plumbing and drainage equipment
Piping and ductwork
Experience with new construction, rehabilitation, and addition projects
Compensation:
The salary range for this role is $110,000 - $120,000. Salary is dependent upon experience and geographic location.

What you'll be challenged to do:

Prepare weekly and monthly project reports.
Review payment vouchers, manning reports, payroll certifications, and other labor documentation from the contractor.
Chair project progress meetings and distribute meeting minutes.
Ensure site safety, permit compliance, and coordination with adjacent projects.
Monitor contractor compliance with safety and health plans as well as quality assurance requirements.
Work with the contractor to minimize disruptions to the public.
Log and coordinate with designers to respond to contractor submittals, RFIs, and shop drawings.
Prepare punch lists with the owner upon project completion.
Solve complex challenges relating to project schedules and budgets.
Oversee project personnel, timesheets, leave, and general team management.
Conduct cost-to-complete analyses.
Utilize spreadsheets, databases, and scheduling software to support project management functions.
What you will bring to our firm:
One of the following:
Bachelor's (BS) in Civil Engineering or equivalent
Valid NICET III Certification
Demonstrated past experience as a Chief Engineer on NYSDOT projects
Or qualifying relevant experience

Position Responsibilities
Enclosure Design at SOM specializes in performance based conceptual thinking, analysis, technical resolution and delivery of exterior building envelopes to achieve a project's design and performance aspirations. A building's envelope physically separates the exterior environment from the interior, addressing all required aspects of building system integration and is responsive to the environment surrounding a building including exterior vertical and horizontal surfaces, both below grade and above.
Actively leads the technical enclosure portions of one or multiple Projects with periodic supervision by Project technical Leadership during all phases. Exhibits initiative, process innovation, problem solving, and decision quality with a high attention to precision, aesthetics and accuracy.
Performs and/or directs material and building enclosure research, analysis and participates in the coordination and preparation of project specifications.
Produces, coordinates and/or oversees enclosure presentation content and contract deliverables such as diagrams, 3D models, drawings, specifications and performance analysis.
Participates in construction phase services specific to building enclosure systems including: bid scope reviews, review of shop drawings and submittals, coordination and development of responses to inquiries and RFIs, preparation of punch-lists and field observation reports. Makes appropriate value judgements independently and together with SOM leadership as required in respect to field corrective work in support of the design concepts and performance goals of the project.
Effectively communicates internally with project teams and externally with consultants and clients through timely and appropriate written, oral, and visual means.
Creates and innovates with a strong conceptual design ability and integrates interdisciplinary criteria to effectively move forward the enclosure design of project(s).
Actively collaborates at a project, consultant team, and client team level by critically and constructively evaluating ideas. Contributes to and actively participates within the studio and office.
Demonstrates an advanced understanding of building materials, systems, specifications, codes, details and construction techniques. Is able to enrich design concepts through technical strategies and effectively uses appropriate tools to design and document at all project phases.
Manages time and workload of own work efforts and those of others to meet project task deadlines and commitments, with occasional interaction and direction from team leaders while guiding and teaching less experienced staff.

Minimum Qualifications
Completion of a professional degree in Architecture or a related field.

Experience in most if not all phases of enclosure project work including preparation of conceptual, schematic, design development, construction documents including supporting materials, tendering and construction administration.
Demonstrated knowledge of architectural practice with a particular focus on the design, documentation and execution of building enclosure systems.
Demonstrates proficiency in Revit and AutoCAD. Knowledge of specialty software like Rhino, Window Glass Design, Therm, Mepla, Grasshopper and other software to visualize and analyze enclosure assemblies is desired.
Demonstrates awareness of latest industry wide initiatives, technologies and processes in the A/E/C community.
Demonstrates ability to effectively communicate orally and in writing with all project participants

Responsibilities
Coordinate management of material resource center to maintain organization, filing and storage of manufacturer's product samples and information for access and use by office staff.
Liaise with manufacturers, suppliers and artisans of interior and architectural materials.
Coordinate vendor/product presentations and educational sessions.

Your Qualifications
* Bachelor's or Masters degree in Architecture or related field
* 10+ years of related experience, managing projects and team
* Professional license or certification preferred
* LEED accreditation preferred
* Experience negotiating project scope, fees, managing project financial performance, and ensuring fiscal responsibility for projects
* Knowledge of building materials, specifications and construction techniques specific to core and shell architecture is required.
* Strong knowledge of building codes, zoning, accessibility, and generally knowledgeable in jurisdictional processes is required.
* Extensive experience in construction document preparation, including detailing and field observation.
* Experience with project management software, such as MS Project, a plus
* Strong Revit, Adobe Creative Suite (InDesign, Photoshop, Illustrator), Microsoft Office experience desired. AutoCAD, Sketchup, Rhino, Enscape, VRay also beneficial
* Essential knowledge of engineering disciplines in coordinating highly technical infrastructure heavy projects
* Demonstrated commitment to sustainability and sustainable building practices required; Portfolios should include at least 1 project with this particular focus, and candidates should be prepared to talk to this in their interview, especially built projects with LEED, Living Building Challenge, WELL Building Standard , Fitwell and /or Net Zero Building certification
The base salary range will be estimated between $110-140k plus bonuses and benefits and contingent on relevant experience.

Summary

The Senior Workplace Strategist plays a key role in developing workplace strategy methodologies and toolkits, leads discovery efforts including stakeholder engagements, supports business developments efforts, and collaborates with design teams.
Position Responsibilities
Workplace Strategy Development: contribute to the development of the robust workplace strategy practice at SOM.
Data Research and Analysis: Analyze quantitative data from multiple sources and translate findings into meaningful insights for our clients
User Research and Stakeholder Engagement: Plan and perform user research and data collection activities, as well as create and help facilitate engaging stakeholder workshops.
Scenario Planning, Space Planning and Utilization: Translate strategic insights into workplace programs, space types, and design guidelines that support diverse work styles. Develop future-state scenarios and workplace models to align with organizational growth and transformation. Develop space programs and actively participate in pre-design and programming phases of the projects.
User Experience and Innovative Solutions: Develop and illustrate a range of relevant strategies for user experience, workplace, portfolio, and service and operational models that meet client objectives and can articulate trade-offs.
Change Management: Help clients implement a positive change experience by developing engagement strategies and tailored communications to ensure lasting results.
Leadership Responsibilities
Actively leads a project team.
Directly supervises, trains, and mentors team members.
Engages in talent strategy to find specialists, leaders, and future professionals for the firm through resume review and interviews.
Demonstrates leadership in the implementation of sustainable strategies in all project assignments and the associated development of staff knowledge.
Creates and drives new ways of working through contributing to the development of services, standards, procedures based in an understanding of the business principles that protect SOM from financial and legal risk.
Minimum Qualifications
Minimum 8 years of experience or equivalent knowledge, skills and abilities.
Undergraduate or master's degree in architecture, interior design, design strategy, organizational development, or similar.
Proficiency with data analysis, visualization and management specifically with regard to workplace performance data and survey data.
Strong verbal and written communication skills. Ability to translate complex analysis and recommendations into clear and compelling narratives through a variety of formats.
Enthusiastic collaborator and ability to work across disciplines.
Ability to work on multiple projects simultaneously.
Proficiency in Microsoft Office, Google Workspace, Adobe Creative Suite, Miro as well as data analytic software such as Excel and Google Sheets. Familiarity with CAD and Revit.
Strong portfolio demonstrating excellent command of fundamental communication design including composition, information graphics, and writing.

Position Responsibilities
Demonstrates team and project experience inclusive of managing client relationships, and project teams for small, medium and large-scale corporate, hospitality and/or residential interiors projects.
Ability to plan, organize, direct, mentor, and coordinate work efforts for the technical, design and/or management aspects of a project team, through all phases of a project, with minimal oversight from Associate Principal, Principal, Partner.
Provides technical/design/management input and support for the development of the entire design concept through all phases of the project, under an Associate Principal, Principal or Partner.

Demonstrates knowledge of Interiors and Architecture Industry Best Practices including programming, planning, design, construction documentation and construction administration, as well as consulting engineering engagement and coordination.
Demonstrates a thorough knowledge of Interior Architecture and Architectural design including workplace planning and design concept development (hospitality and/or residential as applicable), design and detailing standards, building materials, building systems, current and applicable building and fire codes, FF&E, construction techniques and current market cost(s) costing trends.
